I am an owner of a holiday cottage in…

I am an owner of a holiday cottage in the Lakes. The agency that managed our cottage were taken over by Travel Chapter. Since this happened we have noticed a significant decrease in bookings and increase in overheads. It has now reached a point where it is no longer worth our while continuing with letting our cottage as a holiday home so we have given notice and are going to rent it long-term instead.

Travel Chapter have been amazing at…

Travel Chapter have been amazing at getting us bookings. They have also reviewed our properties from time to time as we were getting 5* reviews across the board. We have been very please at the way Travel Chapter have managed us. Kerry Pillinger, our account manager and Helen Symons (recruitment manager) were very professional but friendly. The photos were of high quality and all in all we are very happy being with Travel Chapter and are looking forward to working with them in the year ahead.

Without your help we wouldn’t have done it.

We have been guided through the holiday cottage letting system, with every attention to detail from the whole team. Our questions have been answered when concerns have been raised and dealt with promptly. We are new to this and the hardest thing was asking for help in managing our beautiful cottage. Thank you. I don’t like their practice of taking a…

I don’t like their practice of taking a £250 damage deposit 2 months before the actual stay we will have at the place we’ve booked. No doubt they don’t pass this on to the property owner but just use it as part of their own working capital. I’ve never had to pay such a deposit so far in advance of the stay. It cannot be good practice.

Balgonie retreat, what an amazing house

We have just returned from Balgonie Retreat. What a fantastic house, set in a beautiful village. Well located. The house itself, is exceptionally equipped. Plenty of crockery, and beautiful serving platters to cater for large parties. The children, and “big” kids are well catered for. The pool table which converts to a table tennis table provides hours of entertainment. The kitchen, day room is stunning. The bbq area is lovely and weather was kind. Lucy & Kenny the owners are lovely, and very helpful. We would highly recommend this house, and look forward to returning.

New Holiday Let June 23

We was recommended to The Travel Chapter in June 23 and we have never looked back since. The photos were professionally done and we have had a steady stream of letting income since. Looking forward to 2024.

Travelchapter offered a much higher…

Travelchapter offered a much higher income for my property than their main rival and they were right, they still said they under quoted and my income is now 50% higher than they said and 100% higher than the rival firm offered me. My cottage is fully booked wall to wall which tells me that their marketing is spot on. The staff could not have been more helpful and the app is so easy to use to keep track of who is in and what income is due - they have made life very easy - thank you

Shockingly poor companyp

We are customers who hired a place in Norfolk. Safety, covid rules and contact in keeping with the company rules were not adhered to. Before Christmas we were offered a percentage refund. It is now the 21st January 2022 and no monies have been credited yet. A full payment was paid in good faith. The Complaints Manager, a Ms Jacqueline Mears is unable to facilitate this transaction with the Accounts department. One assumes that they do not communicate efficiently or effectively. DO ÑOT USE.

Hi We started our business this year from the 30th July and have been pretty much booked solid up until now. We have been very happy with the support and service given by Travel Chapter who have been incredibly helpful, especially with the initial set up and advice.

Travel Chapter have been so helpful as we transitioned the guest letting of our family holiday cottage to them. Their advice and guidance has been very useful. Bookings are strong, with almost all of the core lettings period full now. I would highly recommend Travel Chapter to anyone thinking of letting a holiday home, or moving agent.

I have used this company before but apalling customer service

I have used this company before but last month booked Tudor Cottage in Norfolk for a week at nearly £1,200. On arrival Tudor Cottage had not been cleaned and was infested with wasps and other flying insects. In short it was uninhabitable. After many phone calls we were sent to another property which was of a lower standard and for one day less thane we had booked. After that the company did not follow up with us even once after we were moved to the other property. Not one phone call, text or email to see how things were. I have complained and their gesture of goodwill to two “valued guests” (their words) to whom “comfort and satisfaction are of utmost importance” (their words again) was £50. I would suggest you do not use this company.

Awful, awful awful. We booked a holiday through Original cottages, one of the Travel Chapter's brands. They cancelled the holiday home we had booked for 2 weeks next year, several months after we had deliberately booked up early to secure the property we wanted. The property in Beadnell had been sold, yet they failed to inform us it was even on the market. If they had this would have allowed us to have made an informed choice earlier. As an 'alternative' they offered us a much smaller property for pretty much the same price, which was unsuitable. I got the impression they expected us to feel grateful. There was no discount, compensation or genuine apology offered. It was just take it or leave it. Customer service was poor, impersonal and robotic. They really didn't care. We've been left with no holiday now. Very disappointing as we've holiday's in Northumberland for the past 14 years with the same few companies. Customer loyalty does not pay.

100% recommend Travel Chapter

This is our first year of renting our property as a holiday let and so pleased we decided to go with Travel Chapter. The communication and service at every stage has been efficient and effective. We have regular contact with our manager Lee, who makes sensible suggestions to increase bookings and get the best pricing for our property. Since opening early June we have been fully booked and already taking bookings for 2022. We have no hesitation to recommend Travel Chapter to let your property (which we did to a friend and we both received a £200 John Lewis voucher!)

We are very happy to recommend holiday cottages as a letting agent. We have been with them less than a year and they have guided us through the process of letting our barn with great expertise. Brand and performance heavily damaged since management buyout in 2022

We joined TC with a well established holiday let when the company we were previously with (and we loved) was bought by Sykes. We brought a healthy client base with us with many families returning year after year. After the organisational changes at TC in early 2022 the wheels fell off overnight. The behaviour of holiday makers was changing but there was no effective leadership from TC at that time. Staff were promoted but with no training or mentoring for the staff replacing them at the coal face. All in all performance died and we had our worst year ever in 2022. There were many phone calls and emails over the months but TC simply did not have their eye on the ball and miscalculated the entire year, yet refused to accept any responsibility. I'm happy to report we are now with another company and back up to being fully booked.

Outstanding Company

We have been with Travel Chapter for about three years, it was the best decision we made. We have our own property manager 'Sally Thomas' who has been absolutely outstanding. Whenever there has been an issue, her response has always been swift, very helpful and she really could not do more to promote our property. Throughout 'Covid' the company has always done its best for us and the guests, something which I'm sure has not always been easy. We are thrilled with our bookings, fully booked for pretty much the next year. I cannot rate this company highly enough and especially our property manager.

Travel Chapter have done a great job of filling the last seven months completely with some lovely guests in our holiday let, and we seem to have lots of bookings for next year coming in too. Our property manager Chris is brilliant, really supportive if I ever need a question answered, and the lovely booking team seem to work all hours! As an owner of a holiday property Travel Chapter have been useless when communication is urgent. Urgently messaged them 4 days ago and had absolutely no response.I have been letting with an agent for over 20years and communication is the worst it has ever been.They proclaim to look after their owners,in reality it is all words and no action.Very quick to take the bookings, zero action if they are actually required to deal with an urgent problem.No assistance or phone number out of office hours,which in an emergency you need the most.

Great experience so far, no negatives at all.

We have been live for 6 months now and there's nothing I could say to fault the system so far. From booking enquires, to our online dashboard, our guests arrive without any hiccups and thoroughly enjoy their time here. I'm so pleased I signed up at the start of 2023, just wish I had of done it earlier. Looking forward to the next 6 months with you. Keep the bookings coming!

How do you complain?

I booked a holiday with holidaycottages.couk but when I returned I complained to holidaycotages about issues with the house I had booked and that I thought the holiday over priced. I believe all my issues were valid for the price I had paid but the complaint was turned down. I now find that the property I rented was owned by one of the founders and part owners of Travel Chapter. I fear that any complaint is therefore not going to be upheld. My review of the property does not seem to have been put on holidaycottages website.

Very Happy with Travel Chapter

During the past 6 months I haven't had anything to complain about , the travel chapter has done as they promised and have provided us with bookings and positive ones at that. They were very helpful with helping me with providing information and advice when we started up

A very good company to work with

I have only let my two properties recently and chose Travel Chapter because they appeared to offer more flexibility than their competitors and I liked their friendly style. So far everything they advised me would happen has happened and I am very pleased with the level of bookings that I have received. So, it is early days but I only have positive things to say about them and believe I will have a long and rewarding relationship

Not a great start with this company

Be very clear on what you want before you sign up, when thinking of letting your property with travel chapter. The person who came round to see us initially is basically a sales person who gave us false information to sign up. They will add up to 20% discounts to the prices without you consenting, then deny all knowledge of what was said in the initial meeting. When you ask them to turn off the discounts, please be aware there are two different types of discount. I am still waiting to see the documentation that says I agreed to give discounts on my FHL. We have fought for the prices we want and know we can achieve. You wouldn’t have thought the property belongs to us. Everything is a long drawn out negotiation. Staff often take several days to respond. If you let them, they will reduce the prices of your weeks so you make very little, but they still make something, so they don’t care. It’s very one sided and a very dirty way to do business. On the upside we have had plenty of bookings over the summer period and commission isn’t as bad as what Sykes quoted. See what 2024 brings… hopefully I can edit this review eventually with a more positive update.

Broad reach but inflexible systems

We own a holiday let on the South Coast. Letting through Travel Chapter relieves us of the burden of taking bookings ourselves through Airbnb. TC are a large organisation and efficient - but inflexible. Unlike other, more local, agencies, there is no marketing around local events, eg Sussex Bonfires or local festivals. Equally there is no marketing targeted at special interest groups, eg kite-surfing, cycling, RSPB, rambling. Apparently it is not worth their while in terms of the IT input, but this inflexibility is losing bookings/income.

Great for Owners, terrible for Customers

They may well be a great company for owners in the short term but for the Customer every company they acquire goes downhill in terms of service. Have had two experiences as a Customer with a friendly well run smaller group and then again after travel chapter take over. Results , slow and poor communication, withholding deposits for no reason for up to a month extra. To all you owners, you may get a simple service but support the independents who actually care about both the owner and Customer. Travel Chapter have a lot to learn about Customer Service.

Query on improving property enquiries due to lack of bookings was altered to dog friendly fairly promptly. Am concerned with booking levels being only 1week at present!

Helpful and supportive…

Travel chapter have been a fantastic company to rent my holiday home with. From the beginning I have felt very supported and received helpful advice along the way. Any issues have been resolved quickly and efficiently and all the guests have been lovely and very respectful of our property. Thank You Travel Chapter.

Promised a lot delivered very little

Promised a lot delivered very little. “Premium rates, excellent marketing lots of support etc etc. Well. The copy they supplied could have been written by anybody and didn’t mention most of the virtues of the house or the local area. We had to totally rewrite it. The photos were ok but didn’t show the fact that the property is seafront except for a grainy blown up image of the sea view that was clearly an afterthought. The manager never visited the property or met us and had no suggestions to offer about getting ready for lettings. All the 5 star reviews seem to be from 2021 so I can only imagine they were solicited during last years staycation boom. We were not given the pricing structure which was proved to be very low and discounted over the august bank holiday because ’the schools go back the following week’. Beware the buyout clause but it is worth the £500 to get off their books.

A brilliant start to our new business venture.

We joined Travel Chapter in July after being recommended by another owner, and we were both delighted to receive £200 each in John Lewis tokens. Within the first couple of days we had three bookings and since then we have only had a week and a half free up until November. We have really enjoyed letting our beach house to so many lovely people and our guests have all been really happy too so everything seems to be working very well on that score. Our only gripe has been that the office has been so busy that it has been hard to get hold of anybody at times, although I'm sure if it was an emergency then problems would have been dealt with more quickly, and our property manager has always been delightful. Travel Chapter don't claim to be the cheapest, but the fit of the guests to our property seems perfect and we hope for another excellent year next season.

V poor communication your end

So it’s been a nightmare. I’m abroad and cannot take a call due to time difference of 8 hours. I replied immediately to all emails explaining this and confirming I was happy to accept the booking and despite that had 7 missed calls including at 2am and 3am. I then found out by getting my daughter to call that the booking wasn’t going ahead. Then this morning I get an email saying it’s all confirmed for arrival today. I’ve replied immediately- no response so I get my daughter to call AGAIN to be told there is no confirmation. I am so frustrated, stressed, cannot understand what on earth is going on. This is NOT good customer communication at all and I’m v upset to have missed a 12 day booking. I have had other issues as well. There needs to be some response to my experience immediately. Not a happy customer.

Don't be human and make a mistake when you book!

I was booking a holiday and got confused over dates which resulted in me booking the wrong week. I realised immediately and sent them an email as it was a Sunday night. Monday I rang and explained the situation and even though they hadn't received the deposit I was told that I had to pay £75 to change the booking or cancel and probably lose my deposit. There is no cooling off period so be very careful when you book as being human and making a mistake may cost you £75 or a lost deposit. I will never use them again as this is appalling customer service, I appreciate it was my mistake but most people make the occasional mistake.

As an owner I felt their service was terrible, only interested in earning a commission for doing almost nothing. Sad that this company bought so many local agencies who gave a great service and then ruined the service. I have removed my property from them.

One star is too much

One star is too much! We were with Holidaycottages for 14 successful years until the company changed hands. Our new property manager was difficult to get hold of, rarely responded to our messages, unilaterally downgraded our star rating and ignored our holidaymakers’ positive comments. It became obvious that her brief was to dispense with our property. This was curious as up to that point we had a satisfactory business relationship. We are not alone - at least two other cottage owners have had the same experience with this property manager. Very shabby treatment.

Owners Beware

Travel Chapter appear entirely focused on the guest and not upsetting them rather than supporting the owner with (legitimate) complaints.We have let our property for 7 years but are unhappy with the support we have received since Dorset Coastal Cottages was sadly taken over by Travel Chapter. We’ve had guests repeatedly abuse our property and leave it in a disgusting condition and Travel Chapter have never approached any of the guests for an apology or explanation. The booking terms are pointless as the guest can do what they want, break our house rules and there is absolutely no consequences for them- we aren’t even allowed to charge for additional cleaning! We Submitted a formal complaint in writing to Travel Chapter’s CEO (Jane McClure) months ago and HAVE NEVER HAD A RESPONSE, other than an email acknowledging receipt. Since then we have handed in our notice and are now signed up with a new letting company. Appalling treatment.

Mixed results for me

Mixed results for me. I have two cottages, one has been booked frequently, the other has only had 5 bookings in six months and no bookings at all going forward. A complete disaster for my small business. Think I have made a terrible mistake.

Home damaged & no help from Travel Chapter

I rent my property through Travel Chapter. When a recent guest wet our bed so thoroughly it went through to the bed base I thought they might help us out. Not at all. We replaced the bed, base and duvet and gave the room a thorough clean. Not once were we contacted by Travel Chapter. We had to chase at every step. We were told three weeks ago that the guest had been asked to claim on their insurance and give Travel Chapter the claim number to pass on to us. Again we've not heard for weeks now and doubt we will ever get the money back - over £2000 as the subsequent guests could not stay as bed base was not due for a week and they coudn't sleep on a mattress on the floor (fair enough). Travel Chapter have not updated us once on this distressing situation. Our cleaner was horrified and we were lucky she helped to sort it out. This is a home we love and use often ourselves. I would have thought management would get involved when the guests Travel Chapter put forward essentially destroy part of your home, but no. This is not a company I want anything to do with and after this year we will never rent another property through them....Be warned!

booked a hoilday with travel chapter , original cottages everything was fine until we wanted to extend our stay by 2 days we phoned and asked if we could do this they left us five hours before phoning us back to say the owner had approved us staying but the cleaners had refused to clean the cottage that weekend since when have the cleaners had priority over the actual owner needless to say our new years eve weekend is spoilt as we had to go home

Wind Harps Looe - lovely location, terrible facilities and unhelpful and uncaring owner.

Wind Harps Looe. Nice location, terrible property and elusive owner. Sadly, the property was misrepresented and IMHO fraudulently misrepresented. The property was marketed with parking above the house on tarmac with parking permit provided and NO steps to the apartment from the parking. The reality, unsurfaced gravel/dirt land on West Looe Hill, unsecured, wasteland appearance and requiring the use of the 100+ steps of Chapel Ground. Bear in mind the apartments access statement stated NO steps on route to the apartment from the car park, the 100+ steps of Chapel Ground followed by the ascent/descent of West Looe Hill were certainly not expected. It was brought to the attention of the owner and Cornish Horizons upon arrival but they did nothing to resolve the problem. I had to park in Town on four evenings, paying for parking as the parking they did provide was not accessible due to poor design (other vehicles legally parked in their spaces blocked the tiny space given). In fact, the owner applied for planning permission for a car park above the house in October 2022, long before the booking was made, so was fully aware that they did not in fact have the parking they were advertising. The parking above the house was approved for construction AFTER my holiday. This proves the owner has been deceptive in marketing an apartment with a facility that had not yet been approved for construction. Dishonest, of course!. The double bed was life-expired and not usable due to the springs coming through the mattress, this was reported yet nothing was done about it. My partner and I had to sleep apart for the entire week. The owner knew about it yet did NOTHING. The apartment was dirty on arrival and the heating did not work. These issues were raised at several points DURING the stay (I have evidence in the form of call recordings with the owner and Cornish Horizons), yet they continue to state the problems were not raised. This proves further dishonesty on their part. The Travel Chapter's response (after months of correspondence to no avail is this....) I will politely draw your attention to our Literature and Amenities clause of our T&C's Confirmation should be requested prior to booking if there is any particular detail or facility that is important to you. When you make a booking the Holidaymakers accept that minor differences between text/photographs/illustrations in the brochure and on the Website and the actual Property may arise. We cannot accept responsibility should the Property not conform to a Holidaymaker's standards. Companies House Website will help you find any related companies so you can avoid booking with them in the future. If you want my advice, ensure that you book with someone reputable and checkout their reviews and company accounts / status before you do so. Also ensure they're regulated, it appears that The Travel Chapter are not part of ABTA. Update 12.10.2023 - TCC have requested booking reference, it is 6089243 Update 13.10.2023 - booking reference provided, no response from TCC. Update 18.10.2023 - as expected, no response Update 20.10.2023 My complaint was NOT resolved, the travel chapter have said to contact the owner and ttc have washed their hands of it even though the travel chapter misrepresented the apartment. Now pursuing through court action. Update 24 10 23 Thanks to the TTC for providing the call recordings PROVING you were notified of the issues on arrival, perhaps you'd like to refund now considering the growing pack of evidence I now have in my possession?

Avoid Squirrels Acres Whitby AVOID Original Cottages / The Travel Chapter / Yorkshire Holiday Cottages We booked a holiday at Squirrels Acres in Whitby in July, on arrival at 5pm the place was filthy dirty, unhygenic and unsafe. We spoke to the owner who said he 'realeased us of any obligation to pay' the owner spoke to ORIGINAL COTTAGES aka YORKSHIRE HOLIDAY COTTAGES aka THE TRAVEL CHAPTER and told them the same. Original cottages offered us another place to stay but whilst sorting this out they closed and I couldn't get in touch - they left a telephone message to tell us we could have another place at an extra £130 but the message was left at 8:03pm - I called back at 8:05pm but the helpline closed at 8pm!! We where forced to stay the night (we couldnt' afford to get a hotel for 2 adults 1 child and a dog!) or drive another 4hours home (exhausted, emotionally and physically after working all hours available to afford the holiday in the first place ( I am a cleaner my husband is a carer) Whilst showing the owner the issues, my 12yr old son drank a can of lemonade that I presume a previous holiday maker had left in the fridge and opened a 2 pint of milk that had been left there too (we cidn't notice this at the time) We stayed the night (lying on top of the bed on our dressing gowns) drove home the next day - the 'complaints manager' Carolyn who I dealt with via email was obtuse, obstructive and unhelpful - refused a refund and paid a £120 'goodwill gesture' into our account before informing us of this or asking if we wanted to accept it. She didn't answer any of our questions but instead accused us of 'consuming the items left in the fridge' and then went on to say 'Please understand that the rental agreement is solely between you and the property owner. As such, our agency cannot provide any further assistance in this matter'. So booker beware - if you book with them, even though the property bares no relation to the website pictures and ORIGINAL COTTAGES / YORKSHIRE COTTAGES/ THE TRAVEL CHAPTER advertise the properties for a fee on their website - they will not help or refund your money. I do have pictures - I suggest if anyone wants to see the ACTUAL pictures of Squirrels Acres in Whitby advertised by Original Cottages that they check out the reviews for that property on the other well known review site that starts with Trip and ends with advisor! Happy to be contacted by anyone who wants the link to my google drive pictures or a copy of the email communication between myself and Original Cottages.

This is Travel Chapter who have the most advanced automated response is space craft Quality it is so Human its out of this world, Replys just like a HUMAN couldn't even tell it was automated it even puts you on hold, then comes back with a answer straight away it's so Extremely Grate so Grate must have cost a Few million pounds plus for a system like yours Could not believe what I was hearing sounded HUMAN DID SAME AS HUMAN AS STATED PUT ME ON HOLD WHILE IT CHECKED WITH BUDE HOTEL ABOUT DISABLED ACCESS AND REPLIED NONE 9 STEPS YOU MUST HAVE MORE MONEY THAN THE BANK OF ENGLAND.

Avoid Squirrels Acres Whitby AVOID Original Cottages / The Travel Chapter / Yorkshire Holiday Cottages We booked a holiday at Squirrels Acres in Whitby in July, on arrival at 5pm the place was filthy dirty, unhygenic and unsafe. We spoke to the owner who said he 'realeased us of any obligation to pay' the owner spoke to ORIGINAL COTTAGES aka YORKSHIRE HOLIDAY COTTAGES aka THE TRAVEL CHAPTER and told them the same. Original cottages offered us another place to stay but whilst sorting this out they closed and I couldn't get in touch - they left a telephone message to tell us we could have another place at an extra £130 but the message was left at 8:03pm - I called back at 8:05pm but the helpline closed at 8pm!! We where forced to stay the night (we couldnt' afford to get a hotel for 2 adults 1 child and a dog!) or drive another 4hours home (exhausted, emotionally and physically after working all hours available to afford the holiday in the first place ( I am a cleaner my husband is a carer) Whilst showing the owner the issues, my 12yr old son drank a can of lemonade that I presume a previous holiday maker had left in the fridge and opened a 2 pint of milk that had been left there too (we cidn't notice this at the time) We stayed the night (lying on top of the bed on our dressing gowns) drove home the next day - the 'complaints manager' Carolyn who I dealt with via email was obtuse, obstructive and unhelpful - refused a refund and paid a £120 'goodwill gesture' into our account before informing us of this or asking if we wanted to accept it. She didn't answer any of our questions but instead accused us of 'consuming the items left in the fridge' and then went on to say 'Please understand that the rental agreement is solely between you and the property owner. As such, our agency cannot provide any further assistance in this matter'. So booker beware - if you book with them, even though the property bares no relation to the website pictures and ORIGINAL COTTAGES / YORKSHIRE COTTAGES/ THE TRAVEL CHAPTER advertise the properties for a fee on their website - they will not help or refund your money. I do have pictures - I suggest if anyone wants to see the ACTUAL pictures of Squirrels Acres in Whitby advertised by Original Cottages that they check out the reviews for that property on the other well known review site that starts with Trip and ends with advisor! Happy to be contacted by anyone who wants the link to my google drive pictures or a copy of the email communication between myself and Original Cottages.

This is Travel Chapter who have the most advanced automated response is space craft Quality it is so Human its out of this world, Replys just like a HUMAN couldn't even tell it was automated it even puts you on hold, then comes back with a answer straight away it's so Extremely Grate so Grate must have cost a Few million pounds plus for a system like yours Could not believe what I was hearing sounded HUMAN DID SAME AS HUMAN AS STATED PUT ME ON HOLD WHILE IT CHECKED WITH BUDE HOTEL ABOUT DISABLED ACCESS AND REPLIED NONE 9 STEPS YOU MUST HAVE MORE MONEY THAN THE BANK OF ENGLAND.
