At the end of each year, when I take the time to look back on all the homes we’ve featured on Clever, it never ceases to amaze me (and impress me! and inspire extreme jealously in me!) what people can do with their homes. There are renters who have figured out how to turn less than 600 square feet into a breezy oasis. There are minimalists who will make you want to give away all your clutter. There are homeowners who truly know how to pick a perfect paint color . From Australia to France, Rome to Rotterdam, the incredible spaces keep on coming.
We dug into our archive of home tours and found 2022’s fan favorites. From a sleek duplex in Long Island City to a handful of gems in Brooklyn and LA, these homes highlight the best of design and space. Get inspired by 12 of the best Clever home tours from 2022.
This 592-Square-Foot Sydney Home Shows Off Compact Functionality

“At its core, my outlook is nourished by the layers of my culture and travels,” says Yasmine Ghoniem, founder and principal of YSG Studio . Yasmine, who has an Australian mother and an Egyptian father, grew up between Kuwait and Saudi Arabia—with a few years in-between in Australia—and almost a decade in America for postgraduate studies and work. “Like all YSG spaces, everything in my home is interconnected and there is no hierarchy.”
After renting a place in another Sydney suburb for some time, Yasmine and her husband, Tom Swanson, were ready to take the big leap toward home ownership. “Several months of online searching [brought us to] this golden find,” Yasmine says. Situated on a building’s upper level in the city’s iconic oceanside neighborhood of Bondi, the compact 592-square-foot apartment immediately seduced Tom—who is “a mad surfer,” according to Yasmine—with its beachside location. It didn’t take much more to convince the interior designer, who loved the sensible layout. “It shares no common walls and has no internal corridor, meaning absolutely no space is wasted,” she says. “Tall ceilings were the added kicker. Original timber-framed windows were also a requirement.” — Karine Monié
This Long Island City Duplex Is Its Own Hidden Gem of Beautiful Objects

Alan Eckstein has mastered the art of the search. As the founder of Somerset House, a Brooklyn furniture store that’s cultivated from his collection, Alan has the type of knowledge for chairs, consoles, and tables that any professor would have for a subject.
Alan and his wife, fashion stylist Haley Loewenthal , lived in a one-bedroom apartment when the pandemic hit. And though it felt like home, it was missing one detail that suddenly took on a profound amount of importance. “We didn’t have any outdoor space,” he says. “We also wanted to start a family, and there wasn’t room for an extra person to join us there. We knew that in order to grow, or to even have somewhere to exhale, we needed to move.” So, Alan began to do what he does best: search.
The 2,500-square-foot duplex in New York’s Long Island City had two bedrooms and two floors, providing more than enough space for the couple to spread out. It was almost as if Craigslist, a long-beloved treasure chest for Alan, had come through for him again. “I think it was available because of the pandemic,” he notes. “My wife and I were looking for an interesting open space with character. This apartment has that, and the best part about it is that it also has a private roof deck.” — Kelly Dawson
This 800-Square-Foot Brooklyn Apartment Is Full of Smart Storage Solutions

When Megan Hershman, a design director at Common Living, and her husband—Noah Venezia, a graphic designer and adjunct professor at Pratt Institute—stumbled upon the top floor of this two-story town house in Carroll Gardens , it was the abundance of natural light that instantly hooked them. “The unit is north and south-facing, and gets direct sun for most of the day,” Megan says. “We immediately knew it was right for us.” In addition to good lighting, the couple appreciated the old-world charms of the building, like the tin ceilings, cast-iron built-in kitchen sink, and original hardwood floors. “We also loved the old-school charm of the pink bathroom, which felt so playful and one-of-a-kind,” Megan adds. — Monica Mendal
This 594-Square-Foot Apartment in Silver Lake Is a Modernist Jewel

Not much more than 600 square feet, Fanny Singer ’s Rudolph Schindler apartment is housed in a 16-unit complex from the 1920s that has a semi-commune feeling with its interconnected living spaces and garden walkways. As each apartment was given its own identity, Fanny has loved figuring out how to live in this vision. “There is a vast array of different apartments in the building,” she says. “The one across the way is a double-height apartment with an incredible wall of windows. Mine is oriented toward the Hollywood sign—a perfect painting studio.”
The writer and cofounder of design brand Permanent Collection thinks that even though Schindler was an iconic LA architect, the space doesn’t have a particularly local feeling. “The shapes are very Russian Constructivism.” This idea rings true in the wood features, the fireplace, and the shape of the ceiling. “Schindler was very specific with his work. He designed with an idea of exactly how people should live,” Fanny says. “I haven’t become one of those people who are totally obsessed with Schindler, but he becomes part of your psyche.” — Zoë Sessums
Taking Rustic Vibes to New Heights in This Stunning California A-Frame
Bringing things right back up to date, a large floor rug from Cold Picnic injects a sense of modernism to the space. Vintage pieces, including a 1960s dome floor lamp, glass coffee table, and chairs by Marcel Breuer , are judiciously situated, layering the spaces and echoing the home’s midcentury history.
A serene rural setting where you’re surrounded by towering trees, rugged mountains, and shimmering lakes is the perfect antidote to the hustle and bustle of city life. So naturally, when SoCal dwellers Gloria Noto , founder of organic cosmetics line Noto Botanics , and her partner, designer Ash Owens , first set eyes on the arresting 1,900-square-foot rustic hideaway that they now own, they knew it would reshape their lives. And not just in its triangular A-frame form, but by providing both a personal refuge and workspace.
Located in the remote wilderness of Crestline, California, with its cozy cabins and quaint cottages, their 1964-built midcentury marvel is the first home the creative couple have bought together. “I was in LA and Ash was commuting between there and New York, so we really wanted to find a home for all of us,” Gloria says. She shares a dog, Mio, and cats, Holly and Benny, with Ash. “I still keep a loft in the Arts District so we can go back and forth, but it’s nice having the option to step away from the city now, and to submerge ourselves into this sanctuary we’ve created.” — Kate Lawson
Patrick Janelle Transforms a Rundown Rental Into a Chic New York City Loft
When Patrick signed his lease, he thought the fireplace was functional. As it turns out, he can’t use it, but it still adds character to the place.
Patrick Janelle always dreamed of living in a downtown Manhattan loft . The lifestyle influencer, who also runs the talent agency Untitled Secret , fantasized about an airy and industrial home as he spent the past decade climbing the rungs of the New York City housing ladder. So when he grew out of his most recent abode, a compact yet curated SoHo apartment, he knew it was time to actualize his goal.
“I’m very romantic in my ideals about how I envision things for myself and my life in New York,” Patrick shares. “I’ve always made a point that I wanted to be in Manhattan—as cool as I think Brooklyn is—and I never have had this quintessential loft moment.”
Since Patrick couldn’t afford to buy the type of spacious loft he’d been lusting after, he focused his hunt on rentals that would allow him to renovate. After a handful of viewings, he found exactly what he was looking for: a generous three-bedroom in an early 20th-century factory building with a very lenient landlord. A Charming 200-Square-Foot Apartment on Paris’s Left Bank
The beautiful 19th-century floor tiles and the fireplace were original to the building. Throughout the loft, discreetly integrated storage is present, sometimes highlighted with bronzed brass details.
You might assume that a 200-square-foot apartment would be the home of a student on a budget or maybe a short-term rental for travelers. This apartment, however, belongs to a successful businesswoman who lives outside of Paris and was in need of a small pied-à-terre in the capital.

Like most people with internet access, Corey Kingston is obsessed with scrolling through the real estate listings on Zillow . The New York–based architect could argue that this hobby doubles as valuable market research for Le Whit , the design studio she founded with Liza Curtiss, but its most fruitful reward was the discovery of a Lower East Side apartment she could actually afford.
The 400-square-foot residence popped up on Corey’s screen during a heat wave, so she quickly put in an offer while the city was a ghost town. It was accepted thanks to the lack of competition and her instant connection with the seller, who was giving up the place to enroll in a Philadelphia architecture school. They bonded over an appreciation for the early-20th-century building’s history as a tenement and then a squatter property. — Morgan Goldberg
This Enchanting Los Angeles Apartment Was the Longtime Home of Mae West

Designer Kimberly Biehl ’s fascination with old Hollywood began as a child. That was around the same time that her quest to discover and bring new life to old pieces also began. She started shopping at estate sales, garage sales, and flea markets in her teens. “As soon as I could drive, that’s where I was,” she says.
It’s no wonder then that Kimberly’s own home is filled with old Hollywood relics and classic furniture pieces she’s breathed new life into. What is a wonder, though, is that it’s happening in a piece of old Hollywood itself. Art Imitates Life in This Bauhaus-Inspired Brooklyn Apartment

Raised by two aesthetes in an historic 1899 house in Hartford, Connecticut, Audrey Rose Smith had an art-filled childhood. Her father was a preservation architect, and her mother ran an art gallery, so their home was constantly host to artists and their work. It’s only logical that Audrey later became a gallerist herself.
It also makes sense that she swiftly fell in love with a fellow creative. Only eight months after meeting Ecuadorian photographer and designer Vicente Muñoz , the pair jointly purchased their prewar Clinton Hill apartment in Brooklyn. They married soon after, partnering in matrimony as well as real estate without looking back.
Eight years later, the couple has cultivated a tight-knit and like-minded community in the neighborhood. Turn-of-the-century buildings by architects like William Tubby, Montrose Morris, and Ebenezer L. Roberts pepper the streets where they frequently run into friends and colleagues. “It feels like an art world sitcom,” Audrey quips. “The farmers market is really exciting.” — Morgan Goldberg
Jewel Tones Heighten This 700-Square-Foot Rome Apartment

“I think of a house as a complicated machine in which something new breaks down every day: a lamp, a faucet, a lock, an electric socket, the boiler, the refrigerator …. But when we can forget about the responsibility of continuous maintenance, we feel happy. Then the other side of the coin, opposed to the responsibilities of ownership, is sheer gratitude.”
That was the thinking of Álvaro Siza, the great Portuguese architect who, at the age of 89, continues to inspire a younger generation. In their space, design duo Eugenia Rolando and Federico Patacchiola of Paros Architettura —a couple in life as well as at work—start from these very words to create subtly inventive places.
A prime example of their work is Casa Costantino, a small but elegant Rome apartment. The building, a 1960s structure in the Ostiense district , is a stone’s throw from the famous Garbatella area. The 700-square-foot apartment is all modern, and thanks to Paros Architettura, it’s been transformed from an old family home full of memories into a light-flooded environment with a contemporary feel. — Ludovica Stevan
A Rotterdam Apartment Is Filled With One Artistic Couple’s Many Vintage Finds

Stéphane Monnet and Jeroen Dijkstra either have good luck, good timing, or simply the good sense to know when something just feels right. When they were apartment hunting in Rotterdam, the Netherlands , Stéphane was seeking out distinctly European surroundings—since he was moving from Toronto—and they found them in a one-bedroom property, downtown. “With all of its flourishes, huge windows, and open spaces, it was a perfect fit,” Stéphane says. “It was already snatched up, but that deal fell through at the last minute.”
Set inside a building from the 1880s, facing a busy street on one end and a verdant courtyard on the other, their home had been recently restored to reflect what existed way back when. Intricate crown molding sprawled across ceilings while wainscoting lined the lower half of the walls, and that artistry was painted in shades of green to contrast the white in between. Windows stretched over their contrasting outdoor views, and plenty of light streamed in. Touring homes can be a thrilling experience, especially if you’re a first-time homebuyer . However, you can easily get swept away in the excitement of it all and not realize that you’re missing out on some very important details about the home. Knowing what you want before touring homes is a great start, then while you’re on home tours don’t be shy to test everything.

What is a home tour?
Touring homes is one of the most exciting parts of the homebuying process. A home tour is when you finally get to see those online listings in person, which will give you the best idea if a home is a right fit for you. You can either tour a home in person or you can take a virtual home tour via video chat. However, it’s always best if you’re able to see the home in person. So when you’ve found a home you’re really interested in online, schedule a tour as soon as possible.
Be sure to take notes and photos as you’re touring. Most of the time you’ll be viewing a handful of homes, so this will make it easier to remember your thoughts and the details of each home. If health guidelines allow, try everything: open and close doors, flip light switches, test out the water pressure, and don’t forget about looking at the exterior of the home.
Not every house will be perfect, so try not to get caught up in minor cosmetic details, like paint colors or hardware finishes. However, you’ll want to be on the lookout for any red flags as you’re house hunting . Your agent should be able to point out potential problems and answer your questions as you walk through the home.
If you’re touring a home virtually with your agent, much of this same advice applies, though you’re obviously limited in how you can interact with the home. The most important thing you can do is be assertive in asking your agent to investigate the home for you and answer any questions you have. Learn what to ask during a virtual tour .
What’s the difference between an open house and a private home tour?
An open house is a public and typically casual event hosted by the listing agent that gives everyone the opportunity to leisurely tour the home for sale. Most open houses take place on Saturday and Sunday, usually between 10 am and 4 pm. Open houses are a great way to casually view a home either on your own or with your agent. But because they are open to everyone, you usually won’t be able to see the home in as much detail as you’d like. If you want to spend additional time taking detailed measurements and scrutinizing every square inch, you’ll want to book a follow-up private tour with your real estate agent.
Privately touring a home generally requires working with a buyer’s agent, but this can easily be done online within just a few minutes. A private, in-person home tour is the best way to see a home in detail. Be sure you give yourself enough time to get a feel not only for the home itself but also for the surrounding neighborhood.
Get pre-approved and secure your dream home
Before you begin touring homes, do your online research and start narrowing down your list of must-haves versus nice-to-haves. Then try to find homes to tour within your price range. Here are some things to consider before you start touring homes.
Research the neighborhood
Take a few minutes before or after your home tour to check out the neighborhood. How does the neighborhood feel? Is it bustling or is it quiet? Is there shopping, dining, and other amenities nearby? What are the schools like?
If you’re interested in making an offer on the home, you should do additional research online and ask your agent what she or he knows about the surrounding area. Also look at the home’s school rankings, Walk Score®, and Transit Score®, which can be found toward the bottom of the home’s listing page.
Floor plan, number of rooms, and room sizes
Do you prefer an open layout or do you like the differentiation between rooms in a house?
As you’re touring homes, it’s important to think about the functionality of the home’s floorplan and layout, and if it will accommodate your lifestyle.
You’ll likely determine how many bedrooms you’re looking for before you begin touring homes, but don’t forget to note the size of the rooms when you start viewing houses in person. Will the bedrooms be large enough for your kids as they get older? Will it be spacious enough to accommodate a home office? While the number of bedrooms is important, so is the square footage of each room.
How important is natural light and the direction your home faces?
If having plenty of natural light ranks high on your list of must-haves, you’ll want to take note of the amount of light each room may get throughout the day. Does the home face north or south? Typically, a south-facing home will see the most hours of sunlight throughout the day.
Do you have a preference on the style and age of the home?
Have you narrowed down the style of home you want? From craftsman-style houses to mid-century modern homes , there are many home styles to choose from. By browsing listings online, you’ll be able to get an idea of what home style(s) you’re most drawn to which can also help narrow down your search.
Would you prefer to buy a turnkey home that’s move-in ready? Are you looking for an older home that you can renovate or make minor upgrades? If you’re considering buying an older home, there are extra precautions you’ll want to take before putting in an offer. If the home has popcorn ceilings , you’ll want to consider the possibility of asbestos. How is the foundation? When will the roof need to be replaced next?
Outdoor features
Last but not least, you should have an idea in mind of what you’re looking for in terms of outdoor space. Do you want a large, open yard? Are you looking for an outdoor space with a pool or enough space to install one? Or are you looking for a smaller patio area that will still allow you to lounge outside but without the upkeep of a large yard?
How to schedule a home tour
Once you’ve done your research and you’re ready to start viewing homes in person, you can easily book a home tour online. Follow these quick instructions to book your online tour:
1. On the right-hand side underneath the listing photos, find the “Go see this home” section. Then simply select the date you’d like to see the home, and whether you’d like to see it in person or via video chat, and press “Schedule Tour.”
2. You’ll then be prompted with a few more questions regarding the home tour. Select the time that works best for you, your preferred method home tour method, and provide your contact information. And that’s it!
House tour checklist: What to look for when touring a house
Once inside a home, try everything. Follow common courtesy but don’t be shy—open and shut the cupboards, flush the toilets, and whip out the measuring tape. Pay attention to stairways especially. Are the stairs comfortable to go up and down? Is there a rail? Are there any squeaks in the stairs or do they feel sturdy? Are there any turns or will the width be an issue when moving furniture? Here are a few key things to look for on each home tour:
- Architectural style
- Number, location, and size of bedrooms
- Number, location, and size of bathrooms
- Closet and storage space
- Number of floors
- Sightlines throughout the home
- General floorplan
- Age and condition of appliances
- Light switches and number of sockets in each room
- Plumbing and water pressure
- Amount of natural light and views, if any
- Noise levels inside and outside the home
- Width and types of stairways
- Porches and decks
- Garage and/or parking capacity
- Proximity to neighboring homes
- Remodeling opportunities
- Condition of roof and gutters
- Cracks in foundation and driveway
- Overgrown trees that could cause your home damage
- Signs of water damage
- Wall and floor condition such as uneven flooring, chips, or miss-matched flooring
- The age of the electrical box
- How the home is heated and cooled (i.e. oil, gas, electric)
- Possible pest infestation or other visible damage
Don’t forget about the exterior
Don’t forget to walk around the entire home and property. Pay attention to the age and condition of the roof and siding. Does the landscaping look like it will be a lot of work? If you don’t have a green thumb and don’t want to hire a gardener every month, you may want to look for a home with easy outdoor upkeep.
Take notes throughout the home tour
It’s easy to get homes mixed up so be sure to take notes on each tour. Write down features you particularly like and dislike about each home, and share these insights with your agent. Looking through your notes with fresh eyes may also trigger additional questions you have about the home.
Use your five senses when touring homes
Sight: Are there signs of water damage? Do you see mold? What does it look like under the sinks? How close are the homes next door? Can you see inside of your neighbor’s home? Is there natural light coming through or do the rooms feel dark? Is there anything of concern being covered by window dressings, rugs, etc.?
Hearing: What is the noise level like in the neighborhood? Can you hear nearby traffic noise, or is the house located near a railway? Is the interior of the home quiet or can you hear the HVAC system? Do the floors squeak?
Smell : Can you smell any odors from the carpet, such as animal odors? Do the bathrooms smell of mildew? Do the rooms smell over-sanitized with artificial fragrances? Does it smell like fresh paint?
Touch: What is the water pressure and temperature like? Do any of the walls feel damp, particularly in the bathrooms? Do the floors feel level? Is the tile slippery? Are the heated floors actually heated?
Taste : What does the tap water taste like?
Questions to ask your real estate agent when looking at a house
Agents tour homes every day. Pick your agent’s brain for any unique qualities that stand out or flaws that you could be unaware of. If your agent doesn’t know the answer to a question, she or he can always ask the seller’s agent later. Here are a few common questions to ask your agent:
- What do you like about the home?
- Do you have any concerns about this home?
- Is the home priced reasonably?
- How long has this home been on the market?
- When are offers due?
- How many offers have been made?
- Do you think the home will sell quickly?
- Why is the home for sale?
- How old is the home?
- Is the home located in a flood zone?
- What home improvements did the sellers make?
- Are any repairs needed?
- What type of heating and cooling systems are in place?
- How old is the electrical and plumbing?
- How old is the roof?
- When were the floors last refinished?
- What’s included in the home sale (like appliances)?
- Can you see a copy of the current owner’s utilities?
- Is there a homeowner’s association with fees?
- How old are the appliances?
- Is there a pre-listing home inspection?
- How often has the home been sold in the last 10 years?
Red flags to look for when touring a house
While you should be looking for home features that check off your boxes, you should also be looking for red flags as you tour a house. These are a few potential red flags you should be aware of and pay close attention to during home tours:
- Overly-scented rooms – If there’s an overpowering fragrance, this could indicate that the seller is attempting to mask an odor. Be sure to investigate further for signs of pet odor, mildew, and so on.
- Water stains and damage – If you notice any water stains, there’s a chance that there’s underlying water damage to the home, which could lead to costly repairs later on. You’ll want to take note of this and point it out during the inspection if you decide to submit an offer.
- A lack of maintenance – Be on the lookout for any signs that the homeowner has neglected regular maintenance, such as burnt-out lightbulbs, fading paint, and leaking faucets. If they didn’t upkeep these smaller items, imagine what larger issues have been avoided.
- Foundation issues – Are doors and windows difficult to open? Are there any noticeable cracks around doorways or windows? These could be indicators of underlying problems with the foundation.
- A sagging ceiling – If you notice the ceiling is sagging, this is an indication that there’s a larger structural problem.
- Fresh paint – While it’s normal for a seller to freshen up their home with paint before selling, if there’s only one wall that’s been painted or it feels out of place, trust your gut. This could be a sign they’re trying to cover up an issue.
The bottom line
Homebuying takes plenty of compromise and patience. It’s easy to fall in love with a home at first sight—and if you love a home, chances are everyone else will too. This isn’t necessarily a bad thing, but just realize that you may be up against some competition. Be prepared to make multiple offers before you find the right home at the right price.
If homes in your market tend to sell well over list price, keep that point in mind while you search for homes. Also, stick to your budget when you make an offer. By the time most buyers find out that a home with a low list price will sell for a lot more, they are typically already invested and are willing to bid up to “win” the home. Don’t overlook any red flags just because your heart is set on a home, though. You may not think something is a big issue now, but could be a potential health risk later on or lead to costly repairs.

How To Show Your Home During the Pandemic: The Definitive Seller’s Guide to Virtual Tours and More
For home sellers in the era of the novel coronavirus , showing off your home to potential buyers may seem like an impossible task. As people practice social distancing to help stop the spread of COVID-19, most open houses are on hold, and in-person home showings are limited across the country.
But there are still ways to reach potential buyers and show your home in the best light—through virtual tours.
In the third part of our series, “ Home Selling in the Age of the Coronavirus ,” we highlight all the ways home sellers can give buyers an in-depth look at their property without actually opening their doors and risking the buyers’ health (or their own).
How virtual tours work
Virtual tours offer home buyers a remote, video-enabled walk-through of a property that will give them the sensation that they’re actually there—or at least darn close.
Real estate agents used virtual tours before COVID-19 as a unique marketing tool. Now, online tours are more important than ever, since they’re often the only easy way for buyers to check out a home without physically entering the property.
Virtual tours are recommended by the National Association of Realtors® as a way to avoid face-to-face contact while marketing homes during the coronavirus crisis.
“With the current shutdown, more and more home sellers are requesting that we offer buyers a virtual tour to help expedite the sale,” says Peggy Zabakolas , a real estate broker at Nest Seekers International in Bridgehampton, NY.
Real estate listing sites like realtor.com are featuring virtual tours on more and more listings. (Look for the virtual tour icon on the bottom of the listing page.)
Types of virtual tours
Virtual tours can be conducted in a variety of different ways, depending on time, technology, and budget.
Probably the least complicated is where sellers or real estate agents use their smartphone camera to record a video as they walk through the home, showing off each room.
A more interactive option is to livestream a one-on-one showing with the buyers. This will give them more control over where you are pointing the camera, via FaceTime or another video streaming app (“Could you take a peek inside that closet/outside that window?”).
Yet another option home sellers might consider is a virtual open house.
With gatherings of more than 10 people prohibited across most of the United States, real estate agents have been forced to cancel open houses. But many are using tools like FaceTime or Zoom to host live virtual open houses so they can show potential buyers around a home.
Buyers often enjoy seeing the “raw footage” that a virtual open house or showing can offer, as opposed to a professionally produced video, says Angela Hornburg , team leader at the Hornburg Real Estate Group in Dallas.
Buyers can also ask questions, which may help them to feel more secure that they can be fully informed about the property—or perhaps even allow them to make an offer on the spot.
A more high-tech option for showing a home is setting up a fully fledged 3D tour. This is where a home seller, real estate agent, or a professional photographer uses a special 3D camera to capture images of the home.
These photos are uploaded into a proprietary software program that renders the visuals in three dimensions, creating a tour that can be uploaded onto a real estate listing.
Adding a 3D tour is a little more involved than taking a video on your phone, however—and it can also be pricey.
For example, the 3D visual platform Matterport offers packages ranging from $9.99 to $309 per month. Immoviewer’s prices range from $69 per month to $799 per year. Typically, a listing agent will pay for this as part of the marketing material.
While 3D tours are still rare, some people insist that they’re worth the cost, especially for higher-end properties. Homes can be viewed in several different ways, such as in dollhouse view, which shows how rooms are laid out in the house (see images below).

Virtual staging
Traditional staging—where furniture and artwork are arranged in a house to present the space in the best light—is a great selling tool, but it may be difficult to pull off at a time when sellers are reluctant to let outsiders into their house.
There’s a workaround here, too: virtual staging, which provides simulated images of a property laid out with alternative furnishings.
“Virtual staging, like physical home staging, is aimed at enticing home buyers and helping them connect emotionally with a property,” says Ilaria Barion , a luxury home stager , who offers both in-person and virtual staging.
Virtual home staging uses software to reimagine new decor in a property, in order to enhance the appearance of the space.
Unlike on-site staging, virtual staging comes with unlimited options, for example, paring down homes that are filled with furniture and ornament and displaying them with a simplified, cleaner design.

Just as with virtual tours, virtual staging was available before the coronavirus outbreak, but is especially important now. Even small, simple changes can make a big difference.
For instance: Does your property have an accent wall painted in a bright color that might turn off buyers? Virtual staging can wipe that away. Sellers should aim for “a neutral palette, so the new buyer can envision themselves living in it,” Zabakolas says.
Also, adding a few trendy accents can make a lasting impression on buyers.
“Small accents to dress up the home, such as flowers or centerpieces, help in any virtual or in-person tour,” says Tomer Fridman , a luxury and celebrity real estate expert at Compass in Los Angeles.
Staging a home virtually is cheaper than on-site staging, Barion says. Virtual staging costs a few hundred dollars and is usually paid for by agents, unlike traditional staging, which costs thousands. Virtual staging can also be completed in a matter of days.
“Virtual staging allows for many more options that would be cost-prohibitive in real life, like stripping down wallpaper, changing window treatment, adding a pool table, or replacing old furniture and fixtures,” Barion says.
How home sellers can use virtual tours to find the right buyer
Virtual tours and open houses can help buyers get to know a home, but the fact is that some may insist that they see a place in person before they feel confident about making an offer.
Although some areas, like the state of New York , are prohibiting in-person home showings at present, they are still happening in other places.
While it may be off-putting for sellers to allow buyers to enter their home, that may be necessary if they want to get an offer.
Virtual tours and showings nevertheless serve an important purpose: They help buyers get to know a property well enough to become serious contenders for a purchase.
In turn, virtual tours help sellers lower their risk of exposure to the coronavirus, by helping them whittle down the number of buyers who enter their house.
So how else can home sellers know a buyer is serious? Maggie Wells , real estate agent at Keller Williams Realty Greater Lexington in Kentucky, requires that buyers have a mortgage pre-approval and have taken a look at the virtual tour beforehand.
Agents also make sure to keep hand sanitizer, disinfectant wipes, and shoe coverings available for buyers to use during their in-person tour.
Selling a home during the coronavirus crisis presents many unique challenges. Being adaptable will help sellers to reach buyers and to make sure that the home is sold.

In the end, it was Canadian Taylor Pendrith who took home the trophy at 23 under for his first win in his 74th start on the Tour. The 32-year-old shot a 4-under 67 on Sunday in the final round at TPC Craig Ranch in McKinney, Texas, to beat Ben Kohles (66) by one shot.
Entering the week, Pendrith had missed more cuts (six) than he had made (five) so far this season on Tour. His five made cuts featured four top-25 finishes, including a pair of T-11's in his last two starts at the Corales Puntacana Championship and Zurich Classic of New Orleans.

The 2024 SEC softball conference tournament continues today and runs through Saturday, May 11 at Jane B. Moore Field in Auburn, Alabama. Tennessee is the reigning SEC softball tournament champion.
The winner of the conference tournament will earn an automatic bid into the 2024 NCAA tournament bracket, which will be revealed Sunday, May 12 at 7 p.m. ET on ESPN2. We're tracking all the automatic DI softball qualifiers and conference tournaments here.

Wrapping up Tour in Dublin
We have arrived in Dublin, and are in our rooms in a hotel near the airport. There might be a few getting in a last wander before we have our Irish Night at a place that promises Irish music, dinner, and a show. This seems like a good way to spend our last evening. We will leave for the airport early tomorrow morning to begin our journey home back to the family, spouses, and other loved ones left behind. As wonderful as every tour is, it is a sacrifice both for those at home as well as the choir—but well worth it.
During the bus ride to Dublin, a couple of hours were spent giving out the "Crane Awards" to all the members of the choir who did so much to help as officers, section leaders, choir members, baggage people on tour, the leaders (the Cranes and Reichs) who kept us on track during tour and many other gifts, appreciations, and songs that referenced this last year in choir. All was done with a very healthy sense of humor that left us laughing the whole time. Two hours has never passed so quickly!
No photos for this last blog from today as we were on the bus, and any taken tonight could not be processed and posted with as short a night as we will have. Instead, I've included one from yesterday that shows the character—or perhaps characters—in the choir. All have great hearts to go along with their great talent. We are still floating on the events of the last couple of days. What a way to end a year!
