It is always a pleasure to experience the physical manifestation of one’s endeavours, particularly after such a long break away from being able to move around freely, let alone visit buildings, but it was even more exciting to be afforded the opportunity to tour the new 22 Bishopsgate, currently the pinnacle of the City’s famed cluster, and to be hosted by PLP Architects.
’22 Bish’ was developed by Lipton Rogers and AXA IM Real Assets and comprises 196,950 sqm of mixed use, predominantly office, space in a building of 62storeys and 278 m in height and is surrounded by established tall buildings such as The Leadenhall Building, new ones in construction (8 Bishopsgate) and others to come (1 Undershaft).
We met in the main entrance off Bishopsgate in a lobby that is very human in scale given the quantum of people that will passing through when fully occupied and had the good fortune to bump into Sir Stuart Lipton and Peter Rogers en route to a publicity shoot in the public viewing gallery atop the building. We duly followed in rapid double decker lifts and were greeted with a spectacular triple height space. One can never tire of such views and to be freely available will make it a hugely successful public facility. The chance to look down and see the ‘Nat West’ tower’s branded imprint is very rare as is the reported ability to see the Channel on a clear day and, as with The Shard, one can see the Hornby scale trains and rail lines that help orientate and identify the increasingly polycentric neighbourhoods that describe London’s geography. The lift down took us to grade and the dedicated public entrance off Bishopsgate, adjacent to the main entrance, and scaled to allow for queuing, ticket and security checking.
Then into the guts of the building where we were shown around the 1,699 cycle parking spaces, colour coded (Peter Rogers’ influence made obvious) and ordered at a stadium/airport scale, together with an array of storage solutions and mechanic and spray washing bays and easy access to street level.
Back up again, we were able to enjoy the specially commissioned glass printed art work by Bruce McLean that line each lift car, seemingly humanising the otherwise robotic nature of movement within buildings, and entered the building’s heart; the Market Place (fitted out by Blue Crow), comprising an array of food and drink offer. It was great to see so many people enjoying a relaxing drink after work (it was by now 6.30pm) within the building itself and this area will be a huge success and a testament to the wellbeing movement.
22 Bish will undoubtedly be a huge success and the supporting functions and features make it stand out amongst its peers.

This high-tech London skyscraper is the envy of every office worker
London’s newest skyscraper is only the second tallest building in the UK (after The Shard), but the 278-metre tower rises highest when it comes to technology.
The 62 storeys of 22 Bishopsgate, due to open soon, build in a host of innovations, from the way the design protects pedestrians in London’s financial district against downdrafts caused by the whipping winds, to the military-designed logistics system to prevent traffic snarls around its base.
“In some instances we encountered problems we couldn’t solve and technology helped us solve them,” says Karen Cook of PLP Architecture, the company that designed the building. For instance, those winds: adding a new tower to an already complex skyline can cause the air to move in mysterious ways, and stringent planning laws in the City of London prevent new constructions from inadvertently causing wind tunnels on the ground.
PLP worked with engineers from Formula 1 to model every 10 centimetres of the building and the impact it would have on wind flows. The engineers created large-scale canopies, similar to those on the back of a race car, made out of steel and glass and ultra-high-performance reinforced concrete, to tamp down the wind flow – testing 23 different designs before settling on the best one.
The City of London was also keen to reduce the impact on traffic flows around the building: with space for vast numbers of tenants across the 1.275 million square feet of office space, and a density of one person per eight square metres, there’ll be huge numbers of people travelling to and from the building every day. The commuter crush is partly covered by the 1,700 cycle spaces in the basement, but deliveries are another problem.
A consolidated delivery management system, designed by an ex-army engineer, reduces the number of trips made to 22 Bishopsgate. “Instead of all the goods going to the building, they all go to a dispatch centre outside the city, they are offloaded, scanned for security and stored until the tenant requires them,” says Cook. A digital goods management system lets inhabitants call on supplies as and when they’re needed, delivering the goods outside of peak hours and using low-emission vehicles. This will halve the number of vehicles travelling to the building.
It’s not just the behind-the-scenes logistics of the building that are super-powered, though. Even the building’s facade is fine-tuned to tease out every last improvement. Glass with a lower proportion of iron than usual allows 60 per cent more light into the building than standard glass does, while each office unit will be assigned its own IP address so that those within the unit can intelligently alter the blinds using an app specific to the building.
Eight mobile phone beacons, part of a network providing five-bar connectivity throughout the development, will be placed on each of the 57 floors of office space in the building, able to transmit all four major phone networks – and they can be adjusted according to each tenant’s needs.
Unusually, the lifts, developed by manufacturer Otis and travelling at eight metres per second, were installed during the building process – to help 1,200 construction workers and their tools move around quickly. A biometric security system, using facial recognition software, can provide or prevent access to the building automatically, and once inside office workers using the building’s app can control everything from the ambient temperature to the level of light through the windows – as well as book meeting rooms and time in the on-site spa.
“The whole concept for the IT in the building is that it’s seamless,” says Danny Hall, of Lipton Rogers Developments, which has been overseeing the tech infrastructure within the building. Every action taken within 22 Bishopsgate will be sent into the cloud and analysed to monitor how tenants use the building. “We want the app to be a portal into the building, getting you through barriers, and a technological environment with which you can interact with the building,” he says.

22 Bishopsgate: a perfumed 62-storey village for City workers
With climbing wall, 41st floor retreat and its own signature scent, London’s biggest ever office building opens just as home working looks set to stay
22 Bishopsgate is big, as large as a container ship perched on its end. At an all-inclusive total of just over 195,000 sq metres, it’s probably the largest office building ever built in Britain. At 278 metres high – or 62 storeys – it comes second only to the 310-metre Shard as the tallest building in the country. Which raises two questions. Is there such a thing as too big when it comes to such buildings? And is so much space needed at a time when remote working and the altered habits of the pandemic might conceivably reduce the demand for conventional office space?
The project, which stands in the City of London, has been developed by Lipton Rogers Developments on behalf of the investment managers Axa and an international consortium of investors. Stuart Lipton , one of Lipton Rogers’ founders, believes that 22 Bishopsgate happily meets the demands and desires of a world that has changed in ways that no one predicted. So far it is 60% let, to businesses such as the US law firms Cooley and Covington & Burling and the insurance companies Hiscox and Beazley, with more tenants “on the way”.
Lipton calls it a “vertical village”, designed to make work sociable and pleasurable. “An office building should be lively,” he says. “We’re all social animals … people want to experience life.” He believes that, in the world of office design, Covid-19 provides an occasion to realise that “everyone had got stuck”. From now on, is the idea, businesses will have to work harder to attract people into the office. A former trend towards smaller desk spaces will be reversed. Employees might come in slightly less often, but when they do they will be offered a better experience: less battery-farmed, more free-range.
So 22 Bishopsgate, which is designed by Karen Cook of the architects PLP , has art, colourful and splashy, in the triple-decker entrance lobby and the high-speed double-decker lifts, built into the glass canopies that overhang the pavement and an “art street” running down one side. Some of it is permanent, some part of a changing display. The building is also dedicated to “wellness”, which means it has a 41st floor “retreat” and a glass climbing wall on the 25th floor, so you can practice your skills with panoramas of London vertiginously spread before you. There are bike parks and showers in the basement, a “club” on the 57th floor, and “the Market” on the second floor, which is an extensive area of coffee shops and bars and “changing street-food style stalls”.
The public will, with a bit of caution, be invited in. There is a viewing gallery at the top of the building which, unlike the £25-a-pop version in the Shard, will be free to enter – and, unlike the Walkie-Talkie’s “sky garden” , will not be colonised by an expensive bar. The outlets in the Market will be open to the public at some times of day, though to what extent will be decided once the demand from 12,000 workers inside the building has become clear. The entrance area is intended to be open and welcoming, with curated soundtracks, “signature scent” and accessible, dressed-down staff. It presents a long glass wall to the street, and can be freely entered until you get to the security barriers through which the office floors are reached.
For Lipton, all this is a continuation of the developments he has been doing since the 1980s: an office campus called Chiswick Park , in west London, and the Broadgate development near Liverpool Street station, which included an ice rink among its attractions. It combines what he has long called “quality architecture” – glass walls designed to maximise natural light, higher than usual ceiling heights – with the elements designed to enhance the lives of workers. It is rated “excellent” under the BREEAM assessment of the sustainability of buildings, and although its construction will have used plenty of energy-intensive steel and concrete, Lipton is proud to have re-used concrete piles from a previous construction on the site.
22 Bishopsgate is also a version of the fun-and-games facilities with which the tech giants of Silicon Valley attract valued employees, albeit adjusted to the more sober tastes of the City of London. I’ve heard the phrase “vertical village” before, with reference to the Shard and to the 230-metre Salesforce Tower (formerly the Heron Tower), which is just along Bishopsgate from number 22, and I would question the extent to which an office block can be village-like or a village be vertical. A lift is not a lane, and villages tend to grow over time out of a multiplicity of tenures and uses, not from the decisions of a single property consortium. There’s a limit to how market-like the Market can be: it is inevitably a highly managed environment.
But never mind. There’s plenty to like about the idea of enriching office workers’ lives, and 22 Bishopsgate does more in this respect than other speculative City office blocks. Mostly you want more of it: if the inner life of the building drives the design, then it would be good to see it break out. Terraces and balconies and porticoes could become the most significant parts of the architecture, rather than the somewhat inscrutable glass cladding that wraps it. The entrance would be a social zone first and an office lobby second. At present, dominated by escalators and curiously short of seating, it doesn’t fully achieve this.
Its villagey-ness is also at odds with its size. 22 Bishopsgate is on a suitable site for a tall and large building, but by straining to maximise every cubic metre, it threatens to crush its own good intentions. A less bulky building would allow more give and take between itself and its surroundings, and would be less overbearing to its neighbours and on the skyline. Karen Cook has done her best to sculpt and flute its form, so that, from some directions, it looks almost graceful, but from others there’s no disguising its vastness.
Its scale is partly to do with the history of the site: there was a previous proposal here, for a swoopy, glassy thing called the Pinnacle, also named the Helter Skelter by an Evening Standard headline writer, conceived at the height of the mid-00s love of iconic architecture. It proved too fanciful to survive the 2008 crash; eventually construction stuttered to a halt, leaving the concrete stump of a lift core that was embarrassing to the City’s image as a world financial centre. So Lipton’s proposal to solve their problem, made viable by colossal amounts of floorspace, proved attractive.
This is a story typical of London planning , whereby a series of pitches and false starts, costing years, or even decades, of lost time and many millions in consultants’ fees, end up with a compromise between the needs of business and those of the urban fabric. The project gets bigger and bigger, in part to pay for all the costs sunk into the bizarrely inefficient process. It would surely be better all round if there were a clear and strong statement at the outset as to what would work best for the surrounding city, and less haggling as to what that might be.
There is much that’s good about 22 Bishopsgate, and it was created by serious people. Its relatively dignified form is preferable to the frenzy of wonky would-be icons that surround it , and its high entrance hall is more appealing than that of most of its competitors. But it’s hard to be a container ship and a village at the same time.

Commissioned by AXA IM and Sir Stuart Lipton for the Capital’s most eagerly anticipated new 62 storey building, The Market , is Europe’s first ever wellness food hall. The design team’s aim was to emulate London’s tradition of the guilds, of which there were once 90, whose purpose was to provide welfare to their members, and a place to gather and share ideas. After years of decline, urban guilds are experiencing a revival, and the design for 22 Bishopsgate seeks to emulate their noble objectives; encouraging the development of community while supporting collaboration, well-being, and discovery.

22 Bishopsgate reaches practical completion.
The tallest tower in the City of London stands at 278 metres high. The project is developed and managed by AXA IM – Real Assets on behalf of an international consortium of investors, with Lipton Rogers Developments retained as developer.
The 1.4 million sq. ft (130,000 sqm) development is set to be Europe’s first vertical village.
22 Bishopsgate has London’s largest cycle park and a state-of-the-art gym, complete with a climbing window, 125 metres above the ground on level 25, as well as a wellbeing retreat on level 41. It is also the first building in the UK to apply for the Delos WELL Building Standard.
This people-focused building is a complex, 22 sided, faceted glass structure. The design is built and managed to satisfy the changing nature of the City of London in terms of the type, size and priorities of companies based there, including demands for high standards of technology and sustainability.
According to the statistics from the City of London Corporation*, while just over a third of businesses were financial services, tech was the fastest growing major sector in the City with jobs growth of 16%, the quality of workspace needed to reflect that in order to attract a more diverse range of tenants. Emphasis has been placed on constructing a building with flexible floorplates, high ceilings and exemplary lighting that compliments the natural light flow, which is enabled with three metres high, triple glazed windows.
The creation of approximately 100,000 sq ft of social spaces and services throughout the floors was a key part of the design. There is a 22,000 sq ft area of food and dining space on level 2, a members’ club on level 57 and London’s highest public viewing gallery on level 58.
Recognising the fact that 99% of City businesses are SMEs, there is an innovation hub for small businesses and start ups on level seven. Levels three and four, meanwhile, will house a new 51,000 sq ft events and meeting venue available for use by the hour or day.
FUTURE Designs, the international lighting designer and manufacturer completed the office lighting. They developed ‘GLOS’ for the project, a contemporary and minimalist luminaire that results in a perfectly illuminated environment.
As well as providing a place for 12,000 people to work, creating a diverse business community, 22 Bishopsgate also provides a range of retail, bar and restaurant units.

22 Bishopsgate Planning Approval News
The City of London has granted planning permission for revised proposals by PLP which reduces the building height by 23m, reports the Architects’ Journal.
The tower is set to reign briefly as the tallest building in the City of London until Aroland Holdings’ 1 Undershaft Tower completes, which will be 290 metres high.
The 22 Bishopsgate tower, under construction by Multiplex for AXA Investment Managers Real Assets, will be 255 metres (840 feet) tall.
Back on the 5th of December 2016 architects PLP submitted revised plans for their tower design at 22 Bishopsgate, reducing the skyscraper’s height by 23m.
This City office development is due to have a population of 12,000 office workers over its 59 storeys.
Otis won a contract to install 57 elevators and 10 escalators at 22 Bishopsgate, reported www.theconstructionindex.co.uk in February 2017.
Otis will install 18 of its Gen2 elevators, 13 of its SkyRise single-deck, and 26 SkyRise double-deck elevators combined with its CompassPlus destination management system.
When completed, these elevators will be Europe’s fastest SkyRise double-decks, running at 8 metres/sec (approx. 30km/hour).

The commitment to 22 demonstrates AXA IM – Real Assets’ and the consortium of international investors’ confidence in how appealing this highly progressive c.1.4 million sqft (c.128,000 sqm) development will be to all types of international and domestic occupiers. This confidence is based on the unique and broad range of amenities and types of space that 22 will offer, as well as its prime location in the City of London, as one of the leading global centres for international business, notwithstanding the current uncertainties created by the EU Referendum.
AXA IM – Real Assets, together with its development partner Lipton Rogers, expect to finalise the appointment of a contractor for the main build of the tower within the next few weeks, with work due to commence thereafter. Significant preparatory works have already been undertaken on the site, including substantially completing the foundations and ground works, which utilised those from the previous unfinished development, to allow for an accelerated construction timetable, with a target completion date of 2019.
On completion, 22 will be a new model and standard for workplace design and management, with the objective of meeting emerging occupier needs for greater space, adaptability, productivity and employee satisfaction. The building, designed to appeal to a broad range of occupiers, will offer extensive amenities and spaces for meeting as well as shared work environments, including an innovation centre that will support progressive new City businesses. A wide range of services, new technologies and events will serve the community of over 12,000 people working within 22.
Plans include dedicated areas for leisure, health and wellbeing. In line with AXA IM – Real Assets’ ambition to be a globally sustainable business, notably by targeting 75% of total direct property under management to be certified with reputable sustainability labels by 2030, 22 is the first UK building to apply for the Delos WELL Building Standard. This certification recognises the impact that buildings have on the health of their occupiers.

22 Bishopsgate Skyscraper Approval News
The City of London resolved to approve the 295-metre tall building in November 2015, subject to a final decision by the mayor of London.
The structure is earmarked for the site of the part-built “Pinnacle” skyscraper. This secured planning permission in 2007 and work subsequently started on-site, only for construction to be halted in 2012, reports www.planningresource.co.uk.
Following a request from the scheme’s developer, AXA Investment Managers Real Assets and Lipton Roger, a report considered by the City of London’s planning committee earlier this week recommended that the authority use Section 237 of the Town and Country Planning Act 1990 to override rights to light claims which threatened to further stall the development.

PLP Architecture has been appointed by AXA Real Estate, on behalf of clients, and Lipton Rogers Developments as the architect for 22 Bishopsgate , a new office tower at the heart of the City of London.
The 22 Bishopsgate Tower is the acknowledged centre of the City cluster of tall buildings. Since the initial design, much has changed in the context of the City. A number of towers are now completed, notably the adjacent 122 Leadenhall. An entirely new design conceived for 22 Bishopsgate will now form part of the cluster.
22 Bishopsgate will be a building of character whose massing is shaped to enhance townscape views. The emphasis on the brief for the building is to be more than an office building, with social amenity spaces throughout the building shared by tenants; a free public viewing gallery, a restaurant and bar will occupy the top. Art will enrich the public realm experience.
Karen Cook, a founding partner of PLP Architecture, says, “We will work with Lipton Rogers Developments and AXA Real Estate to design what will become an exemplary building, setting new standards, for the world class workforce that is London.”
The consultant design team includes WSP (structures, building services and specialist engineering services), Vertical Transportation Studio (lift strategy), Professor Robert Tavernor (townscape assessment), Miller Hare (townscape visualisation), West 8 (landscape), Alinea (cost management).
The design is currently at the development stage and no images have been formally released.

The Pinnacle – Helter Skelter
Julia Kollewe in the Guardian reports yesterday that, “The partially built Pinnacle building is to be revived to become the tallest tower in the City of London – but without the elegant twisting design at the top that earned it the nickname “the Helter Skelter”.
After months of negotiations, a consortium led by Axa Real Estate has clinched a £300m deal to buy the site near Liverpool Street station in the Square Mile. The building became known as “the Stump” when construction stopped abruptly three years ago.
Until now called the Pinnacle, the building will be renamed 22 Bishopsgate . Its design has undergone radical changes to save money. The office tower will be 60 storeys rather than 64, and the expensive curved-glass panels at the top are to be scrapped.
It will however be the tallest building in the financial district at 262m, overtopping the nearby Heron Tower at 231 metres tall (758ft).”

That crazy diamond is shining on again.
Long-time Pink Floyd member David Gilmour just announced he will perform four U.S. concerts this year as part of an international tour in support of his forthcoming solo album “Luck and Strange.”
His first two North American gigs will be at Los Angeles’ Hollywood Bowl on Tuesday, Oct. 29 and Wednesday, Oct. 30 .
After that, the 78-year-old Rock and Roll Hall of Famer drops into the Big Apple for a pair of concerts at New York City’s Madison Square Garden on Monday, Nov. 4 and Tuesday, Nov. 5 .
While we can’t confirm or deny whether Gilmour will perform Pink Floyd classics in addition to solo tracks on this brief jaunt, records show he has played favorites like “The Great Gig in the Sky,” “Wish You Were Here,” “Money,” “Time” and “Comfortably Numb” at concerts in year’s past, according to Set List FM .
If you can’t wait to catch Gilmour live this year, tickets can be scooped up for all North American concerts as soon as today.
