Une tour environnementale en bord de Seine

Au cœur du quartier d’affaire Seine Ouest, la tour Sequana avec sa silhouette elliptique se repère de loin. Son habillage extérieur, tout en verre, forme un camaïeu de bleu qui reflète le travail sur la lumière entrepris par Arquitectonica le cabinet d’architecte américain à l’origine du projet. Tout en rondeur et en fluidité, le bâtiment déploie ses courbes sur 24 niveaux jusqu’à une toiture découpée en bosse à 100 mètres de hauteur. Celle-ci est revêtue de 1 000 m² de vitrage dont 450 m² de cellules photovoltaïques. Sous cette charpente vitrée, des terrasses permettent d’accueillir des espaces de convivialité.

Les 45 000 m² de l’édifice, dont l’architecture et l’agencement intérieurs ont été confiés à l’architecte Jean-Michel Wilmotte, abritent de nombreux équipements et services au premier rang desquels un auditorium de 350 places. Une salle de sport, plusieurs restaurants d’entreprise et une cafétéria, un salon de coiffure, un pressing, un point banque, une agence de voyage et un centre médico-social contribuent également au bien-être des 2 400 occupants des lieux. Un parking de 540 places sur 3 niveaux de sous-sol vient compléter les infrastructures de la tour. Au-delà de l’élégance sobre et moderne des aménagements intérieurs, l’orientation du bâtiment a été pensée pour que chaque salarié puisse bénéficier de vues sur le panorama alentours et d’un maximum d’éclairage naturel.

Cette dimension environnementale de la tour Sequana, prise en compte dès sa conception, lui a d’ailleurs valu de remporter le grand prix « Eco Building » et de figurer parmi les premières grandes tours de bureaux certifiées HQE.

Tour Sequana

L'Express

La Tour baptisée Sequana est un immeuble de bureaux prêt à accueillir les salariés de Bouygues Telecom. Conçue par l'architecte Bernardo Fort-Breschia de l'agence Arquitectonica, la Tour elliptique voit sa forme accentuée par la mosaïque de bleus qui composent sa façade.

Haute de 100 mètres, Sequana se dresse au milieu de la zone en construction "Seine-Ouest" à Issy-les-Moulineaux, entre l'héliport, le stade Suzanne Lenglen et le périphérique. Elle jouxte le nouveau siège social de Bouygues Immobilier, la "bulle", conçue par Christian de Portzamparc.

On pénètre dans la Tour par le parvis de "la Vague", décoré de gerbes de néons fluos. Le bâtiment au pied du building est une annexe de quatre étages à la toiture végétalisée.

Coeur vivant du "Village", qui regroupe des services au 2ème étage, la cafétéria de 100 places et sa terrasse profitent avec éclat de la lumière naturelle.

L'un des deux restaurants d'entreprise au design orange et blanc fait très sixties. Au total, les deux restaurants assurent 800 places assises.

Au sommet de la Tour, la petite terrasse du 23ème étage offre une belle vue des environs à l'air libre. Si on lève la tête, on aperçoit aussi les panneaux photovoltaïques qui couvrent au total 450m des 1000m2 de toiture vitrée.

A l'intérieur, le réseau de couloirs qui alimente les bureaux permet de diffuser une lumière naturelle traversante grâce à un jeu de panneaux transparents colorés.

La vue saisissante offerte par les baies vitrées à 360° dans les bureaux en open-space permet par exemple d'apercevoir la Tour Eiffel, le ruban de la Seine, les tours de la Défense.

Dans les étages, une petite touche de déco pittoresque vient agrémenter les piliers en enfilade : de vrais pieds de vignes chargés de grappes de raisin et plantés dans des pots de couleur bleu-Bouygues-Telecom.

Select your date of visit and enter the access code WOCCBUS. Buses should drop-off and pick-up passengers in the bus lane along Baker St. Electric Vehicle Charging Stations: There are two ChargePoint Level 2 stations available on level 3 of World of Coca‑Cola parking garage. Spaces can only be used when a charging session has been initiated. Atlanta Streetcar: Use the Centennial Olympic Park stop.

The Sequoia Tower begins a new turn in La Défense. Forced to build on increasingly complex grounds, the architects abandoned fragmented volumes in favour of pure prisms where curves are the constant elements. The Sequoia Tower thus presents on one side a dière façade and on the other an arc of a circle. The latter echoes both the vault that crowns it and its new façades designed in 1989. The connection between the two bodies is made by a horizontal lift spanning the pedestrian walkway. Inside, the office spaces unfold around a central atrium and are lit by a double skin of glass. The building is one of the first intelligent buildings, integrating all computer technologies.

A word about the architects

Michel Andrault (1926) and Pierre Parat (1928) joined forces in 1957 and for almost forty years held a prominent place on the French architectural scene. Known for their work on housing (the Pyramids of Epernay and Evry), they also designed major facilities such as the Palais omnisports de Paris-Bercy.

In 1985, they entered La Défense and, along with Henry La Fonta, became the most influential architects on the site. They accompanied its transformation over nearly ten years and signed several master plans. In terms of projects, Michel Andrault and Pierre Parat are involved in around ten projects, including the restructuring of the CNIT and Le Michelet-Gan Groupama. In 1997, the Renaissance Hotel marked their last collaboration. Michel Andrault then continued his career by founding the Conceptua agency with Nicolas Ayoub.

AccorHotels rachète la tour Sequana, où il a son siège social, pour 363 millions d'euros

Le groupe hôtelier AccorHotels a annoncé le rachat de son siège social à Issy-les-Moulineaux, en banlieue parisienne, pour 363 millions d'euros. Il y est locataire depuis 2015.

Le montant de la transaction a été calculé sur la base d'un contrat de location d'une durée de 12 ans établi en 2015 et comprenant une option d'achat, a précisé le groupe dans un communiqué. L'immeuble est aujourd'hui valorisé plus de 500 millions d'euros, selon AccorHotels, et son acquisition permettra une économie de loyer de l'ordre de 20 millions par an.

L'acquisition de la tour Sequana (le nom du bâtiment) est en majorité financée par le biais d'un prêt hypothécaire de 300 millions d'euros sur huit ans et à un taux de 1,8%.

Ancien siège social de Bouygues Telecom, la tour avait été acquise en 2013 par la société Emerald France 1 pour le compte d'investisseurs institutionnels. La tour Sequana accueille actuellement environ 1.600 personnes et s'étale sur une superficie de 43.000 m2, a indiqué à l'AFP Sébastien Valentin, directeur de la communication d'AccorHotels.

Sequana Tower Signs AccorHotels to 12-Year Lease

Hines france successfully helps secure one of the largest transactions of 2015.

(PARIS) – Hines, the international real estate firm, announces a long-term lease at Sequana Tower in Issy-les-Moulineaux near Paris. AccorHotels, Europe’s largest hotel operator, has signed a 12-year lease, beginning in January 2016, for the entire 43,000-square-meter (462, 848-square-foot) tower.

Sequana Tower is a Class A office building located in one of the main office submarkets southwest of Paris. The deal has enabled Hines France, Asset Manager for Sequana Tower, to provide an optimum response to the objectives of its investors by securing a long-term rental income.

“The lease signed by AccorHotels in Sequana Tower marks a significant step forward for Hines France. In 2015, in a real estate market that has been characterized by the absence of large transactions, we are pleased to have secured this major transaction which enables us to create value for our investors by the signature of a long-term lease,” commented Xavier Musseau, managing director of Hines France.

Issy-les-Moulineaux: record deal for the sale of Accor’s world headquarters

Hotel group Accor has completed the sale of its global headquarters, the Tour Sequana, located in Issy-les-Moulineaux, France, to London-based asset manager Valesco Group, representing Asian investors. The building, formerly known as the Tour Mozart and previously housing Bouygues Telecom’s headquarters, was acquired by Accor in 2018, as reported by Les Echos.

Spanning 43,000 square meters over 26 floors, it was designed by the American architectural firm Arquitectonica. The transaction, valued at €460 million, was structured as a sale-leaseback agreement, with Accor committing to a 12-year lease and an annual rent of €22 million. The deal also included an existing shareholder loan of €100 million.

This operation aligns with Accor’s “asset-light” strategy and is a significant transaction, considering that Accor had purchased the building four years ago for €363 million. It is the largest office transaction in continental Europe this year, demonstrating the resilience of the office real estate sector, according to Antoine Derville, CEO of Colliers France and Belgium, the consulting firm that facilitated the deal. The Ile-de-France region holds a prominent position for foreign investors, given the declining investment volumes in the UK and Germany.

The Tour Sequana is considered a prime asset due to its location near Paris, the intrinsic qualities of the building, including extensive services, and its latest environmental certifications. It was highly coveted by investors, and Valesco secured the acquisition without significantly changing the original price set by the seller. This marks the group’s second major transaction in Europe, following their record-breaking acquisition of a property in Brussels for €1.2 billion in 2020.
