La Tour Elithis Danube de Strasbourg est la première tour résidentielle à énergie positive au monde. Achevée, en 2018, elle démontre par ses résultats que la facture d’électricité de 0 € avec un bilan carbone neutre peut être atteinte à grande échelle.
La Tour Elithis Danube permet : 1. Un gain de pouvoir d’achat avec une facture à 0 € pour la majorité de ses occupants 2. Un excellent niveau de confort et de bien être à moindre coût 3. La neutralité carbone avec 30 ans d’avance sur la réglementation européenne 4. Une accélération de la transition écologique 5. Une conception/construction durable au même prix que les standards du marché
➔ Un gain de pouvoir d’achat : La Tour Elithis Danube (TED) à énergie positive produit plus d’énergie qu’elle n’en consomme. Elle permet un gain de 1 400€ de pouvoir d’achat par an en moyenne à la majorité de ses habitants qui ont une facture énergétique de 0 €. Plus de la moitié d’entre eux perçoivent plus de 30 € /an grâce à la vente de leur surplus d’énergie.
➔ Un niveau de confort et de bien être améliorés : Les logements de la TED sont chauffés à 22,2°C, spacieux, lumineux, ergonomiques et pilotés par une box domotique permettant une optimisation des consommations d’énergie pour assurer une consommation responsable et promouvoir les comportements exemplaires.
➔ La neutralité carbone atteinte avec 30 ans d’avance sur la réglementation européenne : Avec Elithis, la neutralité carbone est atteinte dès maintenant. Pour sa surface habitable, la TED permet d’économiser 250 tonnes de CO2 par an. C’est-à-dire l’équivalent de 2,5 millions de kilomètres parcourus en voiture, soit 63 fois le tour de la terre. La production moyenne annuelle d'énergie renouvelable d'origine photovoltaïque dépasse les besoins de la tour couvrant 108 % de ses besoins et de ceux des ménages occupants.
➔ Une accélération de la transition écologique : La TED est un bâtiment qui contribue à accélérer la transition énergétique. Ainsi, à titre d’exemple, l’énergie économisée chaque année par la Tour Elithis Danube par rapport à un bâtiment du parc existant, pourrait alimenter les réfrigérateurs de 2 043 ménages sur une année.
➔ Une conception/construction durable au même prix que les standards du marché Les constructions à énergie positive réalisés par Elithis sont au même coût que celles d’immeubles ordinaires. La Tour Elithis Danube lutte contre l’artificialisation des sols : les besoins de surface au sol sont divisés par 4 par rapport à un projet « classique ». La réversibilité d’usage est pensée sur le long terme (plus de 3 générations).

Critère n°1 : SOBRIÉTÉ
Le projet prend-il en compte l’impact sur son environnement d’implantation (foncier, biodiversité, ressources naturelles, riverains…) si oui quelles sont les mesures mises en œuvre pour prévenir / mitiger / compenser les externalités négatives .
Oui, le projet prend en compte l’impact sur le foncier en favorisant la densité tout en préservant une silhouette élancée. Construire en hauteur impacte positivement les déplacements urbains et extraurbains, en limitant les flux de trafic (gêne acoustique, embouteillage), la pollution (émission CO2, particules fines), et en offrant une alternative pour répondre à la problématique de l’économie des ménages qui sont renvoyés en périphérie des villes par un manque d’offre accessible.
Le projet s’est-il fondé sur une consommation responsable des matériaux (recyclables, issus du réemploi, biosourcés, locaux…) ? Une analyse ACV a-t-elle été conduite ?
La Tour Elithis Danube puise notamment son énergie dans les ressources biomasses, mises à sa disposition par l’Eurométropole au travers d’un réseau de chaleur fournissant des calories d’origine renouvelables à hauteur de 70% ; ces calories sont réservées au chauffage et à la fabrication d’eau chaude. Aussi, l’enveloppe du bâtiment répond à une étude d’intégration fine et extrêmement poussée des données urbaines et climatiques du site. Elle maximise les effets du vent en perforant le nord d’une simple arête. Toutes les baies, sans exception, sont orientées de manière à recevoir la course du soleil en toutes saisons. Les surfaces déperditives sont très limitées (parce qu’énergivores et chères) ce qui renforce l’efficience du bâtiment. L’avantage de cette écoconception se retrouve également en matière d’impact écologique, 30 % de ressources économisées pour bâtir l’immeuble et obtenir un meilleur résultat.
Quelles sont les mesures mises en œuvre pour améliorer les bilans énergétiques et GES du projet ? Le projet tend-il à la neutralité carbone et à la passivité énergétique ?
La Tour Elithis vise le logement zéro facture énergétique :
- Récupération de l’énergie solaire par des panneaux photovoltaïques sur la façade sud et la terrasse ;
- Respect du bioclimat avec des larges baies vitrées et une orientation idéale à la lumière naturelle ;
- Consommation énergétique totale du bâtiment (chauffage, ventilation, eau chaude et appareils ménagers compris), évaluée à 100 kwh par an grâce à des solution éco efficaces ;
- Compteurs de consommation d’énergie ou un interrupteur central pour les appareils et veilleuses qui n’ont pas besoin de rester en tension lors du départ du logement.
Ainsi qu’une sobriété de fonctionnement en privilégiant un usage abondant d’énergies renouvelables et grâce à une programmation exigeante forçant le talent des Ingénieurs et Architectes.
Exclusivement d’origine photovoltaïque, l’énergie renouvelable produite par la Tour n’émet pas de CO2, gaz à effet de serre qui est en majeure partie responsable des dérèglements du climat et du réchauffement de la planète.
La Tour possède des performances hors normes avec une Balance énergétique positive : consommation d’énergie = 80,8 kWhep/ m2.an et / fabrication d’énergie renouvelable = 90,3 kWhep/m2.an, (*)
Ø Dépassement du meilleur label énergétique : face au label Bepos Effinergie 2013 la tour Elithis Danube affiche un gain de 72 %, (**)
Ø Dépassement de la règlementation thermique : face au calcul RT2012 la Tour Elithis Danube divise par 7 ses besoins énergétiques par rapport à des constructions neuves et par 13 par rapport au parc existant moyen
La logique de sobriété s’applique-t-elle au fonctionnement / la maintenance / l’entretien ?
La Tour Elithis présente une balance carbone positive : Par un bilan positif entre fabrication d’énergie et consommations tous usages ; donc une balance carbone positive en exploitation. Les consommations de confort des usagers (chauffage, ventilation, eau chaude sanitaire, éclairage, ascenseurs) mais également les consommations des biens d’équipement (parc électro-ménager et multimédia) sont couvertes par une production d’énergie vertueuse.
Critère n°2 : INCLUSION
Le projet a-t-il fait l’objet ou favorise-t-il la consultation / concertation / co-construction (préciser) avec l’ensemble des parties prenantes y compris les habitant.e.s .
Le projet encourage les comportements vertueux :
Le groupe Elithis a inventé et finance un dispositif incitatif pour encourager les comportements vertueux. Ce dispositif a pour nom PrEUVE, pour Prime d’Encouragement aux Usages Vertueux de l’Energie.
ALAD’HUN sera support de ce dispositif, qui pendant 6 ans, durée de l’expérimentation portée par le laboratoire d’Explorations et de Découvertes (R&D) d’Elithis, permettra aux résidents des logements de bénéficier d’un bonus d’encouragement venant les récompenser pour leurs bonnes pratiques environnementales dans l’utilisation énergétique de leur logement et des biens d’équipements de leur ménage. Ce bonus, d’un maximum de 30% de la consommation de référence du logement, sera dégressif sur la base d’une plage d’application allant de 130 % à 90 % de la valeur des consommations énergétiques de référence. Les locataires qui le souhaitent, via la signature d’une charte, et à condition d’un délai de location de 12 mois a minima, pourront ainsi améliorer leur budget énergie jusqu’à obtenir une facture énergétique inférieure à zéro, et se retrouver avec une recette plutôt qu’une charge. Cette recette sera convertie en « Stücks » la Monnaie Locale Complémentaire Citoyenne (MLCC) de Strasbourg et contribuera à animer l’économie circulaire. Le dispositif PrEUVE a été testé scientifiquement avec la collaboration du laboratoire d’anthropologie de l’Université Catholique de Lille.
Le Coeur Social :
Le développement durable s’appuie sur des initiatives locales, « du local jusqu’au global ». Les architectes ont imaginé un lieu de rencontre, de vie, d’échange : le « Coeur Social ». Situé au sommet de la Tour, cet espace bénéficie de vues sur la ville, permettant à tous les locataires d’en profiter. Ils pourront s’y rencontrer, organiser des ateliers créatifs, des piques niques, ou tout simplement s’y reposer. Le souhait des concepteurs est de laisser les locataires « envahir » les lieux et en définir dans le temps les usages les plus profitables et les plus incitatifs à tisser le lien social. Les performances Environnementale, Energétique, Economique de ce projet sont contributives, et de manière globale, à la diminution de la pression de l’Homme sur la planète, un chemin parmi d’autres pour contribuer au mieux vivre ensemble.
Le projet favorise-t-il la mixité sociale et fonctionnelle ?
La Tour Elithis Danube à, en son sommet un « coeur social ». Nous avons diminué les surfaces de balcons (Carbone privatif+ ombres portées), au profit d’un espace de rencontre ouvert à tous nos locataires (carbone collectif), avec la meilleure vue sur la cathédrale, l’horizon et les environs. Cet espace peut accueillir un jardin, des tables et chaises pour un repas, des bancs et fauteuils pour une discussion entre amis, un coin bibliothèque/lecture, un espace jeux ou dédié aux activités sportives et de méditation… Notre souhait a été ici de laisser les locataires « envahir » les lieux et en définir dans le temps les usages les plus profitables et les plus incitatifs à tisser le lien social. Les performances Environnementales, Énergétiques, Économiques de ce projet sont contributives, et de manière globale, à la diminution de la pression de l’Homme sur la planète, un chemin parmi d’autres pour contribuer au mieux vivre ensemble. La réussite de cet espace à Strasbourg (home cinéma, plancha, …) nous invite à améliorer le concept sur nos projets en cours avec des espaces protégés des intempéries, des espaces chauffés, des espaces à l’air libre (balcon collectif panoramique) … Nous contribuons à la rencontre et aux échanges entre nos locataires (création de liens) en leur offrant des espaces exclusifs et de grande qualité.
Le projet porte-t-il une attention particulière aux populations les plus vulnérables ?
Toutes les actions de conception, de management de projet, de programmation, de gestion de la réalisation ont été conduites en ce sens, avec pour ultime pensée, permettre à l’usager de pouvoir, enfin, s’affranchir de sa facture énergétique.
Les résultats attendus de ce projet sont prometteurs, nous pouvons parler de logement zéro facture énergétique au vu des consommations finales qui sont tangentes au zéro euro.
Zéro euro, ou presque, c’est un progrès considérable, un pas de géant en matière de pouvoir d’achat, sachant que le coût de construction de ce bâtiment est réalisé à un coût de construction standard (1 300 €/m2 SHON)
Mobiliser l’usager dans son intérêt :
En effet, la question du rôle de l’usager du logement reste posée, et il nous semble responsable de laisser celui-ci franchir la barre du zéro grâce à un éco-comportement adapté, ne le privant aucunement de son confort moderne. Il aurait été facile, et peu coûteux de combler les quelques kWh et € qui nous séparent du zéro réel, mais comment dans ce cas encourager l’usager à faire preuve d’intérêt pour sa dépense énergétique et aux incidences sur l’environnement et le climat, autrement qu’en lui laissant l’initiative de réaliser lui-même cette économie à sa portée.
En effet, rappelons ici que le défi relevé par Elithis intègre non seulement le confort (chauffage/ventilation/éclairage/ECS/ascenseurs) mais aussi l’équipement électro domestique du foyer (cuisson/réfrigération/lave-linge/lave-vaisselle/TV média/ informatique/petit électroménager). Ce dernier est en effet totalement privatif, et c’est une innovation fonctionnelle, le coach numérique ALAD’HUN qui permettra aux ménages d’être accompagnés (sans culpabilisation ou moralisation) et familiarisés aux bonnes pratiques, pour une utilisation efficiente et globale de leur logement et de leurs biens d’équipements
Quels sont les retours d’expérience des usagers ? Le projet a-t-il contribué à améliorer la perception du territoire et l’accès des habitant.e.s au services urbains ?

Critère n°3 : RÉSILIENCE
Une analyse locale d’un ou plusieurs risques et vulnérabilités climatiques, sociales, économiques (etc.) a-t-elle nourri l’élaboration du projet .
La conception bioclimatique du bâtiment :
Avant même ces dispositifs techniques, technologiques, ou encore numériques, la conception bioclimatique du bâtiment joue un rôle essentiel dans les performances attendues
L’enveloppe effilée du bâtiment :
L’enveloppe du bâtiment répond à une étude d’intégration fine et extrêmement poussée des données urbaines et climatiques du site. Cette Tour est très efficiente, en effet, les surfaces déperditives sont très limitées (parce qu’onéreuses en énergie et en coûts de construction et d’entretien), à savoir 0,92 m2 de surfaces exposées / 1 m2 utile ; la moyenne constatée, sur un échantillon à l’échelle nationale de 50 000 logements neufs étudiés sur les 5 dernières années, est de 1,20 m2 de surfaces exposées /1m2 utiles, soit un gain de plus de 30%. L’avantage de cette écoconception se retrouve également en matière d’impact écologique, vous utilisez 30 % de ressources en moins pour bâtir votre immeuble et obtenir un meilleur résultat.
L’enveloppe du bâtiment offre une plastique propice aux effets du vent en perforant le nord d’une simple arête. Toutes les baies, sans exception, sont orientées de manière à recevoir la course du soleil en toutes saisons.
Capter les énergies gratuites :
L’utilisation des énergies gratuites comme la lumière naturelle (éclairage), le rayonnement solaire en hiver (chauffage), est accrue grâce à la densité des ouvertures vitrées ; 27 % de la surface habitable avec pour les logements sud de généreuses baies ouvrantes de 7,50m x 2m50 donnant la sensation de bénéficier d’un séjour balcon.
Le confort d’été est également soigné, afin de se préserver du rayonnement solaire, des stores à lames orientables permettent de gérer la lumière naturelle. Ces stores connectés à la domotique du logement servent également de rideaux occultants pour la nuit ou l’intimité.
Le projet a-t-il mobilisé des outils de diagnostic holistique/systémique des enjeux (vision 360°, etc.) ?
En tant qu’inventeur et concepteur du projet, le groupe Elithis souhaite servir l’intérêt général en démontrant qu’il est possible de progresser en faisant meilleur usage de ce qu’il définit comme l’énergie du futur : « la matière grise. » Dès la genèse de ce projet, le confort, le bien-être et le mieux vivre sont au coeur des objectifs de celui-ci. Permettre aux ménages de bénéficier de logements plus sains, plus généreux, plus flexibles, plus vertueux est un leitmotiv permanent pour les ingénieurs et chercheurs du Groupe. En effet, la question du rôle de l’usager du logement reste posée, et il nous semble responsable de laisser celui-ci franchir la barre du zéro grâce à un éco-comportement adapté, ne le privant aucunement de son confort moderne. Dans quelle mesure le projet contribue-t-il au dynamisme socio-économique local (création d’emplois, structuration de nouvelles filières, activités culturelles et associatives...) (préciser).
Valoriser l’économie numérique pour des retombées dans l’économie locale et l’économie solidaire L’économie numérique est rentrée dans nos foyers, dans notre économie, dans notre culture. Comment faire du digital un levier et non une contrainte. Nos projets sont conçus exclusivement à partir de jumeaux numériques, ce qui permet d’en assurer une meilleure maintenance préventive, organiser et gérer les cycles de vie des différents matériaux et matériels, et de documenter sur un seul et même objet (la maquette numérique) la vie de l’immeuble. Mieux, en développant notre coach numérique nous offrons une plateforme connectée sur les aménités de l’immeuble, celles de l’environnement proche de la Tour, et sur les offres de services et informations de la métropole, collectivité, commune. Cette plateforme est orientée économie solidaire ; elle privilégie les organismes, personnes, entités qui se réclament de l’économie solidaire pour les mettre en relation avec les usagers de la Tour. L’application déployée elle-même et au travers du dispositif de la prime que nous versons, permet à certains usagers de la tour d’être rétribués en monnaie locale citoyenne à proportion de leurs écocomportements en faveur des économies d’énergie réalisées dans leur logement (ce dispositif innovant est mis en oeuvre pendant une durée de 6 ans.

Le projet est-il réplicable ailleurs est-il déjà documenté dans cet objectif (guides et informations techniques, cahiers des charges, évaluations, etc.) a-t-il déjà été répliqué .
La réplication du projet était prévu dans l’écoquartier Les Roseaux de Montévrain (Epamarne), Dijon et à Saint-Etienne . 5 projets sont prévus dans d’autres villes françaises.

Buildings or developments that are verified and certified as “net zero operational energy and/or carbon.” The building should demonstrate the highest levels of energy efficiency with the use of either renewables generated onsite or renewable energy procured offsite.

The Elithis Danube Tower was considered as the World’s 1st “No Energy Invoice” housing tower at standard cost of construction. To design this tower, we had to think out of the borders of the norms, regulation and standard of certification, against ideology of doubt and skepticism, in a transdisciplinary approach between the users and every different stakeholder of the project. In this context, the engineer has to become an explorer much more than a calculator. That is the way of thinking we have to adopt to go beyond the limits and create an effective “No Energy Invoice” Housing Tower at standard cost of construction.

La première tour de logements à énergie positive s’esquisse à Strasbourg

Une tour de 66 logements qui produira plus d’énergie qu’elle n’en consomme. C’est officiellement le cabinet d’architectes X-TU, désigné mi-juillet, qui donnera vie à cette future tour de la société Elithis. Présentation de cet édifice vertueux qui sera construit dans l’éco-quartier Danube de Strasbourg.
50 m de haut, 855 m 2 de panneaux solaires
La tour Elithis Danube sera construite sur 16 étages et mesurera près de 50 m de haut. Elle sera constituée de 17 logements T2, de 33 logements T3 et de 16 logements T4. Jusque-là, rien de très insolite. Le défi du projet résidera dans la facture d’énergie de la tour : quasiment nulle pour les habitants. En produisant de l’électricité à partir de panneaux photovoltaïques, cette tour entrera dans la catégorie des « BEPOS », à savoir des bâtiments à énergie positive .
Dans cette optique, toutes les consommations domestiques devront être réduites au maximum : chauffage, ventilation, eau chaude sanitaire, éclairage, alimentation d’équipements (lave-linge, TV, ordinateur, etc.). Cette sobriété énergétique passera par une « conception bioclimatique du bâti » : la tour sera compacte et optimisée pour limiter les pertes de chaleur en hiver et tirer profit de l’ensoleillement en été.
Sur la façade sud du bâtiment (plus large que la façade nord pour bénéficier d’une meilleure exposition), près de 855 m 2 de capteurs photovoltaïques devraient être installés. Des verres polarisants filtreront également le rayonnement solaire selon les besoins. La consommation des équipements collectifs devra tout autant être optimisée pour que l’ensemble reste un modèle de sobriété.
Des tours toujours plus positives ?
De l’aveu même du promoteur, les performances de la tour dépendront fortement du comportement de ses habitants. Il est ainsi difficile d’évaluer aujourd’hui la consommation moyenne de la futur tour. Un niveau (1) de 57 kWh ep /m 2 /an est fixé comme objectif par Elithis. A titre indicatif, la surface habitable des logements atteindra près de 4 500 m 2 .
Côté production, les panneaux photovoltaïques devraient constituer la principale énergie d’origine renouvelable intégrée dans la tour. Ils devraient disposer d’une puissance de 170 kWc. Avec un facteur de charge de 15%, on peut supposer que la production associée atteindrait plus de 220 MWh par an. Au total, Elithis envisage que la tour puisse générer (2) près de 100 kWh ep /m 2 /an.
La société Elithis compte sur son expérience des bâtiments à énergie positive. Le promoteur est à l’origine de la première tour de bureaux à énergie positive qui a été inaugurée en 2009 à Dijon. A Strasbourg, le permis de construire doit être déposé d’ici fin 2013 et la tour livrée d’ici à 2015.

The first positive energy residential tower in the world, the Elithis Danube Tower in Strasbourg delivers its results after 3 years of operation.
Completed, in 2018, the positive energy Elithis Danube Tower located in Strasbourg, with 63 homes, demonstrates through its results that the €0 energy bill, combined with a neutral carbon footprint, can be achieved on a large scale.
The Elithis Danube Tower allows :

- A gain in purchasing power:
The positive energy Elithis Danube Tower produces more energy than it consumes. It allows a an average of 1,400 € in purchasing power per year for the majority of its inhabitants who have an energy bill of 0 €. For more than half of them, the bill even becomes a revenue, since these households receive an average of 36 € per year thanks to the sale of their surplus renewable energy.
- Improved level of comfort and well-being:
The housing of the Elithis Danube Tower is better heated – the average temperature in winter = 22.2°C – spacious, very bright, ergonomic. They are driven by a home automation box connected to an Elithis application allowing for the optimization of energy consumption to ensure responsible use and promote exemplary behavior.
- Carbon neutrality achieved 30 years ahead of European regulations:
With Elithis, the carbon neutrality is reached now. Reduction of CO2 emissions to 3.5 kg of CO2 /m2.year, that is to say a division by 18 compared to those emitted in a housing of the existing park (source Ademe , Climat, Air and Energy Edition 2018).
For its living area, the Elithis Danube Tower allows to save 250 tons of CO2 per year. That is the equivalent of 2.5 million kilometers driven by car, or 65 times around the earth. The average annual production of renewable energy of photovoltaic origin (kWhep) exceeds the needs of the tower by covering 108% of its needs, including those of the occupying households .
- An acceleration of the ecological transition:
The Elithis Danube Tower is a building that contributes to accelerate the energy transition . For example, the energy saved each year by the Elithis Danube Tower compared to an existing building could supply the refrigerators of 2,043 households over a year.
- Sustainable design/build at the same price as market standards
Elithis’ positive energy buildings are at the same cost as ordinary buildings . The Elithis Danube Tower fights against the artificialization of soils: the need for floor space is divided by 4 compared to a “classic” project. The reversibility of use is thought out on the long term (more than 3 generations).

Zero-energy-bill housing becomes a reality!
In the heart of Alsace, lies the Elithis Danube Tower with more than sixty apartments fully equipped with Hager solutions. These apartments will feature an electrical installation that allows residents to produce more energy than they consume.
This performance is due in particular to:
• The recovery of solar energy by photovoltaic panels on the south facade and the terrace; • The large, bioclimatic bay windows, which face in the optimal direction to maximise natural light. • The total energy consumption of the building (including heating, ventilation, hot water and household appliances), estimated at 100 kwh per year thanks to eco-efficient solutions; • The energy consumption meters or a central switch for appliances and nightlights that do not need to stay on when leaving the home.
Our teams worked in collaboration with the architectural teams and the Eurometropole of Strasbourg to offer them the most coherent solution. This is an achievement that reinforces our investment in a greener and more sustainable use of energy.

Tour Elithis Danube
First plus energy residential tower equipped with heroal aluminium systems.
For a long time, Strasbourg's harbour district was inaccessible to residents and visitors, andin parts was more reminiscent of an industrial wasteland than a residential district. The city of Strasbourg saw this as a good reason to plan the redevelopment of the district in 2008. The idea behind the restructuring was to develop an environmentally friendly metropolitan area that creates better living conditions for existing and future generations using as little resources as possible. As the city takes the issue of sustainability very seriously, the entire waterfront was transformed into an eco-district. It was important for the city planners to create green areas, parks, playgrounds, cycle paths and encourage the use of local public transport - because less traffic improves air quality. But numerous shops and localities as well as living space for 650 people were also created in the new district Danube. One thing that all buildings have in common is that they were built as zero or low-energy houses. Even the first Plus Energy Tower was completed in 2018: The Tour Elithis Danube produces more energy than it actually needs.

A base area of 554 square metres, 17 floors with 60 flats, 900 square metres of office space and a roof terrace at a height of about 50 metres result in a total usable floor space of 4,500 square metres - this would be one way to describe the Tour Elithis Danube. Another would be to say that the high-quality sheet-metal cassette curtain wall elements sparkle in the sun. But beside all these facts and external elements, energy efficiency plays the most important role in the Tour Elithis Danube. Because one of the key goals was to construct a residential tower that produces all the energy it needs (zero power calculation). Thanks to its optimal facilities, the Elithis Tower even produces slightly more energy than is actually required: the building is aerodynamically constructed and has a highly insulating curtain wall. Both the roof and the south-facing curtain wall are equipped with a photovoltaic plant covering total of 1,233 square metres. The window and lifting-sliding door elements are made of aluminium and also have a highly insulating effect. These and other measures were important to the Elithis SAS engineering group, because it was their aim to make residents more aware of the principle of energy saving in everyday life. They wanted to show that living comfort is not achieved through energy waste. The generated energy is equitably distributed to the residents of the house; any surpluses are fed into the grid. The energy consumption can be monitored on specially installed screens. Residents who consume very little power can even earn a bonus on their bills for the first six years. As a result, it is also possible to present the Tour Elithis Danube as a genuine living concept of the future.
The metal works were carried out by the French metal construction company ATALU SAS. The aluminium systems supplier heroal supplied the system "The demands on building shells have dramatically increased in recent years. Modern, future-oriented projects such as the Elithis Tower place the highest demands on heat insulation, aesthetics and workmanship. These can only be achieved through strong partnerships," says Julien Rohmer, Managing Director of ATALU SAS.
Almost 300 elements of the heroal W 72 window system were used in the sheet-metal cassette curtain wall. Especially narrow view widths were important to the property developer - an individually adapted solution that blends in perfectly with the building shell. Thanks to highly thermally insulated composite profiles made of aluminium half-shells, polyamide insulating webs and a completely foamed insulation zone, the heroal W 72 window system achieves a Uf value of up to 0.93 W/m²K with a frame depth of just 72 mm. At the same time, the innovative web geometry makes the time-consuming and material-intensive use of frame and glazing rebate insulation unnecessary. The modular design leads to an optimal use of energy and materials and thus to maximum energy efficiency throughout the entire useful life. In order to offer the residents a special view of the newly landscaped harbour district, the roof terrace was also equipped with large glazed areas. 30 lifting-sliding elements of the heroal S 77 SL system were installed here.
