Equity Estates launches a new $50 million luxury real estate investment opportunity

Equity Estates Residence in Turks & Caicos

ATLANTA, December 8, 2021 (Newswire.com) - Equity Estates announced the launch of Equity Estates Fund V, LLC ("Fund V"), a new $50 million opportunity for investors to own and enjoy luxury real estate. Founded in 2006, Equity Estates is a Luxury Residence Fund, an alternative investment offered via private placement to accredited investors.

Fund V plans to acquire 12 multi-million-dollar vacation homes in the most popular destinations worldwide. A typical Equity Estates residence is in sought-after beach, mountain, leisure, or city destinations. Target destinations for Fund V include Paris, Southern California, Deer Valley, Tuscany, Los Cabos, Hawaii, Whistler, the Caribbean, and more. Each Fund V residence will cost between $2 and $6 million. Liquidation of Fund V is targeted for 2033, and the distribution waterfall will provide the lion's share of appreciation to investors - after 100% of investors' initial capital is returned - assuming the properties appreciate as expected.

Over the last 15 years, Equity Estates has raised and deployed over $180 million in capital contributions. Fund I, which sold out in 2012, entered the liquidation process in Q3 2021. Estimated returns on the sale of Fund I properties are almost 140% of appraised values taken within the past year. Many Fund I investors have already committed to investing in Fund V and continuing their relationship with Equity Estates. In fact, Fund V is already past its minimum to break escrow and begin buying properties. It is also headed toward a sell out in 2022.

Equity Estates vs. Inspirato: Why Equity Estates May Save You Money

With each year that passes we are bombarded with more and more options for vacation accommodation. With popular sites like Airbnb and VRBO and numerous other booking choices, we could easily spend more time researching, than on vacation!

For those owning a luxury vacation club, planning can be a breeze. If budget is not your primary factor, one of the following clubs could be a great choice.

The Different Models Available

The first model available is an equity fund. Clubs that are equity vacation funds include Equity Estates and Equity Residences .

Second, there are the vacation clubs where you “pay as you stay,” that do not include any equity. Inspirato falls into this category.

Vacationing and Building Equity (possibly)

With an equity vacation club such as Equity Estates, you contribute to an investment fund , rather than pay a membership fee. The vacation club uses the fund to purchase a property portfolio, and you have indirect fractional ownership of all those vacation homes.

After a certain period, the homes are sold, and any appreciation distributed between members. Basic investment into an equity vacation club starts at around $145,000 with annual fees between $3,000 – $15,000.

Pay as You Stay Vacation Club

With pay-as-you stay, the pricing structure is vastly different. Vacation clubs like Inspirato do not have the large the capital outlays that an equity vacation club like Equity Estates has because the vacation homes are leased rather than purchased.

To purchase a membership for this type of vacation club the fees range from $7,000 – $20,000. Annual fees will range from $2,500 – $3,500, although some clubs in this category may not charge an annual fee. Once you become a member, you pay a nightly fee for a luxury vacation home with guaranteed quality.

Financial Comparison of Equity Estates vs. Inspirato

You will be surprised to learn that Equity Estates could be cheaper than Inspirato over a 10-year period. Here’s how.

Equity Estates will cost you $240,000 up front, and you will own a share of the portfolio.

Maintenance fee costs yearly will be about $12,500, so presuming you stay on average the full 15 nights per year, your cost per night would equate to $833.33. Add this to the missed opportunity costs of $320 per night on your capital, and it brings your total nightly cost to $1,153.33

Compare this directly to Inspirato. Initial membership fees are $20,000 with no maintenance fees. A comparable home is going to cost a minimum of $1,500 per night.

So, your savings would be $346.67 per night, or over a 10-year period with Equity Estates a total of $52,000.

However, if your Equity Estates real estate appreciated at a very modest 3%, your savings over ten years would jump to $109,600.

Now, If you only use the Inspirato Jaunts nights ($700 – $1200 per night) as an Inspirato member, you would save money versus Equity Estates. (The problem with Jaunts is limited availability and few destinations.)

Advantages to Equity Estates

Equity Estates has a full-ownership to full booking ratio of only 57%, which means the usage is low (homes are not rented out). You have a pretty good chance of getting the weeks you want for a vacation. You have a good chance of getting your holiday weeks as well, with no inflated nightly rates.

Drawbacks to Equity Estates:

  • The real estate market may go down, causing vacations to be more expensive than Inspirato.
  • Your money is locked up, with no access to it.
  • You must use 15 days per year. If you skip for a year or use less then 15 days, your overall cost per night is much higher and is more expensive than Inspirato in the long run.

Final Thoughts

Vacationing is a very personal decision, and ultimately comes down to more than budget. Both Equity Estates and Inspirato are successful vacation clubs that appeal to different types of vacationers. Inspirato is great for those needing the flexibility of taking vacation years off. Do your due diligence!

How Equity Estates Investors Book and Use Their Homes

Luxury residence fund Equity Estates has residences around the globe for its members. Investors into the funds (the third fund is currently accepting new owner members) don’t just enjoy the homes for vacations; they also own them and benefit from any increase in property value once the fund sells the homes. Equity Estates has shared some insights into their reservation process and home usage statistics.

Types of Reservations

Equity investors have several options available to them when it comes to making reservations.

The number of nights available depends on their level of investment:

  • "Advantage" investors are allotted 45 nights per year.
  • "Elite" investors receive 30 nights per year.
  • "Executive" investors are allotted 15 nights per year.

When ready to make a reservation:

  • They can call or email their Personal Travel Concierge for assistance.
  • They can use their 24/7 members-only online reservation system, known as Voyager. The Voyager system is undergoing upgrades and a new version is expected to launch in mid-2019. 

As for how far in advance they can make a reservation, investors can reserve a property for tonight. Or, they can reserve as far into the future as they wish.

Availability

Equity Estates properties are owned by the investors and are not rented out elsewhere, meaning that availability is much higher than with most destination clubs . In fact, Equity Estates claims to have the best availability in the industry with 43% of time open and available - in other words a 57% occupancy rate. This means investors are free to travel when they want, even at short notice. Just as a comparison, upscale and luxury hotels typically run at a 70% to 80% occupancy rate.

A monthly email newsletter “Best Bets” is sent to members drawing attention to upcoming availability. "This often allows investors to plan a last-minute trip" said Julie Beard, Marketing Manager at Equity Estates.

Seasonal Trends

Whereas some clubs charge a premium for using certain properties at peak times such as holidays or summer, Equity Estates does not. High-demand times (Thanksgiving, Christmas, New Year, Memorial Day) are awarded via a bi-annual lottery process with care taken to ensure that all allotments are shared in an equitable way. In the most recent lottery, 83% of investors received one of their top holiday choices.

Trip Lengths

Equity Estates does not place any minimums on length of stay, so an investor can stay for a little as one night. Maximum stay length is 18 consecutive nights in one location.

Often the length of a trip varies with the destination. For example, New York, San Francisco, and other cities are popular for weekends away, with trips averaging two or three nights. The same applies to many of the properties in ski locations, making them ideal for a quick trip to the slopes. On the other hand, destinations in the Caribbean or at the beach are more usually booked for a week to ten days, allowing for a longer family vacation.

On September 6, 2002, the Commission issued an Order Instituting Public Proceedings and Notice of Hearing Pursuant to Section 12(j) of the Securities Exchange Act of 1934 (Exchange Act) against R&RX Group, Inc., formerly known as Neoteric Group, Inc. R&RX Group is a public shell company with nominal assets whose common stock is quoted on the OTC Bulletin Board. It has no business plan other than seeking a reverse-merger partner. In the Order, the Division of Enforcement (Division) alleges that R&RX Group's quarterly reports on Form 10-QSB for the periods ending October 31, 2001, January 31, 2002, and April 30, 2002, and its annual report on Form 10-KSB for the period ending July 31, 2001, were materially false and misleading because they omitted to state that R&RX Group's president, secretary, and director, Marlen V. Johnson, is subject to a permanent officer-and-director bar. According to the Order, Johnson signed each of the reports as an officer and director of R&RX Group.

The Order alleges that on August 7, 1996, the federal district court for the Northern District of Texas entered a final judgment against Johnson, which permanently barred him from acting as an officer or director of any issuer that has a class of securities registered pursuant to Section 12 or that is required to file reports pursuant to Section 15(d) of the Exchange Act. SEC v. Jeffrey C. Hays, Marlen V. Johnson and James N. Nilsson , Case No. 3:95-CV-0250-G [N.D. TX (Dallas Division)]. The Order alleges that R&RX Group is a Nevada corporation headquartered in Las Vegas, Nevada, whose common stock is registered with the Commission pursuant to Section 12(g) of the Exchange Act.

As a result of the foregoing, the Division alleges that R&RX Group failed to comply with Sections 10(b) and 13(a) of the Exchange Act and Rules 10b-5, 12b-20, 13a-1, and 13a-13 thereunder.

A hearing before an administrative law judge will be scheduled to determine whether the allegations contained in the Order are true, to provide R&RX Group an opportunity to dispute these allegations, and to determine what sanctions, if any, are appropriate and for the protection of investors.
