Tour a $1.255m minneapolis dream home during parade of homes.

The Parade of Homes is a rite of spring for Twin Citians who like to check out the latest in house features and fixtures. But feverishly trying to get a house finished in time for the annual public home tour has been a new experience for Katie and Jesse Kath, married partners in Jkath Design Build + Reinvent .

"This is our first time on the Parade," said Katie, who manages design for their firm, while her husband manages production and their cabinet shop. The couple had planned to show one of their homes during last spring's Remodelers Showcase, but that event was canceled because of COVID-19.

Even now, the pandemic continues to complicate homebuilding, with work backups, delays and back-ordered supplies. "The industry is so pinched," said Katie. "A lot of homes had to pull out of the Parade. It's no small feat we're here."

Adding to the crunch for the couple is that the house they're trying to finish is their own.

The Kaths worked on clients' projects by day, then often pulled second shifts at their new modern Tudor overlooking Minnehaha Creek in Minneapolis. After the Parade ends in late March, the couple will move in with their three children.

The Kaths had been looking for a place to build a home for about three years.

"Our search criteria was tight," said Katie. "We wanted to stay near the river. A lot of our client work is in the area. Our kids go to Minnehaha Academy."

Jesse was walking their dog when he spotted a "For Sale" sign being posted in front of a very small house on a generous lot. "It's 60 feet wide — 40 is common in the city," said Jesse.

"We knew it was enough for what we needed," said Katie.

Within hours they made an offer on the one-bedroom, single-story 1940s house, beating out 11 other offers.

Classic character

For their new "forever home," Katie envisioned a modern take on a classic Tudor house.

"I'm drawn to the style, the character of it," she said. "It fits nicely in the city. I've always loved a Tudor home."

Working with architectural designer Jeff Lindgren, of Jalin Design, the Kaths designed a 4,350-square-foot house, including a lower level built for entertaining.

The house combines contemporary amenities (a mudroom and the currently on-trend black-framed windows) with Old World details (arched doorways and niches, and angled nooks).

"We wanted to balance with some traditional character," said Katie. "We don't have any square box rooms."

Originally, Katie wanted a detached garage. "I love city living," she said. "I'm a big proponent of detached garages and enhancing curb appeal."

But that would have required removal of 100-year-old trees, and a smaller footprint for the house. "Since this will be our forever home, it was better to keep the garage attached, and have one bedroom and bathroom above the garage."

Inside the home, the Kaths incorporated many distinctive design features, including reclaimed elm ceilings and beams, using wood sourced by Hugo-based Manomin Resawn Timbers. "The house is very custom, with unique high-end craftsmanship," said Katie. "We designed every nook and cranny. We were very thoughtful about where we need storage and how we use space."

The custom bathroom vanities were crafted by their cabinet shop using alder wood. "Alder is not as common," said Katie. "Everybody wants oak."

The kitchen combines white painted and limewashed wood cabinets. There's a hutch with reeded glass doors. "It's like pleated glass, not extremely transparent — like in an old classroom or attorney's office," said Katie. The countertops are HanStone quartz with a matte leathered finish. There's also a baking station and culinary-grade appliances. "I love to cook," said Katie. "The kids like to cook, too."

At one end of the kitchen is a breakfast nook with a built-in banquette; at the other is a pass-through pantry leading to the formal dining room.

During the project, the couple tried to support local and female-owned businesses, including Rabbit Creek lighting showroom at IMS, where they selected their Visual Comfort fixtures, including massive glass pendants above the kitchen island.

The couple's three kids got to weigh in on their own spaces.

"We had everyone start with a Pinterest board," said Katie. Their son, age 12, for example, who got the suite above the garage, wanted a dark bathroom, so she finished it with two-tone charcoal wallpaper.

"My favorite feature is the screen porch," said Jesse, of the three-season room with gas fireplace just off the living room.

"We cut the living room in half so we could extend the porch," said Katie.

She's most excited about their cabinet hardware, Cotswold-inspired pieces crafted in England by Armac Martin.

The $1.255 million house, one of five Dream Homes on the Parade, is a dream realized for the Kaths.

"Every time I come in, it's 'Gosh — pinch me!' " said Katie. "It's quite an upgrade from where we were before."

What: Self-guided tour of 358 new homes throughout the Twin Cities metro area, ranging in price from a $259,900 townhouse in Cambridge to a $3.275 million lake home in Minnetrista.

When: Homes will be open noon-6 p.m. Thursdays through Sundays, Feb. 27-March 28.

Cost: Free; $5 to tour each of five Dream Homes, including this featured home (#8). Admission supports housing for Minnesotans in need.

71st annual Parade of Homes takes place in Tyler

T YLER, Texas (KLTV) - Happening this week is the Tyler Area Builders Association’s 71st annual Parade of Homes. It’s a nine-day tour of completed new-construction homes, showcasing the work of builders and subcontractors.

There are 29 houses this year, located throughout East Texas.

“We range from Jacksonville, to Hawkins, all the way over to Brownsboro, and everything in between. And so, you have a lot of variety to look at,” said Libby Simmons, Tyler Area Builders Association Executive Vice President.

The community can find the latest technology and trends in home design. The event allows East Texans to connect with builders.

“As well as actually put their hands on the product itself, you know and kind of get a visualization of maybe some ideas,” said Aaron Paul, Managing Partner for A&B Custom Homes.

Along Stonecrest Boulevard in Tyler is a house from A&B custom homes for sale. It’s a hill country southern California vibe, with four beds and four and a half bathrooms.

Another Tyler home for sale is located at Crooked Trail built by Pyramid Homes. They build green homes.

President of Pyramid Homes, Anwar Khalifa defines it as, “Building it energy efficient, ventilating it right, reducing the materials used in the house, recycling what’s not used.”

For the second year, they have partnered with Goodwill to furnish the house. The intention is to highlight the quality finds you can get at Goodwill, and to share the mission of the charity.

“Goodwill is committed to resourcing unused items to prevent items from landing, ending up in the landfill, and so the collaboration just made sense,” said Lakeidra Lincoln, Goodwill Community Engagement and Development Director.

Charity volunteers travelled to the different Goodwill stores in East Texas to find the right items.

“They help those who people have forgotten about, with disabilities, maybe the ones who have been incarcerated.” said Khalifa, “Their mission is absolutely amazing and to help them sell some stuff and maybe get more people into their stores so they can raise more funds would be amazing.”

Home Builders Association presents annual Parade of Homes charity benefit

WICHITA FALLS, Texas (KAUZ) - The North Texas Home Builders Association is bringing back its annual Parade of Homes charity benefit this week.

Anyone is welcome to purchase tickets to tour any of seven different North Texas homes. One $10 per person ticket grants access to every home.

Proceeds will go towards various local charities within the North Texas community.

The dates and times for Parade of Homes 2024 are as follows:

  • Friday, June 7 6 PM to 8 PM
  • Saturday, June 8 1 PM to 5 PM
  • Sunday, June 9 1 PM to 5 PM
  • Friday, June14 6 PM to 8 PM
  • Saturday, June 15 1 PM to 5 PM

Tickets for this event are no sold online, but can purchased at any participating home during tour hours.

Parade of Homes celebrates 50 years

ELEVA, Wis. (WEAU) -For the 50th annual year, people have the chance to tour new homes in the Chippewa Valley and learn about the latest design trends.

Parade of Homes is back! This year’s event will feature 11 new homes, two remodeled, and two virtual homes to tour. The Executive Officer of the Chippewa Valley Home Builders Association, Christina Thrun, said while people are busy checking out homes they can also celebrate the 50th anniversary of the event with new activities.

“To celebrate 50 years we have food trucks opening weekend,” Thrun said. “So, Saturday and Sunday this weekend we have two food trucks on Saturday, three on Sunday located at a variety of homes throughout the area. We also have a Gold Coin Hunt. People can look for a nice medal gold coin Monday through Friday. If you find one of those you’ll be able to bring that up to the…ticket table and grab a swag bag full of goodies and five of those bags are going to have $100 Scheels gift cards.”

Thrun said people can also participate in annual activities like the scavenger hunt and the People’s Choice Awards.

Tickets for the Parade of Homes cost $8 through Friday, June 7. After Friday the price bumps to $10. The event runs through Saturday, June 15.

The Birthplace of the Home Tour

This year marks the 75th anniversary of the Parade of Homes!

Since the tour’s inception, hundreds of thousands of people have enjoyed the tour with their families, flocking to the now-biannual, four-week-long event to gather inspiration and see firsthand the latest offerings from local builders.

In celebration of the milestone anniversary, look back at the Parade of Homes’ history — and learn how it continues to benefit homebuilders, homebuyers, and the Twin Cities community today as the largest home tour in the country.

The birthplace of the home tour

The modern home tour concept’s origin story starts in Edina in 1948. Six members of the Minneapolis Builders Association — looking to showcase the best of what new construction had to offer — collaborated on a house in the Edina Highlands neighborhood, drawing a crowd that lined up around the block to get a glimpse inside.

Two years later, in 1950, the Minneapolis Builders Association launched a bigger, scattered-site tour featuring multiple homes from multiple builders. Throughout the next decade, the Parade of Homes continued to grow in popularity and size. The tour was a valuable shopping opportunity for G.I. soldiers returning home from war and ready to settle down with families in the suburbs. Curious potential homebuyers continued to show up for the tour in droves, and there was even a Parade of Homes parade, complete with a Queen of Homes royal court.

“The association realized they had a gold mine on their hands if they knew how to protect it, and I think they’ve done a darn good job over the years,” says Wendy Danks, the former director of marketing and communications for Housing First Minnesota, the building advocacy association — formerly known as the Building Association of the Twin Cities (BATC) — that produces the Parade of Homes.

Noticing the success, the Minneapolis Builders Association was experiencing across the river, the St. Paul Area Builders Association started its own Parade of Homes, and eventually joined forces with Minneapolis to launch a second yearly tour in the spring. “We found that doing the Parade of Homes at the same time made sense for promoting the event,” says Bob Hanson, who was an executive for the St. Paul Area Builders Association when it merged with the Minneapolis Builders Association in 1992, forming BATC.

BATC continued to offer two Parade of Homes tours per year: one in the fall and one in the spring. “The fall parade was always the big one with more expensive, custom spec homes builders wanted to present,” says Danks. “Spring is the height of the new sales market. Families who are looking to change housing want to do it sometime around May or June when their kids get out of school and before they go back to school. So spring was really when big crowds would come out for the tour.”

At one point, there were roughly 1,300 homes presented in the spring Parade of Homes and 800 in the fall. Then, the Great Recession hit. Single-family home building fell by 75%, and millions of people lost their homes to foreclosure. The Parade of Homes had to pivot.

People have an emotional and personal connection with their home, so the Parade of Homes started showcasing those stories.

“In those days, our commercials for the Parade of Homes were kind of fun and silly,” says Danks. “When the crash hit, we reevaluated, and that’s when we started interviewing and showing real buyers.”

The association was no stranger to adapting to the needs of the market and homebuyers. As the internet gained momentum as a vehicle for home buying around the turn of the century, a website for the Parade of Homes was designed to offer a digital tour guide, provide year-round resources and a search feature for builders and remodelers, and allow visitors to map their own personal tour route with an online tour planner.

Danks also recalls an online tool that enabled website viewers to change the wall colors and wood finishes of Parade Homes. “It was a turning point in how people buy houses,” she says. “These virtual tools helped keep the Parade of Homes brand relevant during some tough times.”

Despite the challenges throughout its history, the Parade of Homes has always persevered. In the past 75 years, the tour has only been halted once: spring 2020, at the start of COVID. Even then, Housing First Minnesota and participating builders got savvy and launched a virtual-only tour in May of that year, which has since become an option for some builders every tour.

Danks credits the Parade of Homes’ longevity and success to the transparency of the builders in the pricing of their tour homes. “When you come to the Parade of Homes, you see what it costs; you see the finishes that you’ll get,” she says. “If granite is really important to you and you go into a house that has granite, the price they’re quoting you is the actual price. I think, from a marketing standpoint, that really helped us solidify the brand.”

A Time-Honored Tradition

Today, more than 200,000 people attend the tour to see the 350-plus homes presented during each event, making it the largest Parade of Homes in the country.

There have been small tweaks over the decades: In 1996, the Foundation Dream Home program began, collecting entry fees at a handful of exclusive, high-end homes in an effort for the Builders Outreach Foundation (today called the Housing First Minnesota Foundation) to raise money to build and remodel homes for families in need.  

The Remodelers Showcase was launched in 1984, highlighting remodeled housing projects and then folded into the Parade of Homes event in 2000. “It’s a great opportunity for a person looking to remodel to go out and see what a remodeler can do with a house,” says Hanson.

Then, in 2011, the Green Path Energy Tour became a special section of the Parade of Homes tour to educate homebuyers on energy efficiency in new homes. Finally, the Artisan Home Tour — a ticketed tour of new and remodeled luxury homes — was created as an extension of the brand in 2014.

BATC later became Housing First Minnesota in 2019, reflecting the advocacy association’s mission to provide homeownership opportunities to all Minnesotans. The Parade of Homes is one way the association meets that goal. “The bottom line the tour has operated on is that everybody needs to have a roof over their head,” says Danks. “We want to help you find what will work best for you and show you the reality of what it costs to have a new house.”

A Benefit to Builders and Buyers

Through it all, the Parade of Homes’ purpose to showcase and promote local builders and remodelers hasn’t changed.

“Beyond the personal significance, these tours serve as a remarkable platform for builders to establish their presence, exhibit their craftsmanship, and generate valuable leads — not to mention the ability to elevate one’s brand awareness and forge new connections that can propel their business forward,” says Ryan of Sustainable 9 Design + Build, whose 2016 Dream Home at 50th and France in Edina drew a record-breaking number of visitors with its lower-level wet bar, luxury primary bath, and iconic fire pole that connects the second floor to a walkway adjacent to the state-of-the-art kitchen.

For Pratt Homes — which, in 1992, was awarded builder license #000001 in Minnesota after lobbying for statewide home construction standards — the Parade of Homes has become an essential tool for promoting their custom new builds and development communities. Founded in 1973 by brothers Len and Lowell Pratt, Pratt Homes is also celebrating a milestone anniversary this year — the golden 50th — and nearly as many Parade of Homes houses, as they haven’t missed a single tour since their first entry in the late 1970s.

“After all these years, we’ve learned that customers come expecting to see some new ideas,” says Len, president of Pratt Homes. “They can come in and see it, touch it, look at it, talk about how we assemble the homes. That really made a difference for us as we grew our business.”

The Parade of Homes has also made a difference for the hundreds of homeowners who’ve found their home — or their builder or remodeler — because of the tour. “When consumers come to the Parade of Homes, there’s somewhere between 20-30% that are actually thinking about buying a new home,” says Danks. “Some of them have plans to build in three, four, or eight years, but the rest of them are looking for ideas, things to decorate with, and paint colors.”

The importance of cultivating that long-term relationship with tour-goers is why Len insists that Pratt Homes participates in the tour every year. “Some people will come look at our models, even though they’re not at a place in life where they’re ready to buy a home from us,” he says. “But 20 years later, their position in life may have changed, and because they’ve followed us all these years on the Parade of Homes, they’ll choose us to buy from. They trust us.”

From 1948 to 2023, that is what the Parade of Homes has always been about.

This Fall’s Tour

This fall’s tour will run from Sept. 9-Oct. 1 with homes open Thursdays-Sundays from 12-6 p.m. The public is invited to join in several community events throughout the Twin Cities metro before and during the tour to celebrate the milestone anniversary. Events will include a brewery bash and community pop-up events on the tour. These events will serve as a testament to the Parade of Homes’ commitment to celebrating homeownership for all Minnesotans.
