House Beautiful's Most Popular Home Tours of 2022
See the spaces our readers fell in love with this year.
Carriage House by Shannon Roberts (Savannah, GA)
In 2020, life handed Knoxville, TN, interior designer Shannon Roberts some particularly sour lemons: a cancer diagnosis just as Covid-19 began swirling the globe. He turned it into lemonade—and fast. “Two weeks before the world shut down, my husband and I purchased a second home in Savannah, Georgia,” says Roberts. “The carriage house (all 800 square feet it) was fair game for a renovation.”
Colorful Bedroom by Angie Lane (Tecumseh, MI)
The bedroom in Angie Lane 's circa-1860 Italianate farmhouse in Tecumseh, Michigan, needed addressing. "It was a mattress on a platform frame and not much else," confesses the designer, who finally committed to sprucing it up to shoot for the cover of her book, Midwest Modern Manifesto . "I ran with the idea of the room as an abstract version of a landscape painting," she explains.
TOUR THE HOME
Colonial Revival by Isabel Ladd (Lexington, KY)
"Explosive, vivid, saturated.” This is how Lexington, Kentucky–based interior designer Isabel Ladd describes her home, a 1936 colonial that she renovated in "…colors and patterns that bring me immense joy. It reflects how I dress and live: very passionately and in full color."
Historic Townhouse by the Novogratzes (NYC)
For decades a bubble gum–pink stucco townhouse, the exterior of Cortney and Robert Novogratz's new family home in New York City is now gold. This, of course, is what the Novogratzes, a married design and branding powerhouse, do: “We aren’t afraid to take a falling-down building and brighten it up. It can totally transform the energy of the neighborhood,” Cortney says.
Whimsical Studio by Rudy Saunders (NYC)
As an interior designer at Dorothy Draper & Company Inc. , Rudy Saunders has had plenty of experience working in exquisite homes. But he had his work cut out for him at the pre-war studio apartment on the Upper East Side where he lives: The space is tiny—only about 375 square feet—and it’s a rental, meaning major renovations were out of the question.
Cottage Bungalow by Shavonda Gardner (Sacramento, CA)
While it might have been the moody living room that graced House Beautiful's cover, readers were obsessed with pretty much ALL of Shavonda Gardner's inviting California cottage. One standout room was her English country-inspired kitchen, whose mix of colors is, shall we say, chef's kiss.
Modern Home by Jess Cooney (Berkshires, MA)
Sited in Egremont, Massachusetts, the house that Jess Cooney 's clients had bought featured a new, all-white kitchen, along with sky-high windows overlooking dreamy mountain views. Then a tree fell through the roof during a storm (thankfully, the house was empty), and the area sustained significant water damage. “The accident made the decision for them,” says Cooney. “We gutted the kitchen, painting the cabinetry bright blue so it really popped in the open living space.”
English Manor by Kim Armstrong (Texas)
Designer Kim Armstrong’s clients, newly retired, were ready to move to the countryside. Their family was expanding as their children were creating families of their own. A new house with an open-concept floor plan had high ceilings that made window treatments a puzzle. But “the most challenging” part of the project, says Armstrong, “was to create intimate space” in the large open floor plan.
1930s Cabin by Emily Janak and Northworks (Jackson, WY)
Tearing into the walls of their new 1950s ranch house, designer Emily Janak and her husband, architect Adam Janak of Northworks , discovered an architecture lover's version of buried treasure: an original 1936 log cabin that had been covered up with drywall in the ’60s. “It was like finding gold,” says Janak. Because the pine timber had been sealed up for decades, it was in pristine condition.
Pop House by Atelier ND (Amsterdam)
Carice van Houten, best known for her role as Melisandre on HBO’s Game of Thrones , and her boyfriend, actor Guy Pearce, had just bought a 1918 brownstone in a suburb of the Dutch capital. The walls were all white, but Van Houten describes herself as “a walking color explosion, a female Peter Pan, a bit like Pippi Longstocking… My trademark is my eclecticism.” A kaleidoscopic upgrade was needed.
HB's 2022 Whole Home (Atlanta)
Breathing new life into an old house takes a village. HB partnered with Ladisic Fine Homes , architectural firm Pak Heydt & Associates , as well as even interior designers to transform this tudor-style house in Atlanta. Designers include: Ariene Bethea, Ashley Gilbreath, Brynn Olson, DuVäl Reynolds, Jonathan Savage, Keia McSwain, Leanne Ford, Lisa Adams, Mark Williams, Niki Papadopoulos, Whittney Parkinson, and Zoë Feldman.
Marble Kitchen by Laura McCroskey (Kansas City)
When it came to designing the 328-square-foot kitchen of her newly built home, Laura McCroskey’s client, Becky Hillyard, had one request: “No marble!” The lifestyle influencer, founder of the blog Cella Jane, had asked her 642,000 Instagram followers for advice on which surface material to use—and nearly everyone cautioned against marble, since it’s so easy to stain.
Industrial Loft by Alison Victoria (Atlanta)
Alison Victoria had never considered herself an apartment kind of girl. But when she laid eyes on the Stacks lofts, a converted 1880s textile mill in Atlanta, the HGTV star immediately knew she had to buy a unit there—even if only to flip it.
Cottonland Castle by Chip and Jo Gaines (Waco, TX)
The 1913 stone manor house, originally modeled after a small German castle along the Rhine River, has a history and foundation dating back to 1890—not to mention a permanent place in local Waco, Texas, lore. “It sits in the center of a neighborhood downtown, so if you live nearby, you’ve driven past it hundreds of times,” Chip Gaines explains.
Forever Farmhouse by Carolyn Miller
"It was what I call a Frank Lloyd Wrong ," says designer Carolyn Miller of the 1930s Pacific Palisades farmhouse that had fallen victim to a series of bad renovations in the 30 years since its owners moved in. The clients needed help, Miller recalls: "They wanted to bring the house into its best possible state. And they trusted me to do it."

House Plans with 360 Virtual Tours
You've decided that you want to begin looking at house plans to build the house of your dreams, but you keep running into the same problem over and over. It's so difficult to visualize what your home will look like with just a few drawings of a plan and some blueprints. How can you get a better idea of what your nonexistent home will look like once it's built? Enter virtual house tours.
Looking at house plans with virtual tours before a house is even built offers many benefits that can significantly enhance home-building. Here's why:
- Easier visualization. 3D virtual house tours provide a three-dimensional, immersive property perspective, allowing prospective homeowners to explore the planned layout in detail. This brings the flat, two-dimensional house plans to life, offering a better understanding of the rooms' size, spatial relationships, and flow.
- Helps in decision-making. Through virtual tours, prospective you can make informed decisions about design aspects before construction begins. This includes the layout of rooms, placement of windows, or the flow between spaces. Seeing the house in 3D can highlight potential issues or improvements that may not be obvious from 2D plans.
- Personalization of the space. Virtual house tours allow for property personalization even before construction starts. Users can visualize different finishes, colors, or furnishings, helping them to plan and personalize their future homes.
- Cost and time savings. Catching potential design or layout challenges for your family through a virtual house tour might save time and money in the long run, as changes can be made before construction begins, avoiding costly adjustments during the build.
Virtual house tours provide a robust, interactive, and highly informative tool when looking at house plans. By offering an immersive view of the house before it's built, they aid in visualization, decision-making, personalization, and communication, potentially saving time and resources and increasing satisfaction with the final result.

360 virtual tours faq, what is the difference between a virtual tour and a 3d house plan.
Virtual tours and 3D house plans are valuable tools in real estate marketing and property development and have distinct characteristics and uses.
A virtual house tour provides an interactive, panoramic view of a property, allowing prospective buyers or renters to walk through a space visually. Depending on the complexity, a virtual tour might be a series of high-quality photographs or a 360-degree panoramic view.
The key aspect of a virtual house tour is that it depicts the property as it is, including the current decoration, furniture, finishes, and so forth . This realism helps potential buyers or renters get a feel for the property and visualize themselves living in it.
3D house plans, on the other hand, are a type of architectural drawing . They present a three-dimensional view of a property, typically showing the layout of the property without including details like furniture or decor unless it's precisely part of the design presentation.
3D house plans are particularly useful in construction and remodeling, helping builders, contractors, and homeowners understand and communicate the property's design. For potential buyers, a 3D house plan can clearly understand the property's layout, size, and flow.
The critical difference between a virtual house tour and a 3D house plan lies in their purpose and presentation. A virtual tour offers a realistic, interactive view of an existing property, helping viewers visualize the space as it is. In contrast, a 3D house plan provides a structural and spatial representation of a property, highlighting its architectural design and layout. While different, both tools can significantly assist in selling, buying, or renting a property.
What is a virtual tour of a house?
Virtual tours of a house can take various forms. At the basic level, they may consist of a series of professionally taken, high-definition photographs of a property's interior and exterior. These photographs are often arranged in a slideshow format to give the viewer a sense of moving through the property.
More advanced versions of virtual tours employ 360-degree panoramic images or even 3D walkthroughs, where users can navigate through the property as if they were there. This interactive exploration of virtual house plans allows viewers to get a comprehensive view of the space, including its layout and unique features.
Users may even interact with the 3D space in the most sophisticated virtual tours. For instance, they might be able to open doors, turn lights on and off, or manipulate furniture. This high level of interactivity provides a very immersive experience and can significantly aid in the decision-making process for prospective buyers or renters.
Do virtual tours help people buy houses?
Yes, virtual tours are an influential tool to help people buy houses. There are several ways in which virtual tours can help people buy homes.
- House plans with virtual tours provide a comprehensive view of the property. High-definition photos, 360-degree panoramas, or 3D walkthroughs allow potential builders or buyers to inspect every corner of the house at their convenience. This level of detailed visual information can significantly aid decision-making, even before a physical viewing is arranged.
- Virtual tours save time and money. People can explore numerous homes from the comfort of their living room rather than traveling to multiple properties, which can be especially difficult for out-of-town or international buyers. This reduces travel expenses and allows potential buyers to narrow their list of prospective homes effectively.
- Virtual tours' immersive nature helps buyers envision themselves in the home. This is particularly true for interactive 3D virtual house tours, where users can "walk" through the property and manipulate elements within the space. The more a person can visualize living in a house, the more likely they are to consider purchasing it.
- House plans with virtual walkthroughs allow for 24/7 property viewing. Potential buyers aren't limited by traditional open house hours or realtor availability. They can explore the property anytime they wish, as many times as they want, leading to a more profound familiarity with the house and, eventually, more confident buying decisions.
How do virtual house tours work?
Virtual house tours work through a combination of modern technology, like digital photography, videography, and software for 3D modeling and virtual reality. They provide a detailed, interactive, and immersive view of a property, allowing potential buyers or renters to explore it remotely. Here's a general process of how virtual house tours work:
- Photography and Videography. The process begins by capturing high-quality photos or videos of the property. A series of photos may be sufficient for a simple virtual house plans tour. For a more advanced 360-degree panorama or 3D walkthrough, special equipment like a 360-degree camera or a 3D camera may be needed. These devices capture images in all directions, creating a complete view of each room.
- Image Processing. After capturing the images, they are processed using special software. If a 360-degree tour or a 3D model is being created, the software stitches together the photos to create a seamless panoramic or 3D image. Some software can even generate a 3D model of the property based on 2D images, though more advanced tours may use dedicated 3D scanning devices.
- Interactive Elements. Depending on the complexity of the tour, interactive elements might be added. For example, in 3D virtual house tours, viewers may "move" through the property by clicking on different areas of the image. Some tours might also allow viewers to interact with elements in the home, like opening doors or turning lights on and off.
- Additional Information. Once the main visual elements of the tour are ready, further information can be added. This might include text descriptions, voiceovers, floor plans, or information about local amenities. This gives viewers a more complete understanding of the property.
- Online Hosting. The final virtual tour is hosted online on the real estate agency's website, a property listing site, or a dedicated virtual tour platform. The tour is usually embedded in a webpage and can be viewed using a web browser. Some tours might also be compatible with virtual reality headsets for an even more immersive experience!
What are the benefits of 360 virtual tours?
- 360-degree virtual tours offer many benefits, transforming how properties are marketed and explored. They provide a realistic, immersive experience, allowing users to explore a space as if they were physically present. Here are some significant benefits of 360-degree virtual tours:
- Enhanced imaging. Unlike static images, 360-degree tours allow viewers to look in all directions: up, down, and around. They provide a complete view of rooms and spaces, giving potential buyers or builders a realistic feel for the layout and size of the property.
- Increased engagement. 360-degree tours are interactive, allowing users to control their property exploration. This engagement can lead to potential buyers or renters spending more time on the property's listing, increasing their interest and likelihood of taking further action.
- Convenience and accessibility. House plans with virtual walkthroughs can be accessed anytime, anywhere, and on any device with an internet connection. This makes it easy for out-of-town or international prospects to view the property or plan, expanding the potential market.
- Time and effort savings. By providing a comprehensive view of a property, 360-degree 3D virtual house tours can help potential buyers or renters decide whether the property meets their needs before arranging a physical viewing. This can save the realtor and the potential buyer significant time and resources.

Summer Thornton’s Mexico Vacation Home Is Our Idea of Pink Paradise
P.S. You can rent it.
“It automatically puts you in this fantasy realm,” says Summer. And she is exactly the type of artist and out-of-the-box adventurer the vibrant town of Sayulita attracts. Surrounded by mountains and jungle on one side and the blue-green Pacific on the other, “it’s a place that invites you to lose yourself and follow your dreams,” she adds.
Her dream: to design and build an oceanfront tropical home for her family’s vacations, yes, but also to offer as an innovative, luxury rental property with the staff and services of a top-tier hotel. “I wanted guests to feel as if it was personal and private, like a friend had invited them to their amazing house in Mexico,” she says.
Still, such an endeavor would have humble beginnings. Summer and Josh purchased a late 20th-century house with a side garden/courtyard that was not in great shape. In fact, a pair of wooden arched doors was the only part of the house worth saving.
Today that salvaged front door has been rightsized with a surrounding concrete arch that suits the new home’s grand scale, says local architect Enrique García, who collaborated with Summer on the project. Just beyond it “the courtyard greets you as if it is the hostess of the house,” he says. “It’s how we structure spaces to create circulation and flow like a foyer.”
Summer adds, “The idea was to make it look as if we found the courtyard ‘as is’ and built a modern structure around it.” Underfoot in the central patio, she arranged colorful handmade Moroccan tiles in a pattern that, to García, “is like a painting” anchoring the home. Concrete walls were plastered with chukum , a traditional Mayan mixture made from a combination of limestone powder and the sap from a tree grown only in the Yucatán Peninsula.
“Chukum withstands salt spray and leaves a beautiful patina over time,” she notes. Rather than adding a bright, “beachy” color to it, Summer wanted a hue that would feel playful and fun during the day and moody at night. “Mexico feels like pink to me, so I chose a melon-ish, terra-cotta-type shade. It has this warmth that holds you.”
Conversational seating awaits in the large sunken living room, where “you can hear the ocean and feel the sea breeze.” Anchoring both arrangements is a custom coffee table crafted from a local wood that easily withstands salt and humidity and dubbed Tortuga for the turtles that nest and hatch on the beach directly in front of the house. Shades of ochre, dusty green, deep jade, and the all-over easygoing pink reference hues that repeat throughout the region and tropical landscape.
Summer thinks of the look as inspired by Mexican architect Luis Barragán at the beach. “Casa Rosada is loose and open, reflecting a sense of adventure and whimsy and the idea of ‘why not?’” And like the butterflies that flutter in through the open-air layout, this lightness of spirit finds its way into each of the home’s bedrooms. Through romantic arched corridors, beds stand as works of art, adorned with tassels and shell carvings and red coral in color-coded sanctuaries ranging from deep jade to dusty plum.
In one suite an outdoor chukum tub is shrouded in bougainvillea; another bedroom steps out to a private sunbathing area. “I didn’t want it to feel like there was one glorious bedroom and the rest are little afterthoughts, so each of them has a little something special,” Summer says.
As the sun sets and she and guests gather around the dining room’s 16-foot-long table, two gold leaf chandeliers dangle like wondrous low-hanging palm branches. These are already turning a beautiful copper green from the salt air. This, too, is a slice of Summer’s fantasy. “Vacation homes are different from everyday life—they’re built around play and a strong sense of place,” she says.
Casa Rosada is indeed a home with a soul, adds García. “In the evenings, when you’re sitting in the dining room having dinner and you look out toward the patio with the water falling in the fountain and the lights in the palm trees, you feel like the spirit of the house lives right there.”
Summer with her husband, Josh, outside the newly built home.
In the entry courtyard, a slender fountain crafted of volcanic stone rises from an emerald arrangement of zellige tiles ( Zia Tile ). Pots of small blue agave climb the steps above an antique bench Thornton found in San Miguel de Allende.

Joanna’s new show Me & My Travels, will take audiences through her hilarious and interesting adventures from her incredible career spanning more than four decades, recounting some never heard before stories. Later in the show she will be joined on stage by friend and producer Clive Tulloh, who will put to Joanna the questions that you’ve always wanted to ask – submitted by the audience – making the show a unique and hilarious night to remember.
On announcing Me & My Travels, Joanna said: “The thought of this tour in October, travelling across Australia, has completely taken over my waking hours. It’s utterly thrilling to start planning the stories I can tell, and the rapture (and gratitude, to be fair) with which I shall greet the audiences. Nothing like this has come my way before, and I may have to be dragged off with a hook at the end of each show. Oh people! This is especially for you from me, with masses of love. I think it will be fabulous.”
Joanna Lumley icon, national treasure, activist, comedy actress and all-round top girl is barely off our TV screens and appears to have been a permanent fixture in our sitting rooms since she burst onto our screens as Purdey in the New Avengers in 1976. Now in a nationwide Australian tour she will take us through the random journey that started in London in the swinging 60’s. Beginning as Jean Muir’s house model and muse, progressing to becoming a full-blown photographic model, featuring in knitting patterns, mini-skirts, toothpaste commercials and the occasional front cover.
From there Joanna will share her stories of her acting career that includes Coronation Street, On the Buses, Dracula and as a brainwashed Bond Girl in Blofeld’s lair in On Her Majesty’s Secret Service. Joanna’s breakthrough role was as Purdey, a part for which over 800 girls auditioned. Purdey propelled her to instant fame and created one of the "must-have" hairstyles of the 1970s -- the Purdey bob. She became a pin-up figure for a generation of British males who grew up watching her as the high-kicking action girl.
Alongside iconic hairstyles Joanna started to develop a nice side line as adventurer and activist; popping up all over the globe she was often seen gasping at the Northern Lights, turning her bra into espadrilles and finding the source of the Nile.
Then as Patsy Stone in Absolutely Fabulous she became a degenerate role-model for a generation. Winning two BAFTAs, Joanna emerged as one of the best comedy actresses of her generation. For 25 years the adventures of Patsy and Edina have sporadically lurched across our screens culminating in AbFab The Movie in 2016.
This intimate night with Joanna tells some of these tales and more as we gallop through almost 50 years in this business we call show.
