  • Baggage Loss & Delay: Guests can get reimbursed up to $1,000 per person for lost, damaged, or stolen baggage and travel documents, as well as unauthorized use of credit cards. If baggage is delayed, policyholders are covered for up to $250 in expenses to purchase necessary items such as toiletries and clothes.

Today we’re announcing two new ways Airbnb will support our guest community as they navigate unexpected impacts of the recent surge in COVID cases throughout the world — an upcoming guest travel insurance product and the launch of Airbnb’s Guest COVID Support Program.

Since the WHO’s declaration of COVID-19 as a pandemic in March 2020, we’ve continued to prioritize public health. Our guiding principle has been that people should not travel or host if they are sick with this virus.

In this context, we announced the global activation of our Extenuating Circumstances policy in March 2020 enabling guests who booked before the pandemic to get refunds, making Airbnb the first short-term rental platform to implement such a consumer-friendly approach to COVID cancellations. And Airbnb continues to allow guests who contract COVID to cancel for a full refund even if it’s outside of the Host’s cancellation policy. This is something none of our peer short-term rental companies have done. 

But over the past month, we’ve seen the stress and challenges spurred by Omicron, and we’ve stayed close to our community, which includes both Hosts and guests. As a two-sided platform, it is important to recognize that the Omicron spike has greatly impacted our Hosts, and we know many lost out on income as well as the opportunity to market their listing over the holiday season following last-minute cancellations. For this reason, we are grateful that our Host community as a whole has sought to offer guests greater flexibility — with almost two thirds of active listings now offering moderate or flexible cancellation policies. And many even went above and beyond their cancellation policies to support guests over the course of this unprecedented Omicron wave that hit over the holiday travel season. 

Travelers have been hit hard, particularly with sudden travel restrictions and border shutdowns. We also know that many travelers who may be wary of crowded hotel lobbies during this Omicron spike are increasingly viewing short-term rentals booked through a trusted platform like Airbnb as a safer travel option for family and friends — particularly as Airbnb Hosts remain committed to Airbnb’s COVID safety and cleaning practices .

We understand that our guests are also trying to navigate in a really dynamic environment, so we’ll be stepping up our support for guests in the following ways:

Airbnb Guest Travel Insurance

We will launch a custom-built guest travel insurance product offering exclusive to Airbnb guests. The same team that brought our AirCover Host protection product to life is building our new guest insurance product in partnership with a reputable insurance carrier. We plan to launch this new product in Spring 2022. 

Until this new product is available, we urge guests to purchase travel insurance outside of Airbnb, or to utilize the functionality of our free cancellation search filter to find listings that have more flexibility.

Airbnb Guest COVID Support Program

While we work towards the travel insurance launch, we are introducing our new Guest COVID Support Program to provide relief to guests no longer able to proceed with their previously booked reservations due to unexpected travel disruptions caused by government mandates — such as border closures or mandatory extended quarantine requirements. 

For guests in these situations who are unable to obtain full refunds under their Hosts’ cancellation policies, Airbnb will provide relief in the form of a travel coupon for 50 percent of the cost of the unrefunded portion of the reservation. We are funding this program with $20 million initially to help defray these financial impacts to our guests and ensure guests know that we are listening to their concerns.

This program is effective immediately, and applies retroactively to reservations that (1) have a check-in date on or after December 1, 2021 and (2) had to be cancelled by the guest due to border closures, government mandates and certain other Omicron-related travel restrictions not in effect at the time of booking. If guests had reservations for stays with check-in dates on or after December 1, and they had to cancel in advance of check-in due to unexpected travel disruptions caused by government mandates, they are eligible for relief under this program. 

For example, if a traveler in October booked a stay in Israel with a check-in date for late December — and Israel’s restrictions on outside travel were announced after the date of booking but before the date of check-in —  this program would retroactively apply. However, if a traveler books a stay in Israel today while the same travel restrictions are already in place, the program would not apply.

This program is meant to support guests who have encountered extreme and unexpected government-mandated travel disruptions due to Omicron and through no fault of their own. Other circumstances such as a guest testing positive for COVID just prior to a reservation will still be covered by Airbnb’s Extenuating Circumstances policy and therefore will not be eligible under this new program. Additionally, extreme travel disruptions such as earthquakes, wildfires, etc. that are not related to COVID are also covered under Airbnb’s Extenuating Circumstances policy.

Despite Omicron, this New Year’s Eve nearly 4.5 million guests in 53,000 places around the world put their faith in our Hosts and platform to deliver safe and meaningful experiences. This represented our biggest night since the start of the pandemic. 

We will continue to emphasize responsible travel, including communicating updates about our forthcoming guest insurance product ahead of the Spring launch.

But what happens if these rental properties, especially ones worth millions of dollars, get damaged before you arrive or if your plans unexpectedly change, causing you to need to cancel or shorten your stay?

While the exact outcome will depend on the situation, if you purchase travel insurance , you may find you're eligible for compensation.

So how do you know if it's worth the investment before your next trip? TPG dug into the details to determine what standard travel insurance policies may cover you for when staying at home rentals — and when you may want to purchase some additional coverage.

Does homeowners insurance cover Airbnbs?

If you rent your property on Airbnb often enough for your home insurance provider to consider it a business, you likely won’t be covered. If you only rent on the occasional weekend, your home insurance policy may help to cover Airbnb losses like if a guest breaks your television set or a storm blows some shingles off your roof while the home is guest-occupied. But, it is ultimately up to your home insurance company to decide whether you renting out your home counts as a commercial activity, meaning you treat the home you own more as a business than a place you live. Home insurance is designed to financially protect a homeowner (and their financial lender) from unexpected losses — it is not designed to cover businesses.

Your home insurance policy might, however, extend coverage to Airbnb rentals if you rent the home infrequently, like once every few months. In that case, your carrier may view your home as your residence (not your business venture), and your insurance coverage would apply. But, depending on your home insurance company, you might need additional coverage like a standalone policy or home-sharing endorsement . For instance, Allstate offers a HostAdvantage endorsement on their home policy to cover home-sharing rentals. This protects you against things like theft and damage to items within the home.

With Airbnb, home insurance can get complicated. Before you list your home, set aside some time to speak with a licensed insurance agent. They can walk you through what’s covered — and what’s not — under your home insurance policy and help you identify any coverage gaps.  

What does Airbnb’s insurance cover?

Airbnb’s insurance coverage, called AirCover , provides liability insurance and financial protection to hosts for some guest-related damage. It also includes liability insurance for hosts that sell “Experiences” through Airbnb. This free coverage is designed to financially protect hosts and others involved in your rental, like co-hosts and cleaners.

AirCover Host damage protection

Host damage protection provides up to $3 million in coverage to financially protect hosts if a guest damages the inside or outside of their property , including the host’s personal belongings, appliances and vehicles. Some things it covers include:

  • Damage to your home, property or belongings from a guest.
  • Damage to your parked vehicles or boats caused by guests.
  • Lost income if other bookings must be canceled due to unexpected guest damages.
  • Extra cleaning required due to damage caused by guests.

AirCover Host liability coverage

The other component of AirCover is Host liability insurance . It offers up to $1 million in bodily injury liability coverage if a guest is injured on your property during their stay. It also includes coverage for a guest’s property that is damaged or stolen during their stay. Host liability insurance does not cover intentional damage, injury or situations covered under Host damage protection. Here’s what this policy type may cover:

  • Bodily injury liability for guests and other people, like cleaners and Co-Hosts.
  • Property damage coverage for guests’, cleaners’ and Co-Hosts’ personal belongings.
  • Property damage in common areas, like building lobbies, caused by a guest.

What does AirCover not cover?

AirCover has some notable exclusions:

  • Intentional damage or injuries
  • Regular wear and tear 
  • Cleaning and trash removal fees 
  • Damage related to acts of nature like earthquakes, hurricanes, floods and severe weather
  • Mold damage

Most of these things are already common home insurance exclusions , except for severe weather. Remember, if your home insurance company determines that you’re using your home as a business, your claim could be denied even if the damage results from a covered home insurance policy peril.

How to file a claim with AirCover

If you need to file a claim with Airbnb’s AirCover for Hosts, you can start a reimbursement request online for a damage protection claim. You must log into your account, select which reservation you are requesting reimbursement for, and follow the steps. For a Host liability insurance claim, you can fill out the liability claim form to submit, which will start the claims process.

Where to find insurance for Airbnbs

Airbnb insurance by itself may not be enough. To help fill in coverage gaps, some major insurers offer special insurance for Airbnb hosts, typically called short-term rental insurance . Depending on where you buy it from, short-term rental insurance may be available as an add-on to your home insurance or as a separate policy. These insurers include:

  • Proper Insurance
  • Liberty Mutual

Landlord insurance may also act as insurance for Airbnb hosts, but this will also depend on where you buy your policy. Some landlord insurance providers will not cover a property that is left vacant for long periods of time, which is something an Airbnb host could run into. Speaking with a licensed insurance agent can ensure that the Airbnb insurance coverage you’re purchasing will cover what you need it to.

Insurance for other rental sites

If you rent your home through a site other than Airbnb, you’ll likely still need to have some type of short-term rental insurance in place to protect your investment. Here are some of the insurance coverage considerations from other popular home-sharing platforms:

  • VRBO: VRBO provides $1 million in liability coverage for stays that are processed through the HomeAway checkout platform. The policy does not include coverage for damage that tenants cause to your property.
  • FlipKey: While FlipKey doesn’t offer its own insurance policy for hosts, it does suggest that hosts talk with their insurance agents about their needs so that hosts have adequate financial protection.
  • Onefinestay: Onefinestay has an insurance policy for hosts, which covers theft and damage . However, the company recommends that hosts check their existing policies for coverage and notes that hosts can purchase their own coverage.
  • Booking.com: Booking.com provides homeowners and property managers with $1 million in liability coverage at no additional charge. Unlike Airbnb, homeowners must opt-in for Booking.com coverage.

Here’s an example of how AirCover for guests and travel or reservation insurance can work together.

You arrive at your destination and learn that the airline has sent your baggage to the wrong city and you won’t get it back for at least 24 hours. You then check in at the place to stay and find out that the number of bedrooms at the place are less than advertised.

In this situation, AirCover for guests can help you find a new place to stay, depending on availability at comparable pricing. If you purchased travel or reservation insurance with your Airbnb reservation or booking, you can also file a claim with Generali or Europ Assistance SA to get reimbursed for certain extra things you have to buy while waiting for your baggage, like clothing and toiletries.

I have 10 years of positive reviews. I am also an Airbnb host, so this affects my ability to earn money. Can you help me get Airbnb to reverse its ban?

ANSWER: Banning you for an accidental spill on a host’s sofa seems like an overreaction. So, what’s going on? I reviewed the correspondence between you and Airbnb, and it looks like your communications with the host were cordial. You spilled food on a sofa, and it needed to be professionally cleaned. It looks like your host had never filed a claim with Airbnb before your mishap and didn’t fully understand how seriously a claim would be taken by the platform.

I didn’t know either. But filing a claim against your insurance (part of the company’s AirCover for Hosts program) is apparently taken quite seriously. One of the possible outcomes, as you now know, is that you can get removed from the platform.

Did you violate Airbnb’s ground rules for guests? Technically, yes. Airbnb requires you to keep a rental clean, litter-free and undamaged. “Guests should not leave the listing in a state that requires excessive or deep cleaning (moldy dishes, soiled carpets, stains from pets, etc.),” it says.

But you did follow Airbnb’s guidance when it comes to damage. If there’s damage to the home, Airbnb requires that you inform the host as soon as possible and work to find “a reasonable solution.” Based on the correspondence between you and the host, it looks like you were agreeable to paying for the damage.

So, what happened? I suspect Airbnb used some kind of artificial intelligence to review the complaint and decide how to handle it, because a person would have never banned you from the platform. The correspondence between you and the host shows that you were cooperative.

An appeal to one of the executives at Airbnb might have made a difference. I publish their names and numbers on my consumer advocacy site, Elliott.org . But this case would take more than an appeal to get resolved.

You reached out to the host and had a conversation with him, host to host. You explained that after your host filed a claim, Airbnb had banned you and disabled your hosting account, so you are completely off the platform now. The host was surprised and agreed that banning you was an overreaction. He decided to write to Airbnb on your behalf, asking for you to be reinstated.

I contacted Airbnb separately. I was genuinely worried that the same thing could happen to me if I had an accidental spill on a sofa while staying at an Airbnb.

The company reviewed your request and sent you some good news. “After careful review of all documentation and related communication provided by both parties, we’ve decided not to charge you for the damage that occurred during your stay. I have also reactivated your Airbnb account. You should have access to it immediately,” a representative wrote. (This time, it definitely came from a real person.)

I hope that if the tables are ever turned and someone spills something on a sofa in your Airbnb rental, you will remember this incident and try to work it out without getting AirCover involved. Otherwise, I will have another case on my hands.

Let’s be real: There are times when renting an Airbnb makes more sense than using points for a hotel stay. Whether you love or loathe Airbnb, securing the perfect home rental requires more effort than simply booking a hotel room.

These are the 6 steps I take every time I book an Airbnb to ensure I find the ideal home for my needs .

I frequently stay at hotels, but I also consider Airbnb as an alternative when there are no high-quality hotels available or when the destination I’m considering has a thriving Airbnb market.

One key distinction between hotels and Airbnb is the level of trust in staying at a hotel . When you select a well-known hotel chain, you can confidently make your booking fully aware of what to expect. There are websites that offer valuable hotel reviews, or you may have friends who have stayed at these hotels and can personally vouch for them.

However, because each Airbnb home is unique, you must be willing to devote extra time to researching and reading through Airbnb listings in your selected destination.

Barcelona's Airbnb ban: a sign of things to come?

The mayor of Barcelona wants to ban short-term holiday lets in the city by 2028 in an "unexpectedly drastic move", said Sky News .

Jaume Collboni said he would drive Airbnb out of Catalonia's capital by not renewing licences for the 10,100 flats approved for short-term rental when they expire in 2028. Those apartments "will be used by the city's residents or will go on the market for rent or sale", he said, which would tackle the "largest problem" in Spain's most visited city.

Critics blame short-term rentals for skyrocketing rents and housing costs that are pricing out locals, amid a growing anti-tourism movement in Spain and around the world . "The decision puts the Catalan city at the forefront of a backlash against the effect of online-based short-stay rentals on cities," said The Times , "with the most radical global measure yet."

'With hordes of visitors comes great irresponsibility'

Barcelona is the "victim of its own success", said The Times in an editorial. Spain is the second most visited country in the world after France, and Barcelona attracted 10 million visitors last year. But that has created an " explosion in short-term rentals ", many of which are advertised through Airbnb.

Rents in the city have increased by 70% over the past decade, and the cost of buying a house by nearly 40%. In 2016, Barcelona became the first major European city to fine Airbnb for its users letting unregistered properties, and cracked down on illegal apartments altogether. No new short-term licences have been granted since, and nearly 10,000 illegal apartments have been shut. Almost 3,500 are said to have been recovered as primary housing for local residents. Collboni believes that this latest move will "restore some fairness to Barcelona's overheated housing market".

You might say Barcelona is "taking back control of its private rental sector from the disruptor platform", said Paul Clements in The Independent – and "there are plenty of places in Britain that would like to follow their lead". Since its European launch in 2010, Airbnb has "dramatically reshaped short-term lettings markets, depleting housing stock with a negative knock-on for residents' rents". Just ask locals in Britain's "prettiest seaside villages – if you can find them ".

Local governments in Lisbon, Berlin and the Canary Islands have announced restrictions on short-term rentals, and last September New York began enforcing a 2022 law that banned people from renting their homes for fewer than 30 days – a de facto ban on Airbnb. Similar legislation was set to kick in in Ireland in 2022, but has since been held up.

Yes, AirBnb "helped create new demand", said Clements. It "stretched the average tourist's length of stay", which has enabled "more than $10 billion in tourism taxes to be generated around the world". However, "with hordes of visitors comes great irresponsibility".

'Protesters should be careful what they wish for'

But anti-tourism protesters may be biting the hand that feeds them, said MailOnline . Take Mallorca . Last month up to 15,000 people took to the streets of Palma, the capital of the popular Balearic island, carrying posters that read "SOS residents" and "Enough mass tourism". Similar protests have taken place in Ibiza.

The Balearic president has said that Mallorca's 20 million annual tourists are "not sustainable". But tourism accounts for about 45% of the Balearic Islands' GDP, according to industry organisation Exceltur quoted in The Independent . Nearly half of those living in Mallorca are employed by the tourism industry

And protests are already putting off visitors. About 44% of those recently polled by Majorca Daily Bulletin said they would think twice about booking a holiday to the island. "If this survey is accurate, local protesters should be careful what they wish for," Paul Charles, CEO of travel consultancy The PC Agency, told MailOnline. It would be "a disaster for the area if the protests, however valid, cut off the flow of visitors and reduce income".

In Barcelona, Collboni is "making a mistake that will lead to higher poverty and unemployment", said the city's tourist apartments association Apartur.

Ultimately, the sentiment against mass tourism is understandable but "the dangers are obvious", said The Times. After all, 11% of Spain's GDP comes from tourism. "Regarding the hospitality industry, the clue is in the name. Barcelona may come to regret its hostility to visitors."
