Many visitors to Charleston come to see the historic buildings that date back to the early days of the city’s founding. While the plantations along the Ashley River are popular, you can also get a look inside some of the lavish homes downtown.

While many are private residences, some are now house museums in Charleston, run by the Charleston Museum, Historic Charleston Foundation, or through independent trusts. Others are open during the seasonal tours of homes . Add these Charleston house museums to your next trip itinerary.

A Note On Plantations:  These homes have a dark history that shouldn’t be ignored. Only you can decide whether this is something you’re interested in doing. Read  this post  for more perspectives on both sides of the debate.

Charleston House Tours and Tickets

Each of these homes has its own ticketing process, but you can also purchase combination tickets. For example, the Heyward-Washington and Joseph Manigault houses have combined tickets with the Charleston Museum .

You can also get entry during promotions for Charleston’s Museum Mile like Mile Month. The TourPass Charleston also provides entry into many of these homes at one price. And tours like Charleston’s Alleys and Hidden Passages give a glimpse into the streets behind the famous mansions.

Historic Charleston House Museums

Aiken-rhett house.

Aiken-Rhett House

The Aiken-Rhett House was built in 1820 in what is now the Mazyck-Wraggborough neighborhood of Charleston for merchant John Robinson.

It was later acquired by William Aiken Sr., a railroad magnate, who passed it on to his son William Aiken, Jr., who was later the South Carolina governor.

Aiken Jr. and his wife expanded the home in the 1830s and it continued to pass down through his family for over 140 years. Around 1975, it was sold to the Charleston Museum and it subsequently opened as a museum. The Historic Charleston Foundation now oversees it.

The Aikens owned slaves and their stories are told on the tours. Among the outbuildings are a kitchen, the original slave quarters, and a carriage block. A number of the original furnishings also survive.

Tickets are $12 for adults and can be purchased in combination with tickets to the Nathaniel Russell House. Tours are self-guided and offered daily from 10 am to 5 pm. The Aiken-Rhett House is located at 48 Elizabeth Street, a short walk from the visitor’s center.

Calhoun Mansion

Calhoun Mansion

The Calhoun Mansion was built in 1873 for businessman George W. Williams in the Victorian style. It was constructed with over 30 rooms and a large ballroom.

After Williams’ death, it was inherited by his son-in-law Patrick Calhoun, the grandson of statesman John C. Calhoun. In 1914, it operated as a hotel and in 1932, portions of the property were subdivided. In 1976, it was purchased and restored.

In 2004, it began operating as a museum. It’s also been used in films like North and South and The Notebook . It is decorated in the Gilded Age style and contains artifacts from the period.

Tickets are $17 for adults while children under 11 are free. Tours are held from 11 am to 5 pm every half hour, lasting around 30 minutes. The Calhoun Mansion is located at 16 Meeting Street near The Battery.

Visit the home on the High Society of Charleston tour , which ends at the Calhoun Mansion.

Edmonston-Alston House

Edmonston-Alston House

The Edmonston-Alston House was built in 1825 for Scottish immigrant Charles Edmondston on the ruins of a fort alongside a sea wall. The modified single house was purchased by rice planter Charles Alston in 1838 and the third story was added.

A number of the Alston family details still remain, including the family crest on the rooftop railing and the dining room table. There are brief mentions of the enslaved people that lived here but the focus is on the high society family.

On the brink of the Civil War, General P.G.T. Beauregard watched from the house as shots were fired from Fort Sumter. The home later passed to Alston’s daughter Susan, who then gave it to cousin Henry Augustus Middleton Smith in 1922. It became a museum in 1973, operated by Middleton Place Plantation. It was recently featured on Outer Banks .

Tickets are $12 for adults and $8 for students and children and combination tickets are available with Middleton Place. Tours are held on Sunday and Monday from 1 to 4:30 pm and Tuesday to Saturday from 10 am to 4:30 pm and last 30 minutes. The Edmonston-Alston House is located at 21 East Battery.

Get your Edmondston-Alston House Admission before you go or book a spot on The Edmonston-Alston House Walking Tour .

Heyward-Washington House

Heyward-Washington House

The Heyward-Washington House was built in 1772 for Thomas Heyward, Jr., one of the signers of the Declaration of Independence. George Washington was even hosted here during his 1791 tour.

Heyward and his family lived here until 1794 and his descendant, DuBose Heyward, wrote the novel Porgy that George Gershwin developed into Porgy and Bess .

He sold it to the Grimke family in 1794 and it became home to soldier John and his family, including daughters, and future suffragettes and abolitionists, Sarah and Angeline. The home was purchased by the Charleston Museum in 1929 and opened in 1930 as the city’s first historic house museum.

Among the pieces of Charleston-made furnishings in the house is the Holmes Bookcase, a fine example of colonial furniture. There’s also a 1740s kitchen building and formal gardens.

Tickets are $12 and combination tickets are available with the Charleston Museum and the Joseph Manigault House. Tours are offered Monday to Saturday from 10 am to 5 pm and Sunday from 12 to 5 pm. The Heyward-Washington House is located at 87 Church Street, a block from the Nathaniel Russell House.

Visit this home on the Lost Stories of Black Charleston Walking Tour , but entry is not included.

Joseph Manigault House

Joseph Manigault House

The Joseph Manigault House was built in 1803 in the Adams style and designed by brother Gabriel Manigault. Joseph was a wealthy rice planter and French Huguenot who came to America to escape religious persecution. He inherited many plantations and hundreds of slaves from his grandfather, securing his wealth.

It contains intact outbuildings like the kitchen and slave quarters, stable, and privy as well as fine furniture from Europe and beyond. The dramatic staircase is another incredible feature.

After Manigault’s death, the home was sold in 1852 to George N. Reynolds Jr. before passing to John S. Riggs in 1864. By 1920, the home was slated for demolition, but a group of locals formed the Preservation Society of Charleston to save it. The Charleston Museum purchased it in 1933.

Tickets are $12 and combination tickets are available with the Charleston Museum and the Heyward-Washington House. Tours are offered Monday to Saturday from 10 am to 5 pm and Sunday from 12 to 5 pm. The Joseph Manigault House is located at 350 Meeting Street alongside the Charleston Museum.

Visit on the Historic City and Southern Mansion Combo Tour .

Nathaniel Russell House

Nathaniel Russell House

The Nathaniel Russell House was built in 1808 for slave trader and merchant Nathaniel Russell in Neoclassical design. The townhouse was home to Russell, his wife, two daughters, and likely eighteen slaves to run the household.

Russell wanted only the finest home and had a number of architectural details installed like elaborate plasterwork, heart pine floors, formal gardens, and a grand three-story cantilevered staircase.

In 1857, it was purchased by Robert Allston, governor of South Carolina, and he lived there until his death. From 1870 to 1905, it operated as a boarding school before again becoming a private residence.

In 1955, the Historic Charleston Foundation was created to save the property. It remains one of the best house museums in Charleston.

Tickets are $12 for adults and can be purchased in combination with tickets to the Aiken-Rhett House. Tours are offered daily from 10 am to 5 pm and are led by docents. The Nathaniel Russell House is located at 51 Meeting Street, around the corner from Rainbow Row.

Visit the home on the Badass Broads of Charleston tour , which ends at the house.

What are the best Charleston House Tours?

Where are the best Charleston homes to tour?  While perusing the streets of downtown and exploring the Holy City, make sure these Charleston historic house tours are on your must-do list.

Charleston’s rich architectural history dates back to the 17th century. The Old Exchange Building represents the early, Colonial style. The Georgian period is characterized by symmetrical facades with a centered front entrance and 5 windows facing frontward. The Heyward Washington House is a great example. Beginning in the late 1700s this style gained in popularity and may be seen in many residences.  The Federalist period followed the Revolutionary war. Home designs incorporated lavish elements such as balconies, shutters, and palladium windows. The Rhett-Aiken House is a noted example of the Federalist architectural period.  As Charlestonians gained wealth they embraced the NeoClassical architectural style and constructed homes of considerable grandeur. This design period gained popularity in the years leading up to the Civil War. Neoclassical architecture is characterized by columns, smooth walls, and arched windows. The Charleston County Courthouse at the “Four Corners of Law” offers a good example of the Neoclassical architectural style in Charleston, South Carolina.

Gothic Revival, Italianate, Victorian, and Art Deco periods followed. Few cities in the United States are as diversely represented in architectural styles as Charleston, SC. These multiple examples of design are a significant contributor to the rich historical tapestry of the city’s character and charm.

Charleston Historic Home Tours

The Heyward-Washington House in Charleston, SC.

Charleston has many dozens of historically-significant properties, the great majority of which are privately owned and occupied and not open to the public.

Several of the city’s most important historic homes, however, are operated as historic house museums, allowing a view into the lives of some of Charleston’s wealthiest residents – and the people they enslaved – in the late 18th and 19th centuries.

Most of the houses offer guided tours of around 30-40 minutes duration, usually discussing the history of the house, its occupants and architecture. If you expect to want to visit more than one historic house museum during your visit, look out for combination tickets, which offer admission to two or more properties at a discounted rate.

Because its current owners chose to stabilize it was when they purchased it in the 1970s, rather than restore it to a certain period, imperfections and alterations remain. Drayton Hall offers guided house tours and self-guided nature tours.

Magnolia Plantation & Gardens

best charleston plantations magnolia plantation veranda

Founded in 1676 by the Drayton family, Magnolia Plantation & Gardens opened its doors to visitors in 1870, making it the oldest public tourist site in the Lowcountry and the oldest public gardens in America. Its romantic-style gardens feature ponds, meandering paths, and a wide variety of flowers such as camellias, azaleas, and daffodils.

The grounds offers tours of the main house, which is the third to stand on the property and which was built prior to the Revolutionary War in Summerville, South Carolina. After the Civil War, it was floated down the Ashley River to Magnolia. Other attractions include a nature tram tour, a rice field boat tour, an African-American history tour, and a petting zoo.

Hampton Plantation

Hampton Plantation Georgian style mansion in McClellanville, SC.

Hampton Plantation State Historic Site was established as a rice plantation in 1735. The 274-acre property was home to Archibald Rutledge, a South Carolina poet laureate who gave the property to the state.

Today, visitors can explore 12 rooms of the Georgian-style mansion during guided tours. Other highlights to see on the property include: a historic African-American cemetery and the Rutledge family burial site, an oak tree more than 220 years old, several endangered species, and the remains of rice fields along the Wambaw Creek.

Middleton Place Plantation

Grazing at Middleton Place

Situated on the Ashley River, this 18th-century rice plantation was once the home of Arthur Middleton, one of the signers of the Declaration of Independence. The 65 acres of gardens, which feature floral allées, terraced lawns, and a pair of ornamental lakes shaped like butterfly wings, are the oldest landscaped gardens in America. The South Flanker, known today as the house museum, was built in 1755 as the gentlemen’s guest quarters and a business office and is the only remaining structure of the original three-building residential complex.

Tours include: a general gardens overview; a “Meet the Breeds” tour in which visitors learn more about the heritage animal breeds on property; and a “Beyond the Fields” tour that explores the lives of enslaved and freed African-Americans.

McLeod Plantation

McLeod Plantation, James Island, South Carolina, USA

This Gullah/Geechee heritage site was established as a sea island cotton plantation in 1851. In addition to the Georgian-style main home, the 37-acre grounds include a riverside outdoor pavilion, a sweeping oak allée, and the McLeod Oak, which is thought to be more than 600 years old.

McLeod offers daily interpretive tours that explore both the main home and those built for enslaved families; the emergence of the Gullah culture in the Lowcountry; and the cultivation of sea island cotton.

What We Offer

Mike+photo+3-424w.webp

There are plenty of reasons why travelers gravitate towards Charleston — it’s a great place that allows you to enjoy a sunset sail and soak up the sun at neighboring beaches, admire the city’s colorful architecture, and sample the city’s finest southern fare. With centuries-old traditions and so much history, it’s important to choose the right tour guide to make your experience truly memorable.

Our licensed city guide, Mike Frederick, has lived in the old and historic district for over two decades. This allows him to give you a perspective that few others can. Mike will help you visit obscure pathways and learn 350-year-old traditions that are still exercised today. Anyone that meets our city guide will be able to witness how much he truly adores Charleston through the enthusiasm he brings to every tour he offers.

A few things you should know when choosing your guide. At one point it was illegal for an unlicensed person to give a tour in Charleston. That law was challenged and now anyone can give a tour. Also, you should know that tour guide companies are allowed to have tours with up to 20 people. We feel that’s too many both for the person taking the tour and for the neighborhood. Finally, the larger tour guide companies have wonderful guides, of course, but the turnover is high and you have no way to choose your guide. As one of Charleston’s best tour guide, Mike’s main priority is to ensure you truly familiarize yourself with the ins and outs of this beautiful city before the tour comes to an end.

Take a Tour of the Historic Homes in Charleston, South Carolina

Frances Benjamin Johnston, a prominent photojournalist who made her mark documenting southern architecture undergoing restoration for Town and Country magazine in the 20s, was the inspiration for a new book by photographers Steve Gross and Susan Daley. In Historic Charleston & The Lowcountry (Gibbs Smith, $40), the authors highlight many of the same historical estates, interiors, and gardens that have been restored by new homeowners or transitioned to museums—the Aiken-Rhett House Museum is even preserved in its elegant dilapidated state. Although some important locations have been destroyed, Charleston’s residential gems (Georgian, Federal, and Greek Revival) and churches are well looked after. “The city is fortunate to have had a strong preservation movement; it was one of the first in the country, started in the 1920s by concerned citizens and artists,” write the authors. Here, we show some of the amazing interiors revived by intrepid homeowners or historical foundations.

Built in 1809, the Federal-style Nathaniel Russell House was designed for its namesake, a Rhode Island shipping merchant. While the interiors featured pristine classical design, Mrs. Russell grew a wilderness of flowers and fruit trees in the garden . One side of the house—which is now a museum—projects a four-window bay, allowing for the oval-shaped dining room shown here. Turquoise wallpaper creates a vivid backdrop to locally made furniture, including the Sheraton-style chairs.

This mid-19th-century home in Mount Pleasant, South Carolina, was built as a light-hearted version of the Gothic Revival style. Dubbed Southwinds, it was originally a sea captain’s abode and later served as a hospital during the Civil War. The current owners thoroughly restored the structure, adding period-appropriate rooms, including this library paneled from floor to ceiling in stained pine.

Designed in 1818, the mansion now known as the Aiken-Rhett House Museum was once one of Charleston’s grandest Federal-style buildings. Today, it is preserved in a state of dignified disrepair, exactly as the last original family member left it in 1972. A wealthy antebellum family, the Aikens had decorated their 23-room home with European paintings, chandeliers, and statues. After the Civil War, they gradually began closing off rooms they could no longer afford to maintain. Over time, paint and wallpaper peeled off, and the house was left to deteriorate. Here, a double drawing room features mahogany pocket doors and Greek Revival moldings. Much of the furniture is from the New York firm Deming and Bulkley, which decorated many Charleston homes.

Built in 1810 for a cotton plantation owner, Seabrook was designed by James Hoban, who would later be selected to design the White House, and features an imposing double-tiered portico. The plantation home—now a winter getaway for northerners—has been renovated several times, acquiring a large greenhouse and folly along the way. Here, finely detailed woodwork and fanlights over the doors can be seen from the center hall.

The Best Time To Visit Charleston, South Carolina, According To Locals

A trip to the Holy City is (almost) always a good idea.

  • Tourist Seasons
  • Best Time to Visit for Good Weather
  • Best Time to Visit for Lower Prices and Smaller Crowds
  • Best Times to Visit for Festivals and Events
  • Best Times to Visit for a Beach Trip
  • Worst Times to Visit

When it comes to dream travel destinations in the South, Charleston, South Carolina , is a perennial favorite. With its ever-growing food scene, rich history and colorful architecture, and proximity to beautiful beaches, it’s little wonder that our readers have voted it the South’s Best City multiple times. Of course, the best time to visit Charleston is largely dependent on what you’re hoping to do once you’re there. Whether you’re heading to town for the historic walking tours, one of the city’s many festivals, or a breezy day on the water, here are the best (and worst) times to visit Charleston, South Carolina.

Tourist Seasons in Charleston, South Carolina

Before planning your trip, take the city’s tourist seasons into consideration, as they’ll likely impact everything from the crowds to airfare and hotel prices.

  • High Season: March through May and September through November
  • Shoulder Season: June through August
  • Low Season: December (except for the holidays) through February

Josh Marthers, meteorologist at WCBD News 2

Any time is a great time to visit the best city in the world.

Best Times to Visit Charleston for Good Weather

Spring and fall are prime times to comfortably explore all of Charleston’s beauty. Take it from local meteorologist Josh Marthers of WCBD News 2 : “Any time is a great time to visit the best city in the world, but a couple of periods really shine. Our driest months are typically April and November with quite mild temperatures from late March through mid-May. We see those nicer temperatures and lower humidity levels return late September through mid-November.” Average temperatures in April range from upper 50s to low 70s, while those in November from low 50s to upper 60s.

One caveat worth considering: The city is subject to hurricanes, with the Atlantic season running from the start of June through the end November and peak time for such storms lasting August through October. Of course, to Marthers’ point, assuming that there are no tropical storms or hurricanes on the radar, October is a lovely, mild-weathered month to visit, with average temperatures ranging from low 60s to mid 70s.

Best Time to Visit Charleston for Lower Prices and Smaller Crowds

Planning a trip for the winter months (December through February) is the best way to experience so many of the Holy City’s highlights without having to battle crowds or pay premium rates for accommodations (holidays and festival weekends can be exceptions). While you likely won’t be swimming—unless you brave one of the area beaches’ New Year’s Day Polar Plunges—the milder winter weather still allows for beautiful beach walks and bundled-up picnics.

For Tyler Page Wright Friedman, certified tour guide and founder of Walk & Talk Charleston, winter is actually one of her favorite times of year in the city: "Winter is an ideal season to explore downtown and all of our world-class museums," she says. And the rewards extend beyond lower cost and smaller crowds: "Historically, the holiday season was the social season in Charleston," she explains. "Many of the gardens were designed to bloom during this time, and so we have the beautiful camellias, Christmas senna, and the sweetgrass has turned a beautiful shade of pink." It's also oyster season, Friedman notes, so put all of those together, and you've landed yourself the perfect Charleston winter weekend.

For those willing who don't mind sweating a little, you may also consider visiting during the city’s shoulder season, June through August.  Chef Mike Lata , who owns two of the city's most beloved restaurants ( FIG and The Ordinary ), says late June is the shoulder season’s sweet spot: “Things start to slow down, so it’s a bit easier to get hotel deals and reservations at restaurants. The weather is warm but not stifling.  There is also lots of great local food to eat and the water has had a chance to warm up, making for great fishing, surfing, and general beachgoing.”

Best Times to Visit Charleston for Festivals and Events

The Holy City plays host to a number of festivals and events throughout the year, all of which celebrate the various hallmarks of the historic peninsula town.  Festival season here kicks off with mid-February’s Southeastern Wildlife Exposition , more commonly referred to as SEWE (pronounced “see-wee”), when nature lovers, conservationists, and outdoorsmen descend on the city to shop a host of wildlife-oriented artists and exhibitors, attend cooking demos, and watch dogs participate in water jumping competitions. (The weekend is also an exception to winter’s typically smaller crowds.)

In March and April, the Historic Charleston Foundation hosts its longest-running annual event, The Charleston Festival (formerly called the Festival of Houses and Gardens), which celebrates the city’s history and culture through a series of lectures on preservation and design, as well as tours of privately owned homes and gardens. April’s first Saturday also lays claim to the annual Cooper River Bridge Run , which invites runners and walkers of all skill levels to “Get Over It,” “It” being the Arthur Ravenel Jr. Bridge that connects the suburb of Mount Pleasant to downtown Charleston over the Cooper River.

Late May into June brings one of Charleston’s hallmark events, Spoleto Festival USA , when world-class performers, musicians, dancers, and artists from around the globe bring their talents to the Holy City for a 17-day series of live performances, art shows and exhibitions, and artist talks.

You’ll also find the Southern Living team in town twice throughout the year—in September for our Tailgate Party (part of the first-ever Food & Wine Classic in Charleston ) and again in December for Illumination Charleston (a curated holiday market, plus demos from our favorite chefs and entertaining experts; 2024 dates not yet announced).

Best Times to Visit Charleston for a Beach Trip

If you’re planning to spend most of your Lowcountry stay playing on the area’s surrounding beaches , rather than diving into historic walking tours, summer is a great time to visit, as an ocean breeze or quick dip in the water can relieve even the hottest, muggiest day. By June, the ocean and other waterways have warmed up, making for comfortable swimming and other watersports, like surfing, paddleboarding, and kayaking.

Pop-up afternoon thunderstorms aren’t uncommon in the summer, but they usually clear up as quickly as they roll in. July and August tend to see the most rain (8 or 9 days of rainfall), so if you’re faced with a wet day, take advantage of one of the city’s many museums, from The Gibbes Museum of Art to the recently opened International African American Museum , or explore all the amazing local shops .

Worst Times to Visit Charleston

The worst time to visit Charleston is subjective, as it depends on your personal travel preferences and those activities you plan to enjoy while there. However, as a born-and-raised Charleston native who often felt pity for the sweating, red-faced tourists who trudged past as I sat in the comfort of my mom’s air-conditioned car, July and August are about the most miserable months to plan a trip centered around walking tours and general sightseeing. In my experience, I’ve found that a beach day on Sullivan’s Island —or a reservation at one of our many delicious (and air-conditioned) restaurants—are about the only antidotes to our summer’s scorching heat.

It’s also worth noting that Charleston is home to a couple of colleges, including The Citadel and the College of Charleston, so if you’re not looking to be swept up in the excitement of move-in or graduation weekends, consult their academic calendars before booking your travel.

Charleston’s priciest home hits the market for $13.5M — and it’s more like a mini-compound

A thoroughly modern mansion is currently the priciest pad in historic Charleston, South Carolina.

The 6,700 square foot, 5 BR, 7BA compound — built in 2021 — hit the market earlier this month, sporting a price tag of $13.5 million, Mansion Global first reported.

“100 Murray Boulevard really is special, as contemporary homes in the city’s historic district are incredibly rare,” agent Leslie Turner of Maison Real Estate, who holds the listing, told The Post.

“Older homes oftentimes come with a lot of ongoing maintenance but, with this property, you are surrounded by all of the charm that Charleston is known for while getting a stunning, turnkey residence,” Turner explained.

The residence was built in 2021 by Akim Anastopoulo, a personal injury lawyer. The legal eagle had a brush with national fame in his role as a judge meting out extreme punishments on National Lampoon’s 2004 to 2009 television courtroom spoof series, “Eye for an Eye” — netting him a Daytime Emmy nomination.

In 2018, Anastopoulo paid $1.93 million for the lot — just across the street from a promenade overlooking the Ashley River — and demolished a 1960s-era residence to build his own dream home.

In addition to a prime location, the four-story main house offers a slew of amenities — on the lowest level alone, there is a gym, office, home theater and billiards room. The second story contains the kitchen, living room and dining room, while the bedrooms occupy the top floors.

As well, there is a guest apartment with its own kitchen, living room, bedroom and bathroom behind the primary home, accessible via elevator or the patio.

In terms of al fresco features, there’s a pool, deck, outdoor kitchen and lounge area.

“For entertaining, it’s fantastic because you can open up the whole house and the pool is right there as opposed to being down in the yard, away from the house,” Turner commented to Mansion Global.

“To have a pool that’s really integrated into the design of the house is what’s more special about it.”
