Locals became curious, wondering about the view from the top and the interior design. The controversial structure opened its doors to the public, with guided tours teaching interested locals about the architecture. Like how the spiral staircases are an homage to 20th-century Roche architect Otto R. Salvisberg’s elegant balustrades. Or how the floors themselves were designed to spark innovation by giving employees comfortable ways to collaborate and communicate, as well as eat and relax. They learned about its earthquake-resistant structure and its energy-efficient system that uses waste energy to heat the building and groundwater for cooling.

Like anything new, it took some time. Eventually, people began to see it differently – less like a Tetris block and more as a beacon for the future of biotech. Sitting on the original site where Roche was founded 125 years ago, drawing from traditions of the past but with a modern outlook, it has become an icon of the Basel skyline and a source of pride: a symbol of cutting-edge technology and first-rate healthcare innovation with a 125-year-old legacy.

It was a construction site for five years. Neighbours grumbled as they watched the Roche Tower in Basel, Switzerland go up, floor by floor. There were complaints about loss of sunlight and the annoying building noises six days a week. Aesthetically, the building itself was divisive, many finding it ugly and comparing it to a giant cheese grater or coining it “the pizza box tower.”

Whether you loved it or hated it, on September 15, 2015, the Roche Tower, also known as Building 1, became the highest building in Switzerland. Although it was a time of exodus, with many companies leaving for less expensive countries and cheaper labour, Roche chose to construct a promise in the form of a 178-meter, 41-storey building designed by Basel-based architecture firm Herzog and de Meuron. As Roche CEO Severin Schwan remarked: “We also regard Building 1 as a clear commitment to Switzerland and to Basel.” Basel has always been, and continues to be, Roche’s home.

Baslers open up about the Roche Tower with plenty of harrumphings, Novartis loyalists and even poetic musings.

And for those who thought it appeared lonely, you’ll be happy to know that Building 2 will open in the spring of 2022. Though not yet finished, at 205 metres and with nine extra floors, it has already dethroned Building 1 as the tallest in Switzerland.

Roche Building 1 goes up in Basel’s new area of urban development. The building, standing 178 meters tall, counts a total of 41 floors and presents a profile shaped like a terraced wedge. This new office building houses approximately 2,100 workplaces related to various departments heretofore scattered throughout the city. The concentration of all these in one place allows for a smoother flow of communication, the integration of staff and the promotion of synergy between different fields.

The architecture of Building 1 expresses and actively encourages interdepartmental communication, creating flexible workspaces interspersed with attractive infrastructural facilities for the staff. The building scheme – which departs from the typical monofunctional high-rise in which each separate floor is accessed only via one central core – is vertically structured by superimposed slabs of varying sizes, tapering towards the top on the western and eastern side. The zoning envelope is the base for a clear and regularly stepped form with setbacks in a two terrace interval to the west, rising nearly vertically with subtle and even steps over three floors to the east. The regular stepping provides open-air patio areas that are accessed from communication zones linked by sweeping spiral staircases, creating points of orientation on each floor where staff can meet informally. The narrow form of the building allows ideal natural lighting conditions, while outdoor spaces provide natural ventilation.

The public program such as a 500-seat auditorium, the staff restaurant and central meeting rooms, which are to be used by all employees in the headquarters, are located at the lower level, where they are easily accessible. These areas are wrapped in a glass skin and take the form of a cantilevered volume, clearly marking the main entrance of the high-rise building.

The geometry of the building creates different perceptions depending on the angle of view. From the south, seen from the Rhine, it appears as a wedge-shaped high-rise that dissolves towards the sky, while from the east and west it appears as a slender vertical or staggered building with contours that are emphasized by three-dimensional balustrades and run along the perimeter. Light and shadows stress these distinctive impressions.

445 Roche Building 2

Roche Basel Site, Basel, Switzerland

Site development

F. Hoffmann-La Roche AG and Herzog & de Meuron first began working together in the 1990s. Since then, over the past three decades, an entire series of buildings has emerged, most recently Building 1, an office building rising to a height of 178m. It was the tallest in Switzerland upon its completion. The investments Roche has been making clearly demonstrate the firm‘s commitment to its headquarters in the city of Basel.

Building 2, even taller than Building 1 at a height of 205 m, is a logical consequence of this commitment with its concentration of workplaces in the Wettstein neighborhood. The development plan devised by Herzog & de Meuron in 2014 provides the urban guidelines for the project and also underlies the development of the northern sector of the site. The zoning plan was approved in 2016, paving the way for Building 2 and the research and development center, pRED.

The current location of production and research at the Rheinknie, the bend in the Rhine, dates back to Swiss architect Otto Rudolf Salvisberg’s masterplan of the 1930s. He designed the checkerboard structure in which the footprint of Building 2 is embedded. The original buildings established an architectural idiom with which Roche still strongly identifies today. The two new towers can be read as a contemporary extension of this architecture which originated in the principles of classical modernism.

Highrise typology

The design of Building 2 relates explicitly to Building 1; the two form an ensemble in the center of the site. The second tower is governed by the same volumetric concept: the building tapers to a point through regular setbacks on the north side; the three remaining sides are straight and vertical. The southern façade frames the street of Grenzacherstrasse, in combination with the equally straight and vertical northern façade of Building 1.

Building 2 has office space for 3100 employees with exceptional spatial properties for a high-rise. The office floors are divided into clusters of three, each with connecting spiral staircases, fostering communication among employees from different departments. In addition, thanks to the geometry of the building, an outside space in the form of a terrace or loggia is accessible to users of each cluster. The office spaces are supplemented by five floors reserved for special uses. These include meeting and conference rooms on the first and second floors which are easily accessible from outside, a café on the ground floor, a bistro on the 12th floor overlooking the northern sector, and the topfloor cafeteria. Looking out over the top of Building 1, visitors to the cafeteria enjoy a spectacular view of Basel and the surrounding countryside. Grenzacherstrasse is a public axis that runs through the middle of the site. In the not-too-distant future, when construction on Building 2 and pRED has been completed, the street will become a vibrant public space with pedestrians, bicycles, cars, buses – and a great deal of greenery. It will become a Life Science Boulevard, connecting the northern and southern sectors. The red iron sculpture by Bernard Luginbühl in front of Building 67, the blue wall piece by Rémy Zaugg in Building 95, and the stacked boulders by Fischli/Weiss at the entrance to Building 1 are works of art that deliberately figure as protagonists in this public space.

Herzog & de Meuron, 2018

Arealentwicklung
