Situé porte de Versailles (15ème), le projet Triangle prendra place au cœur du Parc des expositions qui accueille près de 7 millions de visiteurs par an et propose des manifestations emblématiques comme la foire de Paris ou le salon de l’agriculture.

Lancé par Unibail-Rodamco, la Chambre de commerce et d’industrie de Paris et leur filiale commune Viparis (gestionnaire du Parc d’expositions), ce programme à vocation économique offrira en même temps de nouveaux services aux Parisiens. Cette réalisation bénéficiera au quartier, à la capitale et à la métropole. En effet, il créera de nouveaux liens à la frontière des villes de Paris, Vanves et Issy les Moulineaux et animera l’avenue Ernest Renan.

Triangle est un projet privé qui présente un intérêt général pour Paris. Il a été conçu par les architectes Herzog et de Meuron comme un véritable monument du XXI siècle. Conçu avec des normes de haute qualité environnementale, il s’agit d’un immeuble de forme inédite dont le sommet atteint 180 m de haut et la base s’étire en façade sur tout le long de l’avenue Ernest Renan. Ce projet d’envergure contribuera à l’évolution globale d’un quartier qui voit aujourd’hui la transformation des terrains Balard appartenant à l’État et le début de la modernisation du Parc des expositions.

BESIX construit la Tour Triangle à Paris

Unibail-Rodamco-Westfield (URW) a attribué à BESIX la construction de la Tour Triangle, à Paris, conçue par les architectes Herzog & De Meuron, lauréats du prestigieux prix Pritzker.

D’une hauteur de 180 mètres, la Tour Triangle a été conçue afin d’être conforme aux certifications environnementales BREEAM Excellent (au minimum) et HQE Exceptionnel, de même qu’au label Effinergie. Les solutions mises en place comprennent des systèmes de géothermie, de réseau de chaleur urbain et de récupération d’énergie et de chaleur, de même qu’une façade bioclimatique et 1.000 m² de panneaux photovoltaïques.

Le planning, la logistique et les méthodes de construction ont été élaborés par BESIX Engineering, le bureau d’études interne de BESIX, afin de réduire de manière optimale l’impact sur la mobilité locale, le quartier et l’exploitation du Parc des Expositions. BESIX Engineering mènera également les études d’exécution pour la structure et apportera son soutien pour celles dédiées à la façade.

L’ensemble de nos équipes est aujourd’hui mobilisé.”

La Tour Triangle comprendra des espaces de bureaux, un centre de conférences, mais aussi un centre de santé, un centre culturel, une crèche, un hôtel et un restaurant. Le bilan carbone du bâtiment sera maitrisé, notamment grâce à l’utilisation de matériaux bas carbone, dont un minimum de 50% de béton à émission réduite de CO2, et de matériaux recyclés, en particulier pour ce qui concerne l’aluminium des façades. Le chantier de la tour proposera en outre 100.000 heures d’insertion sociale en partenariat avec l'EPEC, l'association Ensemble Paris Emploi Compétences.

La Tour Triangle, qui génèrera 5.000 emplois directs et indirects, sera achevée en 2026. BESIX collaborera étroitement avec l’équipe de Maitrise d’œuvre désignée par URW : les bureaux d’études Setec et Egis, respectivement en charge des études de conception pour la structure et les fluides, et Artelia en tant que Maitre d’œuvre d’Exécution.

La Tour Triangle constituera le troisième immeuble de grande hauteur réalisé par BESIX à Paris. Celle-ci s’ajoute aux tours Dexia (CBX) et Carpe Diem du quartier de La Défense. La Tour Carpe Diem fut notamment la première tour à double certification HQE et Leed et la première tour certifiée Leed Platinum en France.

Cette tour s'inscrivait à l'origine dans un processus de réflexion sur le dépassement du plafond des 37 mètres réglementaires aux franges de la capitale. Le projet proposé par Unibail-Rodamco (propriétaire de Paris Expo) est dessiné par les architectes suisses Herzog & De Meuron associés à l'agence française Valode & Pistre. Il prend une forme pyramidale et associe différentes activités, qui ont toutefois évolué au fil des années 1 . La tour doit ainsi accueillir : - 66 000 m² de bureaux ; - un hôtel 4 étoiles de 128 chambres du 13e au 18e étages avec restaurant, bar et espace fitness ; - un centre d'affaires de 1 500 m² disposant notamment d'un auditorium de 1 700 places ; - un espace culturel de 550 m² au rez-de-chaussée, ouvert au public ; - une crèche de 60 berceaux et un centre de santé de 500 m² au 1er étage ; - 800 m² de commerces de proximité en rez-de-chaussée le long de la rue Ernest Renan ; - un « belvédère » aux deux derniers niveaux de la tour, accessible par des ascenseurs panoramiques. Présenté pour la première fois en septembre 2008, le projet de la Tour Triangle a connu une forte opposition de riverains, élus et associations, si bien que son chantier n'a démarré qu'en décembre 2021 pour une livraison annoncée courant 2026 2 . Permis de construire n° 075 115 15 V 0070 délivré le 28/04/2017 (surface de plancher initiale : 92 180 m²), modifié à deux reprises les 25/09/2020 et 12/07/2021.

The first Parisian skyscraper of the 21st century

The 180-metre high Tour Triangle has been designed to comply with the BREEAM Excellent (minimum) and HQE Exceptional environmental certifications, as well as the Effinergie label. The solutions implemented include geothermal systems, a district heating network and energy and heat recovery systems, as well as a bioclimatic façade and 1,000 m² of photovoltaic panels.

Unibail-Rodamco-Westfield (URW) has awarded BESIX the construction of the Tour Triangle in Paris, designed by the architects Herzog & De Meuron, winners of the prestigious Pritzker Prize.  The Tour Triangle will include office space, a conference centre, but also a health centre, a cultural centre, a crèche, a hotel and a restaurant. The building's carbon footprint will be controlled, in particular through the use of low-carbon materials, including a minimum of 50% concrete with reduced CO2 emissions, and recycled materials, in particular for the aluminium facades.

Engineering & Construction

The planning, logistics and construction methods have been developed by BESIX Engineering, the in-house design office of BESIX, in order to optimally reduce the impact on local mobility, the neighbourhood and the operation of the Parc des Expositions. BESIX Engineering will also carry out the execution studies for the structure and will provide support for those dedicated to the façade.  The tower, which will generate 5,000 direct and indirect jobs, will be completed in 2026. BESIX will work closely with the project management team appointed by URW: the engineering firms Setec and Egis, respectively in charge of the design studies for the structure and fluids, and Artelia as the execution project manager.

After the Tour Montparnasse in 1973, Paris is set to construct its next skyscraper- Tour Triangle, designed by Herzog & De Meuron. The project has been the centre of much controversy. Designed in 2008, the tower was rejected by local authorities. It will see completion in 2018.

Tour Triangle is a 40 storey tall, 590 feet high tower, almost half of the Eiffel Tower. The tower was not accepted on grounds that certain government officials felt that it is unstable; several neighbours felt that it will overshadow their buildings. Adding to this was the fact that Tour Montparnasse was not widely accepted, and as a result in 1977 a regulation on the heights of buildings was imposed, limiting the heights of structures to 36 metres. Parisians felt that high rise structures will negatively impact the skyline of Paris and the historic ambience of the city. The restriction was lifted in 2010.

There is no denying that Tour Montparnasse seems out of context in the French Capital. However, the design of the Triangle Tower shows an entirely different picture altogether. Herzog & De Meuron have used the presence of the tower to reinstate the historic axis connecting Rue de Vaugirard and Avenue Ernest Renan and will also connect Porte de Versailles to the city.

The tower has been designed such that it will have no shadow. Even though this seems highly unlikely of such a massive structure, digital shadow studies of buildings suggest differently. The shadows of tall buildings move rapidly, rotating as the sun changes position, and not staying at one place for very long. In the case of small buildings, the shadow will only grow as the day advances and stay in one direction for long. Also, high-rise structures are stepped back inside after achieving a certain height, growing slimmer as they grow taller. The triangle tower seems to have combined the two principles. The architects claim that no part of the neighbouring area will be under the tower’s shadow for more than 40 minutes each day.

Wind and solar energy will power the building. It will be a mixed use tower with a 120 room hotel, a fine-dining restaurant, a bar and 70,000 square meters of office space. The architects have redesigned the scheme to include 2,240 square meters of co-working space, a day-care facility and other community facilities at the lower levels of the building. The tower is sleek and compact, and made of glass.

The total area is 92,200 square metre with a ground coverage of only 5259 square metre. The current density of Porte de Versailles is 0.85 and will rise to 1.10 once the tower is open. According to the architects the tower will only contribute to 3% of vehicular traffic in the area. Though 3% does not sound like much, it is still too optimistic to think that with an increase in density, there will be no change in the traffic scenario and the character of the city.

The Tour Triangle will be the third high-rise building built by BESIX in Paris. It joins the Dexia (CBX) and Carpe Diem towers in the La Défense district. The Carpe Diem Tower was the first tower to be awarded both HQE and Leed certification and the first Leed Platinum certified tower in France.

Designing a new tower in La Défense today involves solving several issues from a wide variety of fields: functional issues (creating a flexible place and an efficient building) - technical and constructive issues (a complex site with many constraints) - the quality of living conditions in a high-rise building - urban issues (with the evolution of a business district to a more urban living model) and also symbolic issues (the headquarters of a major French company).

Notwithstanding all these concerns, a tower, more than any other building, is about people and how it affects them. Emotions are expected to be felt at the sight of such a building and the architect should strive to bring about these feelings and this excitement.

The tower’s architecture shows originality and can be compared to a grouping of three crystals capturing and scattering light with a play on reflection and transparency. The dynamic silhouette of the building, through the assembly of three oblique prisms that, in an anthropomorphic way, resembles a head, a body, and afoot, allows it to interact with the surrounding towers. The tower thus becomes a figure turning its head and slightly stooping as a sign of warm welcome.

Moreover, nature is given the centre stage: large greenhouses contribute to the aura and environmental performance of the building while gardens on all floors can be directly accessed from the office spaces.

An efficient, functional, and flexible tower.  The tower has been designed as a prime resource for the company. Divided into three distinct parts, it includes: - a main body where all levels are devoted to office space. - a lower part that houses such services as open access areas, including a showroom on the esplanade level. - highest floors located in the top glazed prism,i.e. the head of the tower, which encompasses reception areas, meeting places, and the “ espace plein ciel” , a stupendous gathering area with panoramic views.

An outstanding working environment .  The office floors benefit from panoramic views and enjoy strong natural lighting. Gardens can be accessed from the office spaces; although outdoors, these areas are wind-sheltered.
